Commercial Night Route Service Standard
Purpose
On a night route the binding constraint is not how clean the carpet gets. It is that every space is locked, armed and walkable when its first keyholder arrives, and that the tech who did it got home. A shop can clean beautifully and still lose the account over a false alarm at three in the morning, a damp lobby at open, or a back door found unlocked by a manager. This standard fixes how stops are ordered, what has to be verified before the shift starts, what happens at a keypad that will not take the code, and what proves a stop was secured. It applies to offices, small retail, small restaurants and multi-tenant suites, which are the stops a van actually runs.
Scope
Covers the route from shift planning through the last stop's security check, on unoccupied commercial space serviced outside business hours.
It does not choose the cleaning method. Encapsulation, bonnet and extraction selection for commercial carpet is owned by the decision-matrix cards on this shelf, and this SOP consumes whatever the account spec names. It does not cover a hospitality property's nightly corridor program, which has its own SOP, and it does not cover occupied daytime commercial work or restoration.

Procedure
1. Order the route by opening time, earliest first. The stop whose keyholder arrives soonest gets the most drying margin, so it is cleaned first, regardless of where it sits geographically. Acceptance: a route sheet listing each stop with its earliest keyholder arrival and its dry-by deadline, sorted earliest arrival first. Wrong looks like a route ordered by drive time, which puts the 6 am stop at 4 am. Stop rule: if two stops cannot both meet their deadlines in one shift, the later-opening one moves to another night before the shift starts, not at 3 am in a parking lot. Hazard: none, this is planning at a desk.
2. Verify credentials before the van leaves. For every stop, confirm the current alarm code, the account's verbal password with the monitoring company, the monitoring company's number, the keyholder's number, and which key on the ring it is. Acceptance: all five present on the route sheet for every stop. Wrong looks like a route sheet with a code and nothing else, which leaves the tech with no move when the code fails. Stop rule: a stop missing its verbal password or monitoring number is not attempted; it is rescheduled, because a tech who trips an alarm and cannot verify by password gets a police response. Hazard: none here, but keys are tagged by number only and never by address, so a lost ring is not a map to unlocked buildings.
3. Arrive, disarm, and confirm the space is empty before anything comes off the van. Park under light, keep the exterior door locked behind you, disarm within the entry delay, then walk the space and confirm nobody else is in it. Text the arrival. Acceptance: system disarmed and showing ready, space walked, arrival text sent. Wrong looks like propping the exterior door open to run hose, which is both a security breach and how someone follows you in. Stop rule: if the code fails, do not stand at the keypad trying variations; leave the building, let the alarm do what it does, and call the monitoring company from outside with the verbal password. Hazard: this is lone night work, so if you find a person in the space you do not approach or challenge them, you leave immediately and call from the vehicle or from across the lot, and if you cannot leave through the door you came in you use another exit rather than going back past them.
4. Set the exclusion and protect what the client will need at open. Walk the stop, note anything already damaged, cover or move what the spec allows you to move, and set wet floor signage at every entrance the morning staff will use. Acceptance: signage placed at each staff entry point and every hard-floor transition identified. Wrong looks like signage placed only where you are currently working, then collected before you leave. Stop rule: signage that must stay past your departure stays, and the route sheet records where, so the shop can answer for it if someone falls. Hazard: you are now working alone at night, so the check-in cadence is live from here: a text at arrival, a text at departure, and the supervisor calls if a check-in is more than 30 minutes late.
5. Clean to the account's spec, and to its circuits. Run whatever method the spec names. Choose receptacles deliberately: never plug a machine or an air mover into a circuit serving refrigeration, walk-in coolers, freezers, servers or security equipment, because tripping it at 2 am spoils product or takes down a system with nobody in the building to notice until open. Acceptance: method matches the spec, and the circuits used are noted on the stop log. Wrong looks like using the nearest outlet in a restaurant, which is often the one feeding a prep cooler. Stop rule: if the only reachable receptacle serves refrigeration or life-safety equipment, you run a cord from another circuit or you skip that area and log it. Hazard: chemistry per label, which is the legally binding instruction for use, ventilated, with the glove the label names for contact and the understanding that a glove does nothing about an aerosol; in a restaurant, nothing is sprayed toward a food-contact or prep surface, and any surface you do reach gets covered first and the manager is told in the log. And if a product does get onto a prep surface, it is cleaned and sanitized to the account's own food-safety procedure and reported that night rather than left for the morning crew to find.
