Hidden Water Intrusion Found Behind Fascia Response Standard

Purpose

This standard guarantees that when a crew finds signs of water intrusion behind the fascia during a routine cleaning or inspection visit, not a scheduled gutter removal, the finding gets documented and escalated without the crew either causing new damage by testing it further than the day's task required, or over- or under-stating what they found to the customer. Scope

Procedure

  1. Stop applying any additional load or pressure at the suspected point; do not lean, press, or bounce anything against it to test how solid it is. Acceptance: no load is applied beyond what the day's task already required at that point. Wrong looks like pressing a thumb hard into the board or bouncing the ladder top against it to gauge softness. Stop rule: if the finding was made by leaning on it and it gave slightly, back off immediately and do not repeat the test; the observation is recorded as "gave under light hand pressure" rather than pushed further to quantify it. Stop rule: if the customer asks directly whether it's dangerous or needs immediate action, the answer states what's known, the observed sign, and what's not yet known, extent, cause, and whether it's currently active, and commits to a next concrete step rather than a guess in either direction.   5. Run a simple wet-or-dry field check at the point of concern: hold a gloved hand or a paper towel at the suspected spot and note whether it comes away wet. Confirm first whether there has been rain in the last day or two, since that changes what "wet" means. Acceptance: "wet" or "dry" is recorded against the stated check and the recent-weather fact. Wrong looks like assuming urgency level without running any check at all. Stop rule: a "wet" finding during dry weather, no rain in the recent day or two, escalates as active and needing same-week attention rather than routine scheduling, since a leak with no current rain source likely points to plumbing, ice-melt, or condensation rather than roof runoff, a different referral entirely. Hazard: none.

  6. Route to the correct next step without attempting any fascia or carpentry repair on this visit. A wet-and-active finding gets the office notified before the crew leaves the property, same day. A dry-and-suspected finding gets a follow-up inspection scheduled at normal cadence, handed to the shop's fascia-rot probe-and-attribution procedure. Acceptance: the routing decision, immediate or scheduled, is recorded with its reason. Wrong looks like the crew caulking or sealing the visible gap as a quick fix, which can trap moisture against wood that is already wet and accelerate the rot underneath rather than stop it.   7. Notify the customer of the finding and the routing decision in person, with photos, before the crew leaves. Stop rule: verbal notification is required before the crew leaves, with a same-day written follow-up. Hazard: none.

The record this produces

The ticket carries the observed sign and its location, the wet-or-dry check result against the recent-weather fact, whether the section disturbed was returned to protected position, and the routing decision with its reason. Worked pass: a drip found while lifting a hanger for cleaning

A tech lifts a gutter section slightly to clear a clogged hanger during a routine fall cleaning on a home with no known history of leaks. As the section lifts, water runs out from behind the fascia at that point, even though the area has had four dry days in a row.

Step 1: the tech feels the fascia flex slightly under the hand holding the gutter in place and stops applying pressure immediately rather than pressing to see how far it gives; the observation is logged as "gave slightly under hand pressure while lifting," nothing more is tested.

Step 2: the sign is clear without any prying, active water running down the fascia face at the point the gutter was lifted. No further opening is needed.

Step 4: the homeowner, working from home that day, is told plainly: "there's water coming out from behind the fascia right here, and it needs a closer look, we don't know yet how far it goes."
