Gate Sag Diagnosis and Adjustment Technique

Why this matters

Knowing that a gate sags because of a leaning post, a pulled hinge, a backward brace, or a racked frame gets a tech to the right diagnosis; it doesn't get the gate fixed. The technique for correcting each of those four causes is different work with different tools, and a tech who diagnoses correctly but reaches for the wrong fix, tightening a hinge screw against a leaning post, for instance, spends an hour producing a gate that sags again by the following weekend. This piece assumes the cause is already identified and covers the hands-on correction for each one, including the repair option most trucks skip past on the way to a full post pull: bringing a modestly leaning hinge post back to plumb without excavating and re-pouring the whole footing.

Confirm which technique applies before picking up a tool

The full diagnostic branch, including the measurements that separate a leaning post from a racked frame from a worn hinge, is its own procedure and isn't repeated here. In short: a hinge post out of plumb more than about a half inch over four feet needs the post technique below; visible movement at the hinge plate under load or a sloppy hinge pin needs the fastener technique; a brace running the wrong direction or a loose anti-sag cable needs the brace technique; and diagonals on a flat-laid gate frame that differ by more than about a quarter inch need the framing technique. Confirm which one you're looking at before starting; the four techniques use different tools and undoing the wrong one costs more time than the diagnosis would have.

Technique: bringing a leaning hinge post back to plumb without a full reset

A hinge post that has started to lean under a gate's cantilever load but is still sound wood or ungalvanized-through steel, with no rot or corrosion at the base, is often correctable without pulling the post and re-pouring. Excavate a narrow trench on the side the post is leaning away from, down to roughly two-thirds of the footing's depth, wide enough to work a bar in but no wider than necessary. Use a digging bar or a come-along anchored to a fixed point to lever the post back toward plumb in small increments, checking a 4-foot level against the post face after every increment rather than trying to judge the correction by eye. Once the post reads plumb, pack the trench with dry-mix concrete in lifts, tamping each lift before adding the next, rather than pouring it wet; a dry pack sets around the existing footing without disturbing what's still sound below it, where a wet pour of any real volume against an undisturbed footing mostly runs off rather than bonding. Brace the post to an adjacent line post or a temporary stake for at least the concrete's stated cure time before removing the brace or hanging any load back on the gate.

Hazard: excavating beside an existing footing that's still carrying the gate's weight risks the trench wall slumping under that load, and a leveraged post under active correction can snap back suddenly if the bar slips or the come-along's anchor point fails. Keep hands and feet clear of the post's swing radius while levering, work the correction from the side, not standing in front of the post, and if the trench wall shows any sign of undercutting the standing footing, stop and widen the trench rather than continuing to lever a post whose footing you can no longer see the full support for. Call in a utility locate before this excavation the same as any other dig near an established gate; a line that wasn't there at original install can be there now.

This technique corrects a lean up to roughly an inch and a half out of plumb over the post's height; beyond that, the footing itself is usually undersized for this gate's load, and the correction should hand off to a full post pull and reset with a properly sized footing, following the post-setting depth and concrete technique for the reset itself, not a bigger version of the pack-and-brace fix.

Technique: re-securing pulled or worn hinge fasteners

Where fasteners have backed out or the hinge plate has enlarged its own screw holes under years of cyclic load, do not simply re-drive the same fastener into the same worn hole; it has no more grip there than it started with. Fill an enlarged hole with a hardwood dowel and glue, let it cure, and re-drill true for a fresh pilot, or relocate the hinge plate a half inch and drill new holes entirely if the post material at the original location is too degraded to trust. Upgrade from wood screws to through-bolts with a backing plate wherever the post allows access to the back face; this is the single most durable fix available and should be the default correction, not a fallback reserved for a second failure. Where the hinge pin itself is sloppy in the barrel rather than the fasteners being the problem, replace the hinge outright rather than trying to shim a worn pin; a worn hinge barrel only gets looser under continued load.

