Deck Finish and Sealer Application

Purpose

Deck finishes almost never fail because the product was wrong. They fail because they went onto wood that was still wet, onto a surface still carrying cleaner residue, or in a weather window that closed early, and the shop that applied them owns the callback either way. This procedure makes the substrate prove it is ready with a number before a can is opened, and makes rag disposal a step with a stop rule rather than an afterthought.

Scope

Covers cleaning, brightening, preparation and application of a penetrating or film-forming finish to a wood deck surface, its stairs, its guards and its handrails, including cure and waste disposal.

It does not cover capped composite or PVC decking, which is not sealed at all: those boards are cleaned to the manufacturer's own instruction, and a penetrating oil on a capped composite leaves a film that peels and can void the board warranty. If the deck is composite, this procedure stops at step 3. It also does not cover structural repair found during prep, which goes back to the office as a scope question.

Procedure

1. Set the weather and surface window before the job is scheduled, and re-confirm it the day before. Read the label for its ambient and surface temperature range, its minimum dry time before rain, and whether it forbids application in direct sun, then check the forecast against that window rather than against the day. Acceptance: forecast inside the label's range for the whole application day, the rain-free interval clear afterward, surfaces out of direct sun at the hour you will be on them. Wrong: reading the daytime high and ignoring the overnight low, which is what leaves a film finish that never coalesced. Stop rule: any part of the window outside the label's range moves the job. Hazard: a deck in afternoon sun runs far hotter than air temperature, so read the board with an infrared thermometer rather than assuming the air reading applies to it.

2. Make the substrate prove it is dry, at every point, not on average. Take moisture readings with a pin or pinless meter at a minimum of five locations chosen for exposure, including the shadiest corner and anywhere a downspout discharges nearby, and back them with a water-drop test. Acceptance: every reading under the label's stated maximum moisture content, and water soaking in within a few minutes rather than beading. The unit of analysis is the individual reading, not the average of the five. Wrong: averaging, or sealing a deck where water still beads because the boards were kiln-dried after treatment and have not opened up. Stop rule: one reading at or over the limit stops the whole application, and a reading exactly at the limit is not under it; re-test after further drying days rather than treating that section separately, because a boundary between sealed and unsealed board shows for years. Hazard: a freshly wetted board is a slip surface, so take the drop test from a stable position rather than at the open edge.

3. Protect plantings, hardware and adjacent surfaces before any chemical is opened. Pre-wet plantings and cover them, mask siding, fixtures and outlets, and bag hardware you do not want etched. Acceptance: every planting in the runoff path wetted and covered, every adjacent finished surface masked. Wrong: covering plants dry, which traps concentrated runoff against the root zone rather than diluting it. Stop rule: if runoff cannot be kept off a water feature or a storm drain, the job does not start until the label's disposal instruction can be followed. Hazard: read section 8 of the SDS before opening anything and wear the eye, skin and respiratory protection it specifies for that product, not what you wore for the last one.

4. Clean, rinse to a verified end point, then brighten only if the product calls for it. Deck cleaners are usually alkaline (a percarbonate or a hydroxide) and brighteners are usually acidic (commonly oxalic acid); two separate steps, full rinse between, never mixed in a container or on a wet surface. Acceptance: cleaner dwell held to the label, rinse continued until runoff runs clear and the surface no longer feels slick, brightener rinsed to its own end point. Wrong: rinsing until it looks clean rather than until it stops feeling slick, which leaves alkaline residue that keeps finish from penetrating. Stop rule: if you cannot confirm the rinse end point, rinse again, because a finish over residue fails within a season and the whole deck has to be stripped. Hazard: never combine a sodium hypochlorite bleach product with an acid brightener, which releases chlorine gas; if both have gone on without a rinse between, everyone leaves the area, the deck is flooded with water from upwind, and nobody returns until the smell is gone.

5. Work the surface mechanically, and control the tool that damages it. Where the label calls for sanding or the grain has furred, sand to the stated grit and vacuum the dust; where a pressure washer is used, keep the fan tip back and moving. Acceptance: no visible furring, no wand tracks, dust vacuumed rather than blown, surface dry again to the step 2 criterion before any finish opens. Wrong: a narrow tip held close, which carves soft early wood from between the grain lines and leaves a board that drinks finish unevenly. Stop rule: a board carved by the washer comes out, or is accepted in writing by the customer as-is, because it will not sand back flat. Hazard: a pressure washer stream can inject through skin, so it is never pointed at a person or used with a hand near the tip, and a gasoline unit produces carbon monoxide and is never run in a screened porch, a garage bay or an enclosed space under the deck.

