Decking Installation and Fastener Standard
Purpose
The decking layer is the only part of the job the customer inspects at handover and the only part carrying a written material warranty. That warranty is conditional, and every condition lives in the manufacturer's installation instructions: joist spacing, gapping, fastener type, edge distance, ventilation beneath. A board installed by habit rather than by that document performs fine for a season and then buckles at a butt joint, mushrooms around a screw head or streaks with rust, and the manufacturer declines the claim because the install did not follow their instructions.
This procedure exists so the instruction sheet governs the install rather than the crew's memory of the last brand, and so the shop holds the evidence that it did.
Scope
Covers surface decking of wood, composite and PVC on a completed and inspected frame: acclimation, layout, gapping, fastener selection, installation and the handover record.
Does not cover the frame beneath, which the post and beam framing standard owns and which step 1 gates on, nor guards, stairs or stair treads, which the guardrail and stair standard owns. Does not cover under-deck drainage assemblies or rooftop pedestal systems. Where this procedure and a manufacturer's published instruction disagree, the manufacturer's instruction governs and the disagreement goes into the job record.

Procedure
1. Confirm the frame is inspected and the joist spacing suits the product. Read the framing record for the inspection approval and the actual on-center spacing, then read the product's sheet for its required spacing at the intended installation angle. Acceptance: measured joist spacing at or tighter than the product requires, checked at three places, and a signed framing inspection on file. Wrong looks like a composite rated at 16 inches on center perpendicular going down on a 16 inch frame with the boards run diagonally, which most manufacturers derate to 12. Stop rule: spacing wider than the product allows stops the install; add joists or change the product, and do not proceed on the argument that it feels solid underfoot. This is the only point where the frame is still cheap to change.
2. Acclimate and inspect the material before it goes down. Stack the delivery flat on stickers, off the ground and out of standing water, for the period the sheet gives, and sight every board for crown, cup, twist and factory defects. Acceptance: material stored per the sheet, each board sighted end to end, defective boards culled to a separate pile rather than cut up. Wrong looks like a bundle banded flat on wet grass for a week, which sets a cup nothing pulls out. Stop rule: a board with a defect the manufacturer would call out is set aside for a claim, not installed in a low-visibility corner. Hazard: banded bundles release with force when cut, so cut bands at the top of the bundle with the crew clear of the ends.
3. Confirm the ventilation and clearance the product requires. Check the airspace beneath the deck, the clearance from boards to grade or a solid surface, and the drainage below. Acceptance: the clearance and cross-ventilation the sheet requires, measured, and no board bearing on a slab or roof deck without the product's specified sleeper detail. Wrong looks like a low deck with skirting closed in tight, which traps moisture and cups the surface within a season. Stop rule: a ventilation shortfall is solved before decking, by raising the frame, opening the skirt or changing the product; it cannot be solved after boards go down.
4. Lay out the runs and set butt joints over doubled framing. Plan runs so butt joints land only over doubled joists or blocking wide enough to give each board end full bearing and its required edge distance. Acceptance: every butt joint has two independent bearing surfaces, one per board, and the sheet's edge distance is achievable at both. Wrong looks like two board ends splitting a single 1 1/2 inch joist face, which puts both fasteners near an edge and splits one end within a year. Stop rule: a butt joint with no doubled framing under it stops until blocking is added.
5. Set the gaps to the sheet, at the temperature you are installing at. Apply the end and side gaps the sheet specifies, which for most composite and PVC products vary with material temperature at install and with board length. Acceptance: gaps set with a spacer of the specified dimension rather than by eye, and the material temperature recorded so the correct gap column is used. Wrong looks like a full-length PVC board butted tight on a cold morning, which grows into its neighbor and buckles the first hot week. Stop rule: if the gap table needs a temperature you did not take, take it before the first board is fastened; a gap cannot be added afterwards.
6. Select the fastener by the lumber treatment and the exposure, not by what is on the van. Match the fastener and any hidden clip to the product's specification and to the corrosion environment: preservative-treated lumber requires hot-dipped galvanized to ASTM A153 or stainless under IRC R317.3.1, aluminum is not permitted in contact with preservative-treated wood, and coastal or pool exposure moves the call toward stainless. Acceptance: the model on the box matches the model the product's sheet names or lists as approved, and the metal suits both treatment and exposure. Wrong looks like a mixed lot finished with whatever the supplier had, showing up as rust streaking on half a deck. Stop rule: no substitution without writing it into the job record and confirming it against the approved list; a fastener off that list is a declined claim waiting to be filed.
