Chimney Masonry Repair Options Reference
Why this reference exists
Chimney sweeps are often the FIRST eyes on failing chimney masonry. The customer hired a sweep; the sweep identifies cracked crown, broken mortar, deteriorated brick, or failed flashing. Selling or referring masonry repair work turns a routine sweep into a job worth several times the visit. This is the working framework for identifying + pricing chimney masonry repair.
Common chimney masonry failures
Cracked crown:
- Concrete/mortar slab at top of chimney
- Cracks from freeze-thaw, age, sun
- Allows water into masonry
- Most common failure
- Repair: crown coat OR crown rebuild
Spalling brick:
- Brick faces popping off
- Water in masonry freezes + expands
- Eventually leads to structural issue
- Repair: re-brick + tuck point the affected area
Failed tuck pointing (mortar joints):
- Mortar between bricks deteriorated
- Allows water + air infiltration
- Reduces structural integrity
- Repair: tuck pointing, scoped by how much of the chimney is affected
Damaged tile flue:
- Clay tile cracked or shifted
- Smoke leaks into structure
- Fire hazard
- Repair: reline OR rebuild (the most expensive line in this article)
Failed flashing:

Crown:

Repair pricing
Price these off your own labor rate, material cost, and access difficulty. What holds across markets is the relative scale, so the list below is expressed against a baseline of one standard sweep with a Level 1 inspection. Access drives everything: a steep roof, a three-story chimney, or a staging setup can double any line here.
Tuck pointing:
- Per linear foot: sold by the foot only on small scopes. Grinding out and repacking joints is slow, careful work, and the setup time swamps the per-foot number on anything under a few square feet.
- Single side of chimney: roughly a half to a full crew day with staging, in the range of a few baseline sweeps.
- Full chimney: one to two crew days, several times a baseline sweep, and the point at which you quote it as a project rather than a service call.
Crown repair:
- Crown coat (cosmetic and sealing): a flexible crown sealant over a sound crown. Half a day or less, roughly one to two baseline sweeps. Buys years, not decades.
- Crown rebuild (concrete poured and cured): form, pour, and cure a proper crown with overhang and drip edge. A crew day, several baseline sweeps, and a return trip to verify cure.
- Full crown replacement: demolition of the old crown plus the rebuild, roughly double the rebuild alone.
Brick replacement:
- Per brick: material cost is trivial; the labor to cut out, clean, and reset a single brick to match is the whole cost. Priced by the hour, with a minimum.
- Small section: half a crew day plus material match, a few baseline sweeps. Matching existing brick and mortar color is the constraint, not the masonry.
- Major rebuild: a crew day or more, and if it goes past a course or two you are quoting a rebuild, not a repair.
Flashing repair:
- Re-caulk and re-attach: a short visit, roughly one baseline sweep. Honest fix when the flashing metal is sound and the counterflashing is simply loose or the sealant has failed.
- Replace flashing entirely: half a day, several baseline sweeps, and it usually requires pulling and resetting shingle courses. Coordinate with a roofer when the roof itself is near end of life.
Chimney rebuild (full):
- Above-roof portion: one to three crew days depending on height and access, an order of magnitude above a baseline sweep. Usually the correct scope when the deterioration stops at the roofline.
- Whole chimney (foundation to top): a multi-day masonry project with staging, and the largest job in this article by a wide margin. Quote it as a construction project with a written scope, a schedule, and a payment schedule.
Liner installation:
- Stainless steel reline (covered in Chimney Types Reference): a day for a straightforward flue, longer with offsets, and priced by flue length plus insulation.
- Cast-in-place: a poured refractory liner formed inside the existing masonry. Two to three times a stainless reline and a multi-day process, because the material has to be pumped and cured in stages. It earns its cost on chimneys that are structurally deteriorated inside, where it rebuilds and seals the flue at the same time, and on offset or odd-shaped flues where a rigid liner will not pass. Runs as a subcontracted specialty for most sweep companies; the equipment and the training are not a side line.
Subcontracting vs in-house
For sweep companies:
In-house masonry:
- Tech + mason crew
- 4-8 hours training mason
- Investment in tools (trowels, mortar bag, mixer)
- Margin: 35-50% on masonry work
Subcontracted:
- Sweep refers to local mason
- Sweep + mason agreement on referral fee
- Standard markup OR commission
- Lower investment; less margin
For most small sweep companies: subcontract. Build relationship with 1-2 reputable masonry partners.
For mid-large sweep: in-house adds margin + scope control.

The single most-overlooked sweep upsell: photograph the crown + flashing + chimney top from the roof during EVERY sweep visit. 80%+ of chimneys have some visible issue. Even a small average recommendation per customer adds up: across a hundred-customer route it is a standing second revenue line on work you are already on the roof to see.
