Washer Leak Source Isolation and Repair
Purpose
A wet floor under a washer is one complaint with eight plausible sources, and most of them only leak while the machine runs, which is the one condition under which nobody is watching it. So shops guess. A hose gets replaced, the floor stays dry two weeks because the customer ran short cold cycles, and the call comes back with a stained ceiling.
This standard locates the source by running the machine one phase at a time against a cabinet that has been dried and witnessed, condemns a part on where and when water appeared rather than on what looks worn, and verifies dry at the phase that leaked. It also splits the appliance fault from the building fault, the finding that decides who pays for the ceiling.
Scope
Residential and light-commercial top-load and front-load washers on a water-on-the-floor complaint: supply stops and hoses, the inlet valve body, the dispenser housing, the door bellows or lid seal, tub-to-pump hoses, the pump body and seal, the tub seal, the drain connection.
It does not cover a no-drain complaint, a no-fill or wrong-temperature fill, or the teardown once the phase runs condemn a tub seal, each named in the References. Wet building materials are a restoration scope, and anything upstream of the stops is plumbing.

Before the machine is moved or energized
Water plus electricity is why this call isolates first. Unplug and keep the plug in sight, or open and hold the branch breaker where the receptacle is unreachable. The cord-and-plug provision at 29 CFR 1910.147 holds only while the plug stays under the exclusive control of the person servicing the machine, so a plug back out of sight counts as live. Where the panel is the isolation point, work practices are 29 CFR 1910.333(b)(2), written for qualified persons under 1910.332, and anything called dead is proved on a known live source before and after, per NFPA 70E-2021, 120.5. If nobody on site is qualified, that part goes to an electrician and the rest of the visit waits on it.
Wash water is graywater and it opens three routes. Contact takes nitrile gloves, ingestion takes no eating or touching your face until you have washed, and a released hose aerosolizes it, so eye protection stays on and you stand out of the plane of any clamp. A hot cycle leaves the sump able to scald, so touch the outer hose first and wait. The residue packed in the dispenser and boot folds is concentrated detergent and bleach rather than dirty water, so it is rinsed into a bucket, never wiped with an acid descaler (that combination releases chlorine gas in a small room, an inhalation route no glove addresses, and the response is everyone out with the door open), and the product label governs dilution and PPE as the legally binding direction.