6. Check the dry-by gate before you accept the stop as done. Shop default is that the last wet pass ends at least 90 minutes before the earliest keyholder arrival, and that a release read is taken against a baseline in uncleaned carpet in the same space. Acceptance: last wet pass time recorded, and the release read inside the per-reading gate the drying and air mover placement standard sets, each of three readings within 5 points of that baseline, before departure. Wrong looks like judging by hand on a dark sales floor. Stop rule: a failed read means air movers stay and the keyholder is called that night, not messaged at 6 am; and once movers are committed to a stop, any later stop in the route that needed them is rescheduled rather than run short. Hazard: cords and circuits per the drying standard, plus a damp floor in a dark building, so keep your own walking route on the dry side and take signage with you rather than stepping around it.
7. Secure, arm, and prove it. Restore anything you moved, collect what stays with you, walk every exterior door and check it physically rather than by sight, then arm the system and wait outside long enough to confirm it took. Photograph the armed panel and the locked entry door. Acceptance: every exterior door confirmed by hand, panel photographed showing armed, and the departure text sent. Wrong looks like arming and leaving before the exit delay finishes, which cannot tell you whether a zone was faulted by a door you left open. Stop rule: a system that will not arm because of an open zone means you go back in, find the zone, and fix it; you do not leave a building unarmed and you do not bypass a zone to make the panel accept it. Hazard: this is the last thing you do before walking to a vehicle alone in an empty lot, so have keys and phone in hand before you step out, and the departure text goes before you drive rather than at the next stop.
8. Log the stop and route the exceptions the same night. Each stop gets a log entry before the van moves. Acceptance: entry complete with times, method, circuits, dry-by result and anything deferred. Wrong looks like reconstructing four stops from memory at the end of the shift. Stop rule: anything deferred, skipped or damaged goes to the on-call supervisor that night, so the account hears it from the shop before the morning crew finds it. Hazard: none, but do it parked rather than driving.
The record this produces
Per stop: arrival and departure times with the check-in texts, disarm and arm confirmations with the armed-panel photograph, the method run and the areas covered, the circuits used, the last wet pass time and the release read against baseline, where signage was left, and anything deferred with the reason. Route-level: the earliest keyholder time each stop was planned against. When an account asks why their lobby was damp at open, that record either shows a wet pass ending inside the gate with a passing read, or it shows the shop cutting the gate.
Worked pass
A three-stop route. Retail sales floor, 1,800 sq ft, earliest keyholder 6:00 am, quarterly restorative extraction due. Dental office, earliest keyholder 7:00 am, interim encapsulation. Restaurant dining room, earliest keyholder 9:00 am, interim encapsulation. Step 1 orders them retail, dental, restaurant, earliest arrival first, and sets the retail dry-by deadline at 90 minutes before 6:00 am, which is 4:30 am. Shift starts at 9:00 pm.
Step 3 fails at the retail stop. The code on the route sheet is refused twice at the keypad, and the tech does not try a third variation. He leaves the building, calls the monitoring company from the lot with the account's verbal password, and learns the store manager changed the code four days earlier without telling anyone. The monitoring company reaches the keyholder, who provides the new code, and the tech is inside at 2:30 am.
That entry time kills the restorative pass, and the arithmetic is the reason. The shop tracks extraction at about 600 sq ft per hour of wand time and encapsulation at about 1,500 sq ft per hour, both its own measured rates. Extraction on 1,800 sq ft is 1,800 divided by 600, which is 3.0 hours, so starting at 2:30 am the last wet pass lands at 5:30 am, a full hour past the 4:30 am deadline. Encapsulation on the same floor is 1,800 divided by 1,500, which is 1.2 hours, or 72 minutes, landing at 3:42 am with 48 minutes of margin against the deadline.
So step 6's gate decides it before step 5 begins. The restorative is deferred, the interim encapsulation the account spec allows as its fallback runs instead, and the deferral goes to the on-call supervisor that night under step 8 rather than surfacing as a missed quarterly three weeks later.
The dental and restaurant stops run clean. Both take a release read against baseline in an uncleaned area of the same carpet, both pass, and at the restaurant the machine runs off a lighting circuit in the dining room after the tech traces the nearest receptacle to the prep cooler and leaves it alone. Step 7 at each stop walks every exterior door by hand, arms the panel, waits for the exit delay to finish, and photographs the armed panel.
The one thing that made the night recoverable was step 2. The verbal password was on the route sheet, so a failed code became a fifteen minute phone call instead of a police response and a lost account.