Hazard: a gate supported only by its remaining hinges while one is being serviced can swing or drop unexpectedly if the remaining hardware wasn't actually carrying full load on its own. Support the gate independently, a jack stand or a helper, before loosening any hinge for service, and don't rely on "the other two hinges will hold it" as the support plan.

Technique: correcting brace direction and re-tensioning a cable kit

A wood diagonal brace installed backward provides no resistance to sag; it has to be removed and refitted running from the low hinge-side corner up to the high latch-side corner so it works in compression. Back out the existing fasteners, confirm the frame is still square before refitting (measure the diagonals; a gate that's sagged for a season may have racked slightly and needs the framing technique below before the brace goes back in), and fasten the new brace with structural screws driven at an angle into both the rail and stile it crosses, not straight through into end grain, which pulls out under the same cyclic load that loosened the original fasteners.

For a steel cable anti-sag kit, the fix is usually tensioning, not replacement. Take up slack at the turnbuckle in quarter-turn increments, checking the gate's latch-side gap after each turn rather than cranking to a guess; over-tensioning a cable kit can pull the frame into a reverse sag at the hinge side or strip the turnbuckle's threads. Leave enough thread engaged after tensioning that a future adjustment is possible without replacing the cable; running the turnbuckle to its mechanical stop on this visit means the next tech who's called back has nothing left to tighten.

Hazard: a cable under tension that slips off a corner bracket or a turnbuckle that fails under an over-torqued load releases stored energy and can whip. Keep your face clear of the cable's line of travel while tensioning, and if a bracket shows any sign of bending or pulling loose during tensioning, back off immediately rather than continuing to load a failing anchor point.

Technique: squaring a racked gate frame

Lay the gate flat on sawhorses and measure both corner-to-corner diagonals. Loosen the brace and any picket fasteners that are pulling the frame out of square, then apply a bar clamp along the longer diagonal and take up the difference gradually, re-measuring both diagonals every few turns of the clamp rather than cranking to a single estimated setting. Once the diagonals read within about an eighth of an inch of each other, re-fasten the brace at the now-correct angle and re-drive any picket screws that back out under the correction, working from one end of the gate to the other so the correction doesn't relax as fasteners go back in behind the clamp. Pickets fastened at multiple points along wide rails do real structural work holding a frame square once the brace has done its job; loose or missing picket fasteners are frequently why a braced frame racked in the first place, and re-squaring without addressing them just buys another season before it racks again.

Worked example

A wood privacy gate, in service about four years, is dragging on the latch side. The hinge post reads a quarter inch out of plumb over four feet, inside the tolerance that would call for the post technique, so that's ruled out. The hinge fasteners show no movement under load. The diagonal brace is running the correct direction, hinge-low to latch-high, but is loose at both end joints. Laying the gate flat, the diagonals measure 74 and 74.75 inches, a 3/4 inch difference, over the tolerance for a square frame.

The framing technique applies here, not the brace technique in isolation, because a loose brace on a frame that's already racked won't hold square even after it's re-tightened; the correction has to happen in the right order. The brace gets fully loosened first. A bar clamp goes along the long diagonal and is taken up in small increments, checked every few turns: 74.5 and 74.4 after the first pass, 74.35 and 74.3 after the second, closing to within the eighth-inch target. The brace is re-fastened at its now-correct angle with structural screws into rail and stile, and the picket fasteners nearest the latch corner, found backed out about a quarter inch during the inspection, get re-driven. Rehung on its original hinges, the gate's latch-side reveal returns to the original 3/8 inch and the gate swings without dragging.

Verify the repair before closing the ticket

Cycle the gate through its full swing at least five times and confirm it neither binds nor drags at any point in the arc. Re-check whichever measurement defined the original fault, plumb for a post correction, fastener security for a hardware correction, diagonal reading for a frame correction, against the same tolerance used to diagnose it, not by eye. Confirm the latch still catches cleanly from a light push; a correction anywhere in the gate's structure can shift where the latch was landing even when the latch itself wasn't touched. Where the repair included a temporary brace or support, confirm it has been removed and the gate holds its correction unsupported before leaving the site.