The procedure
Isolate power and water, and confirm both. Unplug with the plug in sight, or hold the branch breaker open, then close both stops; where water is running on arrival, the stops close first. Acceptance: the plug is in your hand or the breaker held open, and cracking a fill hose at the tap gives a dribble that stops. Wrong is a stop that keeps running, which ends the water work until a plumber replaces it. Hazard is a hose released at line pressure, so turn the coupling away from your face, eye protection on.
Record the damage before you add water to it. Photograph the floor, wall base and ceiling below, then read moisture at two points on the same material: a dry reference a few feet away, and the wettest spot. Acceptance: both numbers written with the reference named, since the scale is comparative and one reading proves nothing. Stop rule: staining or sag below means restoration is offered in writing before any cycle runs, and a decline is recorded. Hazard is the urge to open the assembly, so nothing wet is cut, sanded or lifted today: disturbing wet gypsum aerosolizes mold growth, which needs a restoration contractor's controls.
Dry to a witnessed dry, set six witnesses, then test the supply side cold. Towel the base pan, pump area and floor until fresh paper comes up dry, then lay dry paper at six positions: front-left foot, front-right foot, filter door, rear tub-to-pump hose, rear inlet valve, standpipe base. Leave the machine idle and unplugged with the stops open two minutes, then read static pressure at the laundry hose bib with nothing else drawing water. Acceptance: all six papers dry after those two minutes, no bulge or rust at a crimp, static pressure at or below 80 psi. Wrong is a damp rear paper with the machine off: a seeping valve or hose washer, the one fault here that can flood an empty house. Stop rule: above 80 psi the adopted plumbing code requires a pressure reducing valve (IPC 604.8, or UPC 608.2, in the edition your jurisdiction has adopted), so the hoses are still replaced and the pressure goes to a plumber. Hazard is a gauge blown off a hose thread, so hand tight plus a quarter turn, and open the stop slowly.
Run the phases in order and stop at the first one that wets a witness. Restore power with the base dry and run fill alone, then wash or tumble five minutes on a loaded tub, then drain, then a full spin, reading all six witnesses between phases and logging each dry or wet. Acceptance: each phase completes with all six witnesses dry and no rise at the standpipe rim; a phase that wets a witness is the finding, and the table above names its candidates. Wrong is running the whole cycle at once, which spreads water and destroys the evidence; where nothing reproduces, repeat at the load, temperature and cycle the customer says it leaks on. Stop rule: at the first wet witness the run ends, later phases are recorded unproven, and step 6 clears them. Hazards run per phase: hands out of an energized cabinet during fill, the door shut until the drum has fully stopped before any bellows is touched, and nobody between cabinet and wall while it spins.
Repair the condemned part and close everything you opened. Fit the part with fresh seals or clamps per the tech sheet, then replace every fastener, hose, clamp and the ground conductor on the stud it came off. Acceptance: fasteners out equals fasteners back in, clamps beyond finger tight, the bellows weep hole at the bottom and clear, the outer spring seated in its groove all the way round. Wrong is a boot lip pinched under the clamp, which weeps only under load and reads as a new fault next visit. Stop rule: cracked or stripped hardware is replaced rather than sealed, and a part not on the truck leaves the machine unplugged with the stops closed, the customer told not to run it, and the return dated. Hazard is a spring clamp released toward the face, so the tool sits square to the groove with eyes protected.
Restore water then power, and verify at the phase that leaked. Open the stops unplugged, check the connections dry, towel the base, plug in, and run a full cycle at the hottest setting the customer uses, fresh paper at all six positions. Acceptance: all six dry, no error code, and the protective function you disturbed proved working, meaning the GFCI serving the laundry receptacle trips on TEST with the machine stopping and resets with it restarting (NEC Article 210, in the adopted edition, requires GFCI protection of dwelling-unit laundry areas), or continuity from cabinet to ground pin where there is no GFCI. Stop rule: any wet witness returns the job to step 4, and a device that will not trip or reset is an electrical handoff. Hazard is the restore itself, energy and water back together with the customer nearby, so they stay at the room door until it runs clean.
The record this produces
- Isolation and damage on arrival: how power was isolated, whether both stops seated, the two meter readings with the dry reference named, what is below the room, and whether restoration was offered and accepted or declined.
- Phase results and condemnation: dry or wet per phase, which witness caught it, and the part condemned with the phase plus location that condemned it.
- Supply side: hose type and age, static pressure with the ceiling it was compared against.
- Verification and disposition: the cycle run, all six witness results, the GFCI or continuity result, and any building item left open with a dated return check.
The phase field settles arguments: "dry through fill, wet at the front-left foot four minutes into tumble" is a finding, and "found leaking" is an opinion.
One run of this procedure, filled in

- Steps 1 and 2: unplugged with the plug in sight, both stops closed and confirmed at the tap. Dry reference on the same subfloor three feet away read 11 on the meter's relative scale and the wettest point at the front-left foot read 38, so 38 minus 11 is 27 points above reference on a comparative scale with no units. Ceiling stain below about the size of a dinner plate, photographed, restoration offered and declined.
- Step 3: this step failed. All six papers stayed dry over the two idle minutes, so no supply-side seep. Both fill hoses were original reinforced rubber at four years, one bulged behind the crimp, and both were replaced with braided stainless. Static pressure read 92 psi, 12 psi above the 80 psi ceiling in the adopted code, so the stop rule was taken: the pressure reducing valve is a plumbing scope, handed off as an open item.
- Step 4: fill ran 2 minutes 30 seconds, all six witnesses dry. Tumble put water on the front-left witness at 4 minutes with the door glass dry, so the run ended there and drain and spin were recorded unproven. Lip rolled back with the drum stopped and drained: a tear about 1/8 in long at the 5 o'clock position of the bellows, hairpin still in the fold. Bellows condemned on phase plus location.
- Step 5: new bellows, outer spring seated all the way round, weep hole clear, eleven fasteners out and eleven back in, ground conductor onto its stud.
- Step 6: full cycle at the hot setting the customer uses, all six witnesses dry, no error code, so drain and spin cleared too. The receptacle is GFCI: it tripped on TEST with the machine stopping, reset, and the machine restarted. Floor re-metered at the same two points, reference 11 and previously wet point 34, so it moved 4 points in one visit, which is a datum and not a drying trend.
Complete on the appliance, open on the building, and the ticket says which is which.
