Opener Replace vs Logic Board vs Belt/Chain Decision Matrix

Why this matters

A non-working opener has three repair paths and one replace path, and the wrong choice loses money for the customer or the contractor. Replacing a board on a 22-year-old opener gets you a return call when the next component fails. Replacing the whole opener when only the capacitor failed, the cheapest part in the head, is overselling. Replacing the belt on a chain-drive (wrong-architecture swap) means you didn't diagnose. This matrix gives a defensible decision rule by opener age, fault category, and cost-of-parts vs cost-of-new, plus the customer conversation that converts the right scope.

Symptom presentation - opener fault categories

Opener failures fall into 5 categories. Each maps to a different repair path.

  • No response to remote, wireless, or wall button: power supply, logic board, or wiring.
  • Responds but motor doesn't turn: motor capacitor, motor, or board logic.
  • Motor runs but door doesn't move: drive belt or chain failure, drive sprocket, trolley.
  • Door moves but reverses inappropriately: photo eye misalignment (sensor), travel/force limits (board), spring imbalance (mechanical, not opener).
  • Wi-Fi or smart features failed but mechanical operation OK: comm board (often separate from main logic board on newer units).

Quick checks - the first 5 minutes

Six diagnostic reads before opening anything:

  1. Power at the receptacle: outlet tester confirms 120V; the opener doesn't work because no power is the most common "the opener is broken" call.
  2. GFCI status: the NEC requires GFCI protection on garage receptacles per 210.8(A), and that includes the ceiling outlet the opener plugs into. A tripped GFCI looks identical to a dead opener.
  3. Wall button test: hold the wall button. If it works, the remote/wireless is the issue, not the opener. If wall button doesn't work either, the opener has a real fault.
  4. Manual disconnect test: pull the trolley release and operate the door by hand. If the door is hard to lift or unbalanced, the spring is the issue (separate scope), not the opener.
  5. Photo eye LEDs: LED status on both sender and receiver. Off, blinking, or wrong-color usually means alignment or wiring.
  6. Visible damage: check the belt or chain for breakage, the trolley for cracks, the motor housing for burn marks.

Isolation tree

  1. Power at receptacle confirmed? If no -> restore power (GFCI, breaker, outlet); not an opener problem. Yes -> continue.
  2. Wall button operates the opener but remote does not? Yes -> remote, receiver, or wireless module; not main logic board. No -> continue.
  3. Wall button does nothing AND opener motor is silent? Likely power-supply or logic board. Check transformer voltage at the board if accessible. If dead -> board. If transformer dead -> power supply. Continue.
  4. Motor hums but does not turn? Capacitor (cheap, common, easy fix); or motor (expensive, often a sign of full unit replacement). Continue.
  5. Motor runs but door doesn't move? Belt or chain failure (visible) -> replace drive. Trolley cracked -> replace trolley. Drive sprocket stripped -> replace sprocket or shaft. Continue.
  6. Door reverses on close before reaching floor? Photo eye alignment or down-force adjustment; not a parts replacement. Continue.
  7. Smart features (Wi-Fi, MyQ, HomeLink) failed but mechanical OK? Comm board on newer units; firmware update or board replacement.

Confirming the diagnosis - the age and condition gate

After narrowing the fault, apply the age and value gates before quoting repair vs replace:

  • Opener under 5 years old: repair anything reasonably priced; warranty may still apply. Replace only if multiple components are simultaneously failed.
  • Opener 5 to 10 years old: repair if the fault is a single component and parts are readily available; consider replacement if the opener lacks current safety features (rolling code, photo eyes per UL 325 1993 amendment, battery backup where required per CA SB 969).
  • Opener 10 to 15 years old: repair only the inexpensive faults (capacitor, photo eye, remote). For board or motor faults, the cost of parts approaches the cost of a new opener, and the remaining service life is short.
  • Opener over 15 years old: replace. Parts may be unobtainable; the opener likely lacks modern safety features; the remaining service life is short regardless of repair.

