How to Perform Flood + Water Restoration

Why this matters

Water + flood restoration is the highest-revenue + highest-stakes adjacent service to carpet cleaning. A single residential water-damage call is worth many times a routine cleaning ticket, and it runs for days instead of hours. Insurance pays most of it. The skill set is adjacent to carpet cleaning but the protocols + certifications are distinct. This is the working overview.

Water damage categories (IICRC S500)

Category 1 - Clean water:

  • Sanitary water at source (broken supply pipe, overflow tub)
  • Becomes Cat 2 after 24-48 hours
  • Cat 1 if mitigation starts within 24 hours

Category 2 - Grey water:

  • Significant contamination (dishwasher overflow, washing machine, urine)
  • Can cause illness if ingested
  • Becomes Cat 3 after time

Category 3 - Black water:

  • Sewage backup, river flood, storm surge
  • Pathogens, chemicals, debris
  • Requires removal of all porous materials touched

Identify category at first visit. Insurance + customer-side scope differs dramatically.

Class of damage (extent)

Class 1: least water absorption. Under 5 percent of the combined floor, wall and ceiling surface area in the space is wet, and mostly low-porosity materials Class 2: roughly 5 to 40 percent of the combined floor, wall and ceiling surface area is wet Class 3: more than 40 percent of the combined floor, wall and ceiling surface area is wet Class 4: deeply held or bound water in low-evaporation materials (hardwood, plaster, concrete, stone) requiring specialty drying

Procedure

Step 1: Initial response

Hours after water event matter:

  • Within 24 hours: mostly recoverable
  • 24-72 hours: mold germination starts
  • 72+ hours: extensive remediation often required

Customer often calls 911 (false alarm OR water alarm), then insurance, then service.

  1. Inspection + assessment
  2. Categorize (Cat 1, 2, 3)
  3. Identify class (1-4)
  4. Document everything (photo, video, moisture readings)
  5. Stop water source (or coordinate with plumber)
  6. Initial assessment to customer + insurance

Step 2: Extract standing water

  1. Truck-mounted extractor (carpet cleaning extractor adequate for clean water)
  2. Pump down to surface level
  3. Extract from walls, baseboards, hard surfaces
  4. Continue until water no longer flowing

Step 3: Damaged content + carpet removal

For Cat 1:

  • Carpet usually salvageable with drying
  • Pad usually replaced
  • Walls dried in place

For Cat 2:

  • Carpet usually salvageable
  • Pad always replaced
  • Walls dried; cut + replace if heavily affected

For Cat 3 (sewage):

  • Carpet + pad REMOVED + disposed
  • Drywall 12-24" up removed
  • Subfloor inspected + replaced as needed
  • All porous materials touched: throw away

Step 4: Dry

Industrial drying equipment:

  • Air movers (axial fans): blow air across surfaces for evaporation
  • Dehumidifiers: remove moisture from air
  • Heat dryers: warm air accelerates evaporation
  • Pad drying: special pads with vacuum suction

Setup based on room size + class:

  • Class 1: 1-2 air movers, 1 dehumidifier
  • Class 2: 4-8 air movers, 2 dehumidifiers
  • Class 3: 8-15 air movers, 3-5 dehumidifiers, possibly heat
  • Class 4: same as Class 3 plus specialty equipment

Drying time: 2-7 days typical.

Step 5: Monitor + document

Daily visits:

  • Moisture meter readings on all surfaces (target: under 16% wood, under specific thresholds for materials)
  • Photographs
  • Customer signature
  • Equipment adjustment

Monitoring documentation is critical for insurance.

Step 6: Remove equipment + final inspection

Once moisture targets met:

  • Equipment removed
  • Final moisture readings
  • Final photographs
  • Customer signs completion
  • Insurance documentation

Step 7: Reconstruction handoff

After drying:

  • Carpet replacement if needed
  • Drywall + paint
  • Flooring
  • Hand off to general contractor or coordinate

Some restoration companies do reconstruction; many subcontract.

Insurance interaction

Most water restoration is insurance-paid:

  • Coverage: depends on cause (sudden + accidental vs slow leak vs flood)
  • Some causes excluded (flood often separate flood insurance)
  • Customer files claim; adjuster visits
  • Restoration company provides estimates + photos
  • Some insurance assigns benefits directly to restoration company

IICRC certifications required

Industry standards:

  • WRT (Water Damage Restoration Technician): entry-level
  • ASD (Applied Structural Drying): drying specialist
  • AMRT (Applied Microbial Remediation Technician): mold-related
  • FSRT (Fire + Smoke Restoration): adjacent specialty
  • IICRC Master: top-tier

Each is a 16 to 40 hour course plus an exam fee, and each carries annual continuing education to stay current.

For business: at least one tech IICRC-certified per restoration job.

Equipment investment

Restoration equipment:

  • Air movers: cheapest item on the list per unit, but you need 6 to 15 for a typical residential loss, so the count is what costs you
  • Dehumidifiers: several times an air mover each, and you need 2 to 5. This is the largest line in the kit
  • Moisture meters: one pin-type and one non-invasive, both inexpensive relative to the dehumidifiers, and both non-negotiable because they are what the insurance file rests on
  • Thermal camera: mid-range item; it finds hidden moisture behind wall surfaces faster than probing does
  • Pad drying (floor mat) system: specialty, buy it when hardwood and Class 4 work starts showing up, not before

The dehumidifiers and the air-mover count set the number. Lease or rent for the first few losses and for surge capacity; equipment sitting in the shop between jobs earns nothing.

Common pitfalls

  • Wrong category assessment: under-treating Cat 3 = mold + lawsuit
  • No documentation: insurance disputes coverage
  • No moisture meter readings: customer claims still wet days after equipment removal
  • Skipping mold inspection at saturated drywall: contractor finds mold during rebuild
  • Inadequate drying time: hidden moisture causes problems later
  • Hidden moisture in wall cavities: removed equipment + later mold found
  • Customer DIY interim: damp carpet sat for days = mold = much bigger scope

  • Stop work
  • Contain area
  • Recommend mold remediation specialist
  • AMRT certification required
  • Separate from water restoration scope

  • Underbidding: lost money + commitment for the job
  • Not getting insurance approval before starting: customer pays out of pocket
  • No daily monitoring: customer doesn't see progress
  • Removing equipment too early: hidden moisture
  • No follow-up: customer thinks issue persists
  • Wrong restoration scope quoted: customer dispute

Safety considerations

Water restoration safety:

  • PPE for Cat 2 + 3 work: respirator, gloves, eye protection, dispose disposable clothing
  • Electrical safety (water + electricity)
  • Biohazard for Cat 3 (pathogens; disposal protocols)
  • Customer + family relocation during heavy work
  • Sharps + nails + screws in dried-out subfloor