6. Apply at the label's spread rate, keeping a wet edge board to board. Compute the area, order to the label's stated rate, and apply full-length board to board rather than in patches, back-brushing where the label calls for it. Acceptance: consumption inside the label's spread-rate range for that porosity, no lap marks at board ends, no pooling in end grain or butt joints. Wrong: flooding the surface on the theory that more finish penetrates further, when excess that cannot soak in stays on top, stays tacky and holds dirt. Stop rule: if the deck is drinking far more than the label's range predicts, stop and re-check step 2, because heavy uptake usually means the reading was taken in the wrong place. Hazard: a solvent-borne finish releases vapor, so work upwind, keep the under-deck area unoccupied, and where the SDS calls for an organic-vapor respirator use one under a written respirator program per 29 CFR 1910.134 rather than a dust mask.

7. Hold the cure, then dispose of rags and waste as its own step. Barricade the deck for the label's full cure time, not its dry-to-touch time, and give the customer both numbers. Acceptance: deck barricaded with the release time on the tag, every rag, pad and brush accounted for. Wrong: quoting the dry-to-touch line while the cure line is much longer, which puts furniture back on an uncured finish. Stop rule: nothing leaves the site in a truck bed until rag disposal is done. Hazard: rags carrying a drying-oil finish self-heat and can ignite with no flame source, so lay them flat outdoors on a non-combustible surface until fully dry or submerge them in water in a sealed metal container, and keep solvent waste and oily rags in fire-resistant covered containers until removed from the worksite per 29 CFR 1926.252(e).

The record this produces

One Finish Application Record per deck, filed against the job number. Fields: product name, batch or lot from the can, and the label's stated spread rate and moisture limit; the forecast window checked and the date confirmed; every individual moisture reading with its location, on every attempt including the ones that failed; the water-drop result; cleaner and brightener products, dilution and dwell times; the rinse end point observed; area computed; volume ordered and volume consumed; the resulting spread rate; dry-to-touch and full-cure times given to the customer; how rags were disposed of.

Who reads it later: the crew returning for the re-coat, who need to know what went on and how thirsty the wood was; the office, if the customer reports the finish failing inside the warranty period, because the failed and passed readings are the whole argument; and the supplier, who will ask for the lot and the conditions before honouring anything.

Worked pass

A 16 ft by 20 ft deck with a five-riser stair flight, 4 ft wide, treads 11 in deep and risers 7 in. First finish on treated lumber installed the previous season. Label states a 15 percent maximum moisture content and 150 to 300 sq ft per gallon depending on porosity.

Step 1: forecast holds inside the label's temperature range through the application day with the rain-free interval clear. Pass.

Step 2: FAILS. Five readings at 12, 13, 12, 19 and 14 percent. Four are under the 15 percent limit; the 19 is in the shaded north corner under a downspout discharge. The median of the five is 13, which is exactly why the rule is stated per reading: the average passes and the deck is not ready. Stop rule taken, application postponed, office notified that morning and the customer given a candidate date.

Second attempt, four days later: 12, 13, 12, 15, 13. The corner now reads 15, at the limit and not under it, so it fails again. The downspout extension was moved away from the deck edge at this point, which is the actual cause.

Third attempt, three days after that: 12, 12, 11, 14, 12. Every reading under the limit, water soaking in within about two minutes rather than beading. Pass.

Steps 3 to 5: three shrubs on the runoff side pre-wetted and covered, siding and two fixtures masked. Alkaline cleaner at label dilution and dwell, rinsed until runoff ran clear and the boards no longer felt slick underfoot; oxalic brightener applied and rinsed to its own end point, no mixing at any stage. Light furring on two boards sanded to the label grit and vacuumed, then re-checked against the step 2 criterion and passed.

Step 6: 320 sq ft of deck floor, plus stairs at 5 treads times 4 ft times 11/12 ft, which is 18.3 sq ft, plus risers at 5 times 4 ft times 7/12 ft, which is 11.7 sq ft, so 30 sq ft of stair and 350 sq ft in total. Two gallons ordered. Actual consumption 2.1 gallons, so 350 divided by 2.1, about 167 sq ft per gallon: the porous end of the label's 150 to 300 range and consistent with wood that had finally opened up.

Step 7: barricaded with the full cure release time on the tag rather than the dry-to-touch time. Rags laid flat on the concrete apron until dry, then bagged.

What the pass shows: the job turned on one reading out of five, taken in the corner nobody would have chosen to test. Sealed on the first visit, the finish would have gone over a board at 19 percent, failed in that corner first, and the argument a year later would have been about the product.

When the site does not match this procedure

If the customer supplies the product, record the label's limits in the file and apply them exactly as written; a product you did not choose is still a product you applied. If the customer refuses the postponement in step 2 and asks you to seal anyway, decline and put the refusal and the readings in writing, because the finish will fail and the readings are the only record of why.
