Exit Sign Inspection and Replacement
Purpose
Keep a building's exit marking compliant across a service call rather than quietly breaking it. An exit sign's compliance lives in three places at once: it is legible from the path someone will actually run down, it stays lit when normal power fails, and there is a record proving both. A tech can satisfy the first, look at a lit sign, and still have made the building worse.
Two failures are routine. A replacement landed on whatever circuit was handy sits on the switched leg, so the corridor switch now turns an exit sign off and nobody notices. And a self-luminous sign thrown in a dumpster is a radioactive device disposed of outside its license.
Scope
Covers inspection, functional testing, and one-for-one replacement of internally and externally illuminated exit signs, AC-only and battery-integral, plus identification and correct routing of self-luminous and photoluminescent signs, in small commercial and multifamily buildings.
Does not cover the annual 90-minute duration test or the illuminance measurement along the egress path, which the Emergency and Egress Lighting Annual Test SOP owns; where signs go, which is the designer's and the AHJ's call on the approved life safety plan; or central inverter and generator-backed emergency systems beyond confirming the sign is connected to one.

Procedure
Walk the egress path and inventory every sign by number and type before touching one. Read each label through the face or from a photograph: AC-only, AC with integral battery, self-luminous (tritium), or photoluminescent, and confirm a UL 924 listing mark. Acceptance: a numbered list where every sign carries a type, a listing mark and a date code, with no entry reading "unknown," and each self-luminous unit's date code compared against the rated life on its own label: past that life it is listed for replacement and transfer under step 7 regardless of how bright it still looks in a dark corridor. Wrong looks like an inventory of quantity only, which is what leaves a tritium unit to be found by a demo crew. Stop rule: a sign with no listing mark is not tested and not repaired, it is listed for replacement. Hazard: this walk crosses occupied aisles and stair landings looking upward, so it runs outside business hours or with a second person watching the floor, and nobody steps backward while reading a face.
Check that each sign is legible from the path someone will actually use. Stand at the far end of the approach and at every branch in the path. Acceptance: externally illuminated signs meet the letter height and stroke width the adopted NFPA 101, Section 7.10 states for new signs, 6 in letters and a 3/4 in stroke in recent editions, with that edition's allowance for previously approved existing signs where it applies; internally illuminated signs meet the dimensions of their own UL 924 listing; and every sign is visible within its marked rated viewing distance, or within 100 ft where none is marked. Pull the adopted edition: these provisions renumber and the existing-sign allowance is edition-specific. Wrong looks like a sign now hidden behind ductwork, a banner, or shelving added at a tenant fit-out, which is the most common finding after any remodel. Stop rule: a required exit with no visible marking from the approach is reported to the building owner in writing the same day rather than scheduled. Hazard: none at this step, it is an observation made from the floor.
Functionally test each sign at its own test means and hold it long enough to mean something. Press and hold the test button, or open the local test switch, for 30 seconds. Acceptance: the sign stays illuminated and fully legible for the full 30 seconds with every element lit, no dimming, no partial letters. Wrong looks like a face that lights, drops noticeably at about ten seconds, and recovers when you release the button. Stop rule: a sign that will not hold 30 seconds is tagged and scheduled for replacement of the battery or the unit before the visit ends; do not record it as tested and pass. Hazard: the test button is at height, so this is a footed ladder rated for the worker and tools with no reach past the rails, and the ladder does not get walked along a corridor.
Verify the source, not just that it works. Identify the branch circuit feeding the sign and confirm it is the circuit serving normal lighting in that area, connected ahead of any local switch, per the unit-equipment provisions of NEC Article 700 in the edition your jurisdiction has adopted. Prove it by operating every local lighting switch in that area, then by opening the branch breaker. Acceptance: the sign stays lit through all local switch operations and drops to battery or the emergency source only when the breaker opens. Wrong looks like a sign that goes dark on a wall switch, meaning it is fed from the switched leg and is not a life-safety device at all. Stop rule: a sign that fails this is a circuit defect and is corrected before sign-off, whatever the lamp is doing. Hazard: opening the breaker drops lighting in an occupied area, so confirm nobody is on a ladder or a stair first.
Isolate before the canopy comes off. Open the branch circuit, lock and tag it under 29 CFR 1910.333(b)(2), and prove dead on a known live source before and after, per NFPA 70E-2021, 120.5. Acceptance: under 1 volt across the supply conductors at the sign on that proved instrument, since induced voltage on a de-energized conductor routinely reads a fraction of a volt. Wrong looks like relying on the sign going dark, which it will not do if it has a battery, and which tells you nothing about the ungrounded conductor either way. Stop rule: supply conductors still live with the identified breaker open means the circuit is not what the panel schedule says; stop and trace before the canopy is opened. Hazard: this is qualified-person work under 29 CFR 1910.332 and 1910.399, and the before-and-after proof is what stops a meter with a blown fuse from reading a clean, believable zero.
