Gate Fails to Clear Grade After Install: Response
Purpose
A gate that drags at handoff or within its first few days is telling the crew something specific: either the ground along its arc was never fully walked at hang time, or a post is still settling into concrete that hasn't finished curing. Those two causes call for opposite responses, one is a re-hang correction that costs a few minutes, the other is a permanent modification to the gate that should never happen while the post underneath it is still moving. Cutting the gate to clear a settling post produces a gate that's too short once the post stops settling, and that mistake is the one this standard exists to prevent.
Scope
Covers the response from the first report of a grade-clearance failure, at handoff or in the days following, through a verified, closed-out fix. It does not cover the hanging technique itself; Swing Gate Hanging and Hardware Installation Technique and Sliding Gate Track and Roller Installation Technique own the original hang. Procedure
Confirm the failure is a clearance issue, not a sag, by measuring the gap between the gate's bottom edge and the ground or paving surface at three points with a tape, not by eye: at rest (closed and latched), at the midpoint of its arc, and at full open. Acceptance: clearance in inches logged at all three points. Wrong looks like calling it "the gate drags" after watching one swing and never measuring where along the arc it happens, when the location of the drag point is what separates a site-grade cause from a settling post. Stop rule: no clearance figures logged means no cause determination and no remediation choice. Hazard: keep hands clear of the hinge and latch pinch points while swinging the gate by hand for measurement; a gate that catches mid-swing on an unnoticed obstruction can rebound toward the hand holding it.
Check whether either post is still inside its cure window per Fence Post Setting Depth and Concrete's figures, fast-set at 24 hours to full cure, standard mix at 24 to 48 hours initial and 7 days full, and if so, treat this as a settling event and proceed only to step 3; no trim or hardware correction is authorized on a post still inside that window. Acceptance: post age against install date compared to the cure window, logged as within-window or fully cured. Wrong looks like trimming the gate bottom on day two to satisfy a waiting customer, permanently shortening a gate to fit a post that is still going to keep settling for several more days, producing a gate that reads too short once the post stops moving. Stop rule: any trim or hardware work proposed on a within-window post is refused and redirected to step 3. Hazard: none new.
For a post still within its cure window, re-check plumb and height against Post Plumb and Line Verification Standard, correct the post by hand if it's still within that standard's own correction window, re-brace and independently re-check the brace, then re-hang the gate at the corrected position rather than adjusting the gate itself. Acceptance: post re-verified plumb and at its recorded height, gate re-hung, all three arc points from step 1 re-measured and meeting the shop's standing target of at least 3/4 inch clearance everywhere in the arc. Wrong looks like re-shimming the hinge leaves to tilt the gate up on the low side instead of correcting the post, which fixes clearance today but hangs the gate outside its designed hinge geometry and binds the pins under swing load. Stop rule: if the post is out of tolerance and past its own correction window, escalate to step 4's fully cured path rather than compensating at the hinge. Hazard: same hinge-attachment hazard as the referenced standard; keep hands off the pin's rotation path while a second person supports the gate's weight during any re-hang.
Where the post is already fully cured, walk the full arc and identify the specific grade feature causing the failure, a crown or rise in the driveway or walk, a slope the original site walk never carried across the gate's full path, or a localized dip on one side, and measure its height and its position in the arc before choosing anything. Acceptance: the feature identified and measured before a remediation method is selected. Wrong looks like assuming "the ground must have shifted" without checking against the shop's own site notes, when the real cause is that the estimate-visit walkthrough only checked ground level at the two post locations and never walked the driveway's crown at the arc's midpoint. Stop rule: no remediation gets chosen until the feature and its measurement are logged. Hazard: none new, a measurement task.
Select the method matching the identified cause: where the whole arc reads short, trim the bottom rail evenly across its width with a straightedge and the material's correct blade, set to the measured low point plus the target clearance; where only one localized spot fails, add grade-following hardware rated for the gate's weight, a drop-down wheel or a spring-loaded roller, at that point rather than trimming the whole gate; where the grade itself is a site condition unrelated to the install, a settling driveway edge, document the finding and route it to the office rather than modifying the gate to chase a moving surface. Acceptance: method matches the cause identified in step 4, clearance re-measured at all three arc points afterward and meeting the 3/4 inch standing target everywhere. Wrong looks like trimming the whole bottom rail to clear the single worst point in the arc, leaving excess clearance everywhere else that reads visibly wrong from the street, when a localized wheel would have solved the one bad spot without shortening the gate. Stop rule: any arc point still under 3/4 inch after the chosen fix gets a second pass before the job is marked resolved. Hazard: trimming a hung gate on site means cutting a loaded structure, not a piece on sawhorses; support the free end independently of the hinges during the cut so the trimmed section doesn't shift hinge load mid-cut, and fully prop and block the gate open before the blade starts if the cut is near the latch-side travel path.

Step 1: clearance measured at 1/8 inch at rest near the latch post, 3/4 inch at the arc's midpoint, 1 1/4 inch at full open, logged at all three points; the failure concentrates at the latch corner when closed.
Step 2 FAILS: the latch post was set with a standard mix 20 hours earlier, still inside the 24 to 48 hour initial cure window, logged as within-window. With the customer waiting to see it resolved, the technician reaches for a saw to trim the bottom rail on the spot. Stop rule taken: the crew lead stops the cut, citing step 2's rule that no trim or hardware correction is authorized on a post still inside its cure window, and redirects to step 3.

Step 6: on the return visit, the three-release check passes, reveal reads within tolerance at all four corners, and clearance is confirmed unchanged from the corrected reading. Step 7: the file closes with both visits' measurements, the cure-window status at the time of the original report, the corrected-post method used, and the job logged as warranty work, not a change order, since the cause was the shop's own settling post.
