Sagging Gate Repair Standard Procedure

Purpose

This SOP guarantees that a sagging-gate service call fixes the gate once, not the one cause that happens to be easiest to spot. The four common causes, a leaning hinge post, worn hinge hardware, a failed brace or cable, and a racked frame, do not arrive in isolation as often as the presenting symptom suggests: a post that has started to lean also loads the hinges with months of extra racking torque, and a brace that's failed lets the frame rack in ways that then load the hinge fasteners too. A tech who corrects the first cause found and stops there ships a gate that sags again within weeks, and the callback reads to the customer as the same repair failing rather than as a second, related cause that was never checked. This procedure requires checking all four before closing the ticket, in a fixed order, regardless of which one turns out to be the fix.

Scope

Covers the field service call from arrival through verified close for a gate reported as sagging, dragging, or binding, on any hinge type this shop installs. It does not cover the hands-on correction technique for any of the four causes; Gate Sag Diagnosis and Adjustment Technique owns the technique, tools, and hazard detail for each correction and this procedure cites it at the execution step rather than repeating it. It does not cover a hinge post lean severe enough to need a full pull-and-reset; that handoff point is named explicitly below and routes to Leaning Post Reset Standard Procedure. It does not cover an automated or powered gate operator; that is a separate fault domain with its own diagnostic trees.

Procedure

  1. Measure and log the baseline before touching anything: hinge post plumb on the face perpendicular to the fence line, hinge fastener movement under hand load, brace or cable condition, and both frame diagonals if the gate can be laid flat or measured in place. Acceptance: all four baseline readings recorded with a number or a pass/fail against the technique reference's stated tolerances, not a general impression. Wrong looks like writing "gate sags on the latch side" and moving straight to a fix, which leaves no record of what was actually wrong if the same gate comes back and nobody can tell whether it's the same cause recurring or a new one. Stop rule: no correction begins until all four baseline readings are on the record. Hazard: none at this step, it's measurement only.

  2. Check hinge post plumb first, even when the presenting symptom points elsewhere, since a leaning hinge post loads every other component checked afterward. Acceptance: post reads within the technique reference's stated plumb tolerance on the face perpendicular to the fence line. Wrong looks like skipping the post check because the customer described a "loose hinge," when a post that's begun to lean is frequently what loosened the hinge in the first place by racking it under an angle it wasn't set to carry. Stop rule: a post reading beyond the technique's stated correction range for its pack-and-brace fix hands off immediately to Leaning Post Reset Standard Procedure rather than attempting a lighter correction on a post that needs a full reset; complete that handoff, including its own excavation and utility-locate requirements, before resuming this checklist. Hazard: none new, measurement only at this point.

  3. Check hinge fastener and hinge pin condition next, whether or not the post check above found anything. Acceptance: fasteners show no movement under hand load at the hinge plate, hinge pin has no play in the barrel. Wrong looks like assuming that because the post check passed or was already corrected, the hinges must be fine, when hinge wear accumulates independently over the same years the post was slowly leaning and doesn't reset itself just because the post did. Stop rule: any fastener movement or pin play fails this check regardless of the post result and gets logged as a second cause requiring its own correction. Hazard: none new, hand-load check.

  4. Check the brace or cable condition next. Acceptance: a wood diagonal brace runs the correct compression direction with no loose end-joint fasteners; a cable kit holds tension with adequate thread remaining at the turnbuckle. Wrong looks like treating a loose brace as a minor finish detail once the post and hinges have already been addressed, when a brace that isn't doing its job is frequently the reason a post or hinge took extra load in the first place. Stop rule: a brace running the wrong direction, or a cable with no remaining adjustment thread, fails this check and gets logged as a cause requiring correction, not a cosmetic note. Hazard: none new, visual and hand check.

  5. Check frame square last, laying the gate flat where practical or measuring both diagonals in place. Acceptance: diagonals within the technique reference's stated tolerance of each other. Wrong looks like skipping this check on a gate where the first three causes already turned something up, assuming that's enough to explain the sag, when a frame that racked under a failed brace can stay racked even after the brace itself is fixed and needs its own separate correction. Stop rule: any diagonal difference outside tolerance fails this check and gets logged as a cause requiring correction regardless of what earlier checks found. Hazard: none new, measurement only.

