Water Damage Classifications & Response

Overview

When a water event occurs (broken pipe, appliance overflow, weather intrusion), the IICRC S500 standard defines specific CLASSES of water damage. Each class requires a specific response. A standard carpet cleaning shop is typically equipped for Class 1 + 2 work; Class 3 + 4 typically requires water damage restoration specialty. Knowing where the boundary is protects both the customer + the shop.

Specifications - IICRC Water Damage Categories

Category 1 - Clean water:

  • Source: broken supply line, supply leaks, rainwater, melting snow
  • Contains no significant contamination
  • Standard cleaning + drying approach
  • Most common residential event

Category 2 - Greywater:

  • Source: discharge from dishwashers, washing machines, toilet bowl URINE only, sink overflow
  • Contains potentially-pathogenic contamination
  • Requires antimicrobial treatment + specialty drying
  • Some carpet + pad replacement likely

Category 3 - Blackwater:

  • Source: sewage backup, fecal matter, ground surface water in storm flooding
  • Highly contaminated; serious health hazard
  • IMMEDIATE BIOHAZARD response required
  • Almost always requires carpet + pad replacement
  • Wall cavity affected by Cat 3 = drywall removal + remediation
  • ALWAYS refer to certified water damage restoration company

Specifications - IICRC Water Damage Classes (Scope/Size)

Class 1 - Smallest:

  • Least water absorption and evaporation load; under about 5 percent of the combined floor, wall and ceiling surface area in the space absorbed moisture. Often part of one room, low-porosity materials
  • Drying typically 24 - 48 hours
  • Minimal equipment needed
  • Standard cleaning shop equipped to handle

Class 2 - Moderate:

  • Significant water absorption and evaporation load; roughly 5 to 40 percent of the combined floor, wall and ceiling surface area absorbed moisture
  • Walls absorbed some water (up to 24")
  • Drying typically 48 - 72 hours
  • Air movers + dehumidifier needed

Class 3 - Largest:

  • Greatest water absorption and evaporation load; over about 40 percent of the combined floor, wall and ceiling surface area absorbed moisture, commonly with water having come from overhead
  • Aggressive drying with multiple dehumidifiers
  • Often requires structural drying expertise + equipment
  • Specialty restoration company typically needed

Class 4 - Specialty drying:

  • Hardwoods, plaster, concrete absorbed water
  • Specialty drying methods (heat drying, desiccant)
  • Specialty restoration company required

Standard cleaning shop scope

Most carpet cleaning shops can comfortably handle:

  • Category 1 events (clean water) at Class 1 or Class 2. Category and Class are independent axes and BOTH have to be in scope; clean water spread across most of a house is still a structural drying job
  • Category 2 events at Class 1 only - small + new contamination

Refer to specialty water damage restoration for:

  • Category 3 events (any size)
  • Category 2 events of Class 2+
  • Class 3 + Class 4 events (regardless of category)
  • Water damage covered by insurance claim (insurance prefers IICRC-certified specialists)

Category is not fixed at the moment of the loss. Clean water degrades as it sits, and how fast depends on time, temperature, and what it is sitting in contact with; a warm building with soiled carpet moves faster than a cool slab. A supply-line leak that has been wet for days is no longer safe to work as Category 1, and the judgement of whether it is now Category 2 or Category 3 belongs to whoever is qualified to make it, not to the clock alone. Note also that mold amplification is a SEPARATE condition, governed by S520, and is not what makes water Category 3; you can have mold on a Category 1 loss and grossly contaminated Category 3 water with no visible growth at all. Always consider the TIME factor in classification, and reclassify in writing when you do.

Notes

  • IICRC certification: shops doing water damage restoration as a business line typically have one or more techs certified in Water Damage Restoration (WRT). The certification is valuable for both expertise + customer-facing credibility.
  • Insurance work: Cat 2 + Cat 3 events are typically homeowner's insurance claims. Most insurers prefer IICRC-certified restoration companies.
  • Documentation: photo + moisture meter documentation is critical for insurance work + for shop's professional protection.