7. Fasten to the specified pattern and depth. Install to the sheet's pattern, which for wood decking is not fewer than two fasteners at each supporting member per the decking fastening provisions at IRC R507.7 in the edition your jurisdiction has adopted, which current editions number R507.7.1, and set heads to the depth the product calls for rather than driving until the gun stops. Acceptance: correct count at every joist, heads flush or at the specified depth with no mushrooming around them, and hidden clips seated so the next board pulls tight without forcing. Wrong looks like an overdriven screw dimpling a composite cap, a warranty exclusion on most caps and visible from the door. Stop rule: an overdriven or off-pattern run stops the install; back the fasteners out and replace the board rather than filling the dimple. Hazard: cutting composite and PVC throws fine dust and heats the blade enough to release fume in the cut, so cut outdoors, upwind, with eye protection and a respirator selected for that dust under the shop's program rather than a nuisance mask.
8. Cut and finish the edges the way the product requires. Cut boards square, seal cut ends where the product requires it, and install fascia and picture-frame details to the sheet's fastening and expansion rules. Acceptance: cut ends treated where required, fascia fastened at the spacing and slotting the sheet gives so it can move, and no fascia pinned tight at both ends of a long run. Wrong looks like a picture frame board screwed hard at both ends, the most common source of a spring in a run on a hot afternoon. Stop rule: a detail the sheet does not describe goes to the manufacturer's technical line before it is built, and the answer goes into the job record with the date and the name of who gave it.
9. Walk the finished surface and check it against numbers. Walk every board and check gaps, fastener lines, flatness and drainage. Acceptance: gaps measured at a sample of at least one joint per board run and matching the specified value, fastener lines straight to a string, no board rocking underfoot, and water running off rather than standing after a hose test. Wrong looks like standing water in a picture frame corner, which is a slope or drainage issue rather than a decking issue and goes back to the frame rather than being sanded. Stop rule: any board that rocks is lifted and the joist or shim beneath it corrected before handover.
10. Register the warranty and hand over the care instructions. File the instruction sheet with the job, register the warranty where the manufacturer requires registration, and walk the customer through the care sheet, specifically which cleaners and what pressure-washing pressure the manufacturer allows. Acceptance: registration confirmation on file and the customer's signature on the care sheet handover. Wrong looks like a homeowner pressure-washing a composite cap above the excluded pressure three weeks after handover and calling it a defect. Stop rule: no handover without the care sheet delivered, because the most common denial on this product line is customer-induced and preventable in this exact conversation.
The record this produces
- Product name, color, batch or lot numbers from the packaging, and the instruction sheet revision.
- Measured joist spacing from step 1 and the framing inspection reference.
- Material temperature at install and the gap column used, with the end and side gap values applied.
- Fastener or clip model number actually installed, the metal, and any substitution with the approval it rests on.
- Any step 8 technical-line answer with its date and the name given, plus the warranty registration confirmation and signed care sheet.
The office reads it the day a warranty claim is filed, and the two fields the manufacturer asks for first are the lot number and the fastener model. The service crew reads the gap column and the material temperature when a customer reports an opened joint, because a joint that grew in winter to exactly the gap the sheet predicted is the system working, not a defect.
One run, including the stop that fired
Job: 16 foot by 12 foot deck, capped composite boards, joists at 16 inches on center, boards perpendicular to the joists, installed on a cold morning with the material well below the sheet's warm-install band.
Step 1 measured joist spacing at three places: 16, 16 and 16 1/8 inches. The product allows 16 inches on center perpendicular, so the layout stood. Had the customer's diagonal-pattern request gone through, the same sheet would have required 12 inches and the frame would have needed added joists first, which is why that question belongs at step 1 rather than at step 4.
Step 5 fired the stop. The crew set side gaps with the specified spacer but butted the end joints tight, because the boards were cold and the ends looked right. Material temperature at install read 41 F. Read off that product's sheet, 41 F lands in its coldest end-gap column, which called for 3/16 inch at the butt joints against the 1/8 inch the crew used out of warm-day habit, so every joint went in at half the gap the sheet required. Nine boards were already down. All nine were pulled at the butt joints, re-gapped to the 3/16 inch the sheet gave for 41 F and re-fastened, at about two hours. Leaving it produces a run that closes up and lifts at the joints in the first hot week, and at that point the fix is replacing boards rather than moving them.
Step 6 held, with the fastener model on the box matching the approved list for that cap, in stainless. Step 7 found three overdriven heads in one run where the gun depth had crept, and those three boards were replaced rather than filled. Step 9 hose-tested clear off the outer edge with no standing water at the picture frame. Step 10 registered the warranty and got the care sheet signed, with the pressure limit read aloud rather than pointed at.
