Door Measurement and Quote Site Visit

Purpose

A door quote is a promise that a specific assembly will fit a specific hole. Every dimension skipped on the measure visit turns into a second trip, and the second trip is the expensive one: the crew is loaded, the customer has taken the morning off, and the door on the truck is the wrong one.

This standard fixes what gets measured, what each measurement is compared against, and what the technician does when one fails. The outcome it guarantees is an order that a crew who has never seen the garage can install without a phone call from the driveway.

Scope

Covers the pre-sale survey for a residential or light commercial sectional door replacement: the opening, the clearances, the framing condition, the operator implications, and the written quote that comes out of it.

Does not cover removal of the old door, which the old door removal SOP owns, or the installation sequence, which the new door install SOP owns. Does not cover rolling steel curtains, whose coil space and guide clearances are measured differently. Does not cover an opener-only quote on a door staying in place; that survey belongs to the new opener installation standard.

Treat every published minimum below as the standard-hardware figure and confirm it against the track and spring manufacturer's requirement for the radius and counterbalance you are quoting, because low-headroom, high-lift and 15 in radius track each move the number.

Procedure

1. Get the vehicle out and cycle the door once before you measure anything. Ask the customer to move the car, run the door fully open under power while you watch, then close it and leave it closed for the measuring. Acceptance: the bay is clear to the back wall and you have seen the door travel its full stroke without stopping or shuddering. Wrong looks like measuring around a parked car and guessing backroom. Stop rule: if the door will not open under power, do not force it; find out why, because a door that binds is telling you the opening is out of square and that changes the quote. Hazard: stay outside the door path while it cycles and keep the customer and any children behind you, because a door with a fatigued counterbalance can come down fast on a stroke it has taken a thousand times.

2. Measure the opening width at three heights and record the smallest. Take the width at floor level, at mid-height, and just under the header, jamb face to jamb face. Acceptance: three readings to the nearest 1/8 in, with the smallest circled as the ordering dimension. Wrong looks like one reading at eye level on a jamb that bows in at the bottom. Stop rule: a spread over 1/2 in between the largest and smallest means the jambs are out, and the sheet gets a jamb-correction note before an order goes in, because a door ordered to the widest reading will not close in the narrow spot. Hazard: none at this step beyond footing; it is a tape measurement at floor level with the door closed.

3. Measure the opening height at three points across the width, and check the floor. Take floor to header at each jamb and at center, then run a level or a laser across the floor line. Acceptance: three height readings to the nearest 1/8 in, plus a floor variance figure across the full opening width. Wrong looks like a single center reading on a slab that has settled at one corner. Stop rule: floor variance over 1 in goes on the quote as a documented condition with the customer's initials, because the bottom seal will touch only on the high corner and that becomes a callback the shop pays for. Hazard: none at this step; the door is closed and both hands are on the tape.

4. Measure sideroom on both sides, to the nearest real obstruction and not to the wall. Measure from the edge of the opening to the closest thing in the track's way: a stud, a light switch, an electrical panel, a water heater, a stair stringer. Acceptance: at least 3-3/4 in clear each side for standard vertical track and jamb brackets, or the track manufacturer's published minimum for the option quoted, with each side written separately. Wrong looks like one sideroom number for a garage whose left side is open framing and whose right side has a breaker panel 3 in off the jamb. Stop rule: any side under the published minimum stops the standard quote and the sheet names the obstruction; the fix is a bracket-mount option or moving the obstruction, and neither is decided silently on the truck. Hazard: an electrical panel or junction box inside the sideroom envelope is not something you relocate, that is licensed electrical work and it goes on the quote as a customer-arranged prerequisite.

5. Measure headroom to the lowest obstruction in the header zone, not to the ceiling. Measure from the top of the opening straight up to the ceiling, then again to anything lower in the first foot of backroom: a gas line, a ceiling light, a duct, a sagging soffit. Acceptance: at least 12 in for a standard torsion assembly on the radius quoted, or 10 in for standard extension spring hardware, confirmed against the manufacturer's published table, with the measured figure recorded and the obstruction named. Wrong looks like 14 in to the ceiling written down while a gas line crosses at 9 in. Stop rule: below the published minimum you do not quote standard track; the sheet records the headroom and routes to low-headroom track or a wall-mount jackshaft operator, priced by the estimator rather than guessed on the truck. Hazard: you are reaching overhead into a header cavity, so eye protection stays on, and a rodent nest in a header is a respiratory and bite exposure that ends the measurement rather than being pushed aside by hand.