Mount the replacement to match the egress direction, and set the chevrons once. Install like for like on the same box and orientation, and knock out only the directional indicator that matches the actual direction of travel. Acceptance: the arrow points the way a person leaving that spot must turn, verified by standing at the approach and reading it, and no unused chevron opened. Wrong looks like both chevrons knocked out, which points an occupant two ways at a decision point. Stop rule: a knockout removed in error makes the face non-compliant and the face is replaced, not taped. Hazard: overhead work with the ladder set square to the box, nobody beneath, and the old unit lowered by hand rather than dropped.
Route a self-luminous sign to its licensee, and never open or discard one. A tritium sign is possessed under a general license at 10 CFR 31.5 and leaves the building only to the manufacturer or another specific licensee, with the transfer documented. Acceptance: a written transfer record naming the recipient and the device's serial and activity from its label. Wrong looks like a tritium unit in the dumpster, which is disposal outside the license. Stop rule: a cracked or broken self-luminous sign stops work in that area; nobody sweeps it, nobody bags it, the area is cleared and the owner's reporting obligations under 10 CFR 31.5 are triggered. Hazard: a broken tritium sign releases tritium gas, an inhalation and ingestion route, so the control is leaving and ventilating the area, not a glove and a broom.
Restore power and re-prove the protective function you disturbed. Remove the lock, close the breaker from the hinge side rather than square in front of the door, then re-run step 4's switch test and step 3's 30-second test on the replaced sign. Acceptance: the new sign lit on normal power, still lit through every local switch operation, and holding full legibility for 30 seconds on battery. Wrong looks like a sign checked only on normal power at handover, which passes every unit whose battery is dead. Stop rule: a new sign failing either re-test is not left in service; the unit or the circuit is corrected before demobilizing. Hazard: re-energizing is where a conductor pinched under the canopy announces itself, so approach the door from the side and keep the customer out of the working space.
The record this produces
One line per sign: number, location, type, listing mark, date code, the step 2 visibility result, the step 3 hold time in seconds, the step 4 result naming the branch circuit and whether it survived the local switches, any replacement with its date, and for self-luminous units the transfer record.
The log stays with the building owner, because the AHJ asks the owner for it and not the contractor. The office keeps a copy so the next tech starts from a list rather than a walk.
Worked pass: nine signs, single-floor office suite, annual visit
Step 1 inventory: 9 signs. Seven are LED AC-with-battery units, one is an older AC-only unit over the rear door, and one over the stair is self-luminous, its label showing a 20-year rated life and a date code 6 years back. All nine carry a UL 924 mark.
Step 2: eight of nine are legible from the full approach. Sign 7 is now behind a soffit built during a tenant fit-out and is not visible from the main aisle. That is reported in writing to the manager that afternoon rather than added to the punch list.
Step 3, the 30-second hold: six of the seven battery units hold full legibility for the full 30 seconds. Sign 4 lights, then loses the right-hand two letters at 11 seconds, which is 19 seconds short of the acceptance, so its stop rule fires and it is tagged for battery replacement on this visit. The AC-only unit over the rear door has no battery and no test means, so it is recorded as untestable and carried as a finding: under step 4 it goes dark with the branch circuit. The self-luminous stair sign has no battery and no test button either, so its acceptance is step 2 legibility, which it met.
Step 4: operating the corridor switches, sign 6 goes dark. It was replaced two years ago on the switched leg rather than ahead of the switch. Under step 4's acceptance it fails, and no replacement sign would have fixed it. Its stop rule fires: sign 6 stays on the ticket until the feed is corrected.
Steps 5 and 6 run on signs 4 and 6. Breaker 9 locked and tagged, instrument proved live before and after, 0.2 V at both boxes against the 1 V acceptance. Sign 4 takes a new battery. Sign 6 is re-landed ahead of the corridor switch, and its single left chevron is confirmed against the direction of travel.
Step 7: the step 1 comparison goes on the line - a date code 6 years back against a 20-year rated life, so 14 years remain and the unit stays in service. The manager is given its serial and activity from the label and the transfer path to the manufacturer now, so the route exists before the sign ever comes down.
Step 8: breaker closed from the hinge side. Sign 6 now stays lit through all four corridor switch operations and holds 30 seconds on battery; sign 4 holds the full 30 seconds. The visit closes with 7 of 9 signs fully compliant, sign 7 open on the owner's side as a visibility defect, the AC-only rear-door unit open as an untestable one, and both corrections dated in the log.