Confirming - the cost-of-repair rule

The 50% rule: if the cost of parts + labor for repair exceeds 50% of the cost of a new opener installed, replace. Three examples:

  • Capacitor plus 30 min labor, roughly a tenth of a new installed opener: repair, well under the line.
  • Logic board plus 1 hr labor, roughly a third of a new installed opener: under the 50 percent line on cost alone, so the age gate decides it. Under ten years, repair. Past ten, lean replace.
  • Motor plus 1.5 hr labor, comfortably over half a new installed opener: replace.

The customer often values "I just got this opener fixed" less than "I have a new opener with warranty and current safety features."

Confirming - safety feature compliance

UL 325 (with 1993 and subsequent amendments) requires:

  • Automatic reversing when an obstruction is encountered (entrapment protection).
  • Photoelectric sensors (photo eyes) interrupting closing if the beam is broken (after 1993).
  • Constant-pressure-to-close requirement if photo eyes are bypassed or failed.

California SB 969 (effective 2019, with subsequent amendments) requires battery backup on all garage door openers sold or installed in California. Other states have followed.

An opener that does not meet current UL 325 standards is a candidate for replacement on safety grounds alone, regardless of whether the failed component could be repaired.

Confirming - the customer conversation

Three ways to open the conversation, depending on the path:

  • Repair (single component, opener under 10 years): "The opener has a [component] failure. Replacing that component restores function; the rest of the opener has reasonable service life. Cost is [parts and labor]. I can complete the work today."
  • Replace (opener over 15 years or multi-fault): "The opener is [age] years old. Replacing the [component] is technically possible, but the cost approaches the cost of a new opener, the new opener has current safety features your existing doesn't, and the remaining service life of the repair is limited. The honest recommendation is replacement. New opener installed is [scope]."
  • Borderline (5 to 15 years, single-component fault): "You have two reasonable paths. Repair the [component] for [scope] - functional today, no upgrade. Replace the opener for [scope] - new warranty, current safety features (battery backup, rolling code, modern photo eyes), longer service horizon. The decision is driven by your stay horizon and budget; both are defensible."

Remediation - common single-component replacements

Unplug the opener and release the trolley before any of these, so a live motor cannot drive the door while your hands are on the rail.

Photo eyes. The most common swap in the trade. Replace as a pair even when only one reads dead; sender and receiver are matched, and a mismatched pair throws intermittent faults that get misread as a board problem. Align until both LEDs sit steady, then test with an object on the floor rather than a hand at knee height.

Capacitor. Motor hums and does not turn, or needs a nudge to start. Low-cost part, well under an hour, and it cures the symptom customers assume means a new opener. Discharge before handling, and match the rating exactly. A close-enough capacitor runs the motor hot and comes back.

Belt or chain. Visible break, or enough stretch that the chain slaps the rail. Replace the drive assembly rather than splicing it. Set tension to the manual afterward: too tight loads the output shaft bearing, too loose jumps the sprocket.

Trolley. Cracked body or a release lever that no longer latches, common on chain drives past ten years. Trolleys are not universal, not even inside a single manufacturer's line, so match the rail profile.

Drive gear and sprocket. Motor runs, nothing moves, drive intact. Open the housing and look for nylon shavings, which confirm a worn gear. Gear kits are a moderate-cost repair with roughly an hour of labor; worth doing under ten years, not worth it past fifteen.

Logic board. The last part you replace, after power supply, transformer, and wiring are cleared. Board cost pushes the 50 percent rule hard on anything past ten years. Order against the full model and serial, because boards within one family are often not interchangeable.

Remote, receiver, or wall button. Wall button works and remotes do not: try a known-good remote and a re-learn before condemning the receiver. All remotes dead: receiver or antenna. Wall button dead with remotes working: the button or its low-voltage run, both easy to prove with a jumper at the terminals.

After any of these, run three full cycles, verify the photo-eye reverse, verify the force reverse against an object on the floor, and confirm the manual release still works.