6. Measure backroom from the header face to the first obstruction along the ceiling. Run the tape straight back at ceiling level. Acceptance: at least door height plus 18 in for a manually operated door, and door height plus about 4 ft for a trolley operator, both confirmed against the operator and track manufacturer's published requirement. Wrong looks like measuring to the back wall and ignoring the storage platform at 6 ft back. Stop rule: short backroom does not fail the door, it fails the operator choice, so record it and let the estimator quote a jackshaft operator at the torsion shaft instead of a rail. Hazard: none at this step; it is a tape run at standing height with the door closed.

7. Read the framing and the header condition, and photograph what you report. Probe the jambs and header with an awl at four points: both jambs at roller-bracket height, and the header at both ends. Acceptance: sound wood that resists the tip at all four probe points, or a documented soft point with a photograph. Wrong looks like a jamb that takes the tip to the handle and a technician who writes "jambs OK" because the paint is intact. Stop rule: soft framing is a prerequisite on the quote, not an install-day discovery, because there is nothing to anchor track or a header bracket to. Hazard: probing overhead sends paint and splinters down, so eye protection stays on, and on a house built before 1978 you do not sand, scrape or drill painted framing on a measure visit at all, because that is a lead-disturbance activity under 40 CFR 745 Subpart E and this visit has no containment.

8. Read the quote's assumptions back to the customer before you leave. State out loud what you measured, what failed, and what each failure changes about price and lead time. Acceptance: the customer has heard the failed dimensions by name and the sheet carries their agreement to the prerequisite work. Wrong looks like a cheerful "we can do that" and a quote that later grows. Stop rule: a declined prerequisite such as jamb repair or panel relocation goes in writing and the shop does not order the door until it is resolved, because a door cut to size is not returnable. Hazard: none at this step; it is a conversation at the driveway.

The record this produces

The measure sheet is the order document, not a note:

  • Opening width, three readings, smallest circled. Opening height, three readings. Floor variance.
  • Sideroom left and right, each with its obstruction named. Headroom, with the lowest obstruction named. Backroom.
  • Track radius and counterbalance type quoted, with the published minimum each was checked against.
  • Framing probe results at four points, and photographs of any soft area.
  • Operator implication: trolley or jackshaft, and which clearance drove it.
  • Customer-facing assumptions and prerequisites, initialled.

The install crew reads it as a load list. The estimator reads it to price the track option. Months later, when a customer says the door never sealed at the left corner, the floor variance figure on this sheet says whether the shop sold that condition or created it.

Worked pass: 16 ft by 7 ft opening, attached garage, one dimension fails

The customer wants a like-for-like insulated steel double. The existing door is 26 years old and works.

Step 1 cleared the bay and the door cycled fully, slow but continuous. Step 2 read 192-1/8 in, 192 in and 192-1/4 in across the three heights, a spread of 1/4 in, under the 1/2 in gate, so 192 in is the ordering width. Step 3 read 84 in, 84 in and 83-7/8 in for height, and the floor came out 5/8 in high at the right jamb, under the 1 in threshold, so it goes on the sheet as a note rather than a customer initial. Step 4 read sideroom of 5-1/2 in left and 4 in right, both over the 3-3/4 in minimum. Step 6 read 20 ft of backroom against a trolley requirement of 7 ft plus about 4 ft, which is 11 ft. Step 7 probed sound at all four points.

Step 5 failed. Headroom to the ceiling measured 14 in, which would clear, but a 1/2 in gas line to the water heater crosses the header zone 5 in back, and headroom to the underside of that line measured 9-1/2 in. Against the 12 in standard torsion minimum, 9-1/2 in is 2-1/2 in short, and step 5's stop rule was taken: no standard track quote. The sheet recorded 9-1/2 in with "gas line, 5 in back from header face" as the obstruction and routed the decision to the estimator. The technician did not move the gas line and did not offer to.

The estimator priced two options off that sheet: low-headroom double-track hardware, which fits under 9-1/2 in per the track maker's published table but adds install time, or a wall-mount jackshaft operator, which takes the rail out of the headroom problem entirely. What did not happen is the point: nobody quoted standard track and hoped, and nobody committed the shop to relocating a gas line.