  6. Execute the correction for every cause that failed its check, following the technique reference's procedure for that specific correction, post pack-and-brace, hinge fastener upgrade, brace refit or cable re-tension, or frame squaring, in the order the causes were found unless the technique reference specifies a different sequence for a combination. Acceptance: each correction executed meets its own technique-specific acceptance condition as stated in the reference procedure. Wrong looks like correcting only the cause that seems most responsible for the visible sag and treating a second failed check as optional because the gate "looks better already." Stop rule: any failed check from steps 2 through 5 without a corresponding correction on the log means the ticket is not ready to close. Hazard: per the specific correction being executed, see the technique reference's hazard clause for that correction; at the SOP level, any gate with hardware partially removed during a multi-cause correction stays independently supported or blocked so it cannot swing onto anyone while more than one component is out of service at once.

  7. Cycle-test the full gate at least five times through its complete swing once every failed check has been corrected. Acceptance: gate neither binds nor drags at any point in the arc, latch catches cleanly from a light push, all four measurements from step 1 re-taken and now within tolerance. Wrong looks like cycling the gate once, watching it swing free, and calling it done, when a correction that shifted the latch-side reveal or left one component marginally out of tolerance often only shows up on a second or third cycle once fresh fasteners settle. Stop rule: any bind, drag, or measurement still out of tolerance after correction means the ticket returns to step 6 for that specific cause; it does not close on a partial pass. Hazard: keep hands and feet clear of the hinge and latch pinch points while cycling; a gate that's just had hardware serviced can bind unpredictably on the first few cycles before it settles.

  8. Log the result and inform the customer which cause or causes were found and corrected, and whether the sag was a symptom of a wider fence-run issue, multiple leaning posts on the same run, for example, that warrants a fuller walk-through. Acceptance: log entry lists every check's pass/fail result and every correction made, customer conversation noted where a wider issue was flagged. Wrong looks like telling the customer only "fixed the gate" when two of the four causes actually failed, which leaves no record for a future tech and no honest picture for the customer of what was actually wrong with their gate. Stop rule: a ticket does not close without all four check results and all corrections logged individually. Hazard: none new, documentation only.

The record this produces

The gate service log ties all four baseline and post-correction measurements, every cause that failed its check, the correction made for each, and the cycle-test result to a date and technician. A shop reviewing these logs watches for gates where more than one cause is failing on the same visit, since that pattern on a gate installed within the last few years points at an undersized hinge post or hardware spec for that gate's weight, a finding worth routing back to the install standard rather than treating each service call as independent bad luck.

Worked pass, with a step that failed

A wood privacy gate, roughly four years old, reported dragging on the latch side.

Step 1: baseline logged: hinge post reads about two inches out of plumb over its height on the perpendicular face, hinge fasteners show no movement, brace runs the correct direction with both end joints tight, diagonals measure within tolerance of each other.

Step 2: hinge post check. Two inches of lean is beyond the technique reference's stated range for the pack-and-brace correction, which tops out around an inch and a half. Fail on the correction-range gate. Stop rule taken: handed off to Leaning Post Reset Standard Procedure rather than attempting the lighter correction on a post that needs a full pull and reset. The reset is completed, including its own utility locate and cure wait, before this checklist resumes.

Step 3: with the post now corrected and re-cured, hinge fasteners are re-checked and now show measurable movement under hand load, a finding the original baseline in step 1 also caught, before the post work began. Logged as a second cause requiring correction.

Step 4: brace re-checked post-reset; still sound, no correction needed.

Step 5: frame diagonals re-measured post-reset; within tolerance, no correction needed.

Step 6: hinge fasteners upgraded to through-bolts with a backing plate per the technique reference, since the enlarged screw holes found at inspection would not hold a re-driven fastener reliably.

Step 7: gate cycled five times, swings free with no bind or drag, latch catches cleanly, all four measurements re-taken and within tolerance.

Step 8: customer informed that two causes were found and corrected, hinge post lean requiring a full reset and worn hinge fasteners found afterward, and advised that the reset post's neighbors on the same run were spot-checked and read plumb, with no wider run issue flagged.
