Caulking and Sealant Renewal Visit
Purpose
This procedure resets a joint's service life. It does not add a bead to an old one. Nearly every sealant callback a handyman shop eats traces to one of three things done before the tube was opened: new sealant gunned over old, new sealant applied to a damp substrate, or a bead with no bond breaker so it is glued on three sides and tears itself apart the first time the joint moves. All three look perfect on the day and fail inside one or two seasons, which puts the return trip outside the visit the customer paid for and inside your warranty.
The outcome this guarantees: every joint on the ticket is either renewed to a documented standard or left open with a written reason, and nothing on the invoice is a bead the tech knew was going to fail.
Scope
Covers elastomeric sealant renewal at interior wet joints (tub and shower surround perimeters, countertop and backsplash joints, sink rims), interior trim-to-wall joints, and exterior perimeter joints at windows, doors, and trim, up to 1 inch joint width.
Explicitly not covered, with the owner named:
- Roof flashing, chimney counterflashing, and any joint that is part of a roof water path. Sealant is not a roof repair. Route to a roofer.
- Joints wider than 1 inch, or where probing finds soft wood. The joint is not the problem. Route to the exterior trim rot repair procedure.
- Structural or insulating glass glazing seals. Route to a glazier.
- Pre-1978 housing where removal will disturb more than 6 square feet of interior painted surface in a room or 20 square feet of exterior painted surface. That is a regulated renovation under EPA's Renovation, Repair and Painting rule, 40 CFR Part 745 Subpart E, and it goes to the shop's lead-safe procedure with a certified renovator, not to this one.

The procedure
- Set up access and screen the hazards before any tool comes out. For exterior joints reached from a ladder, set the ladder at a 4 to 1 pitch, extend it 3 feet above any step-off point, and tie or foot it, per 29 CFR 1926.1053 where the work is repair or alteration, which most handyman exterior work is; the general-industry counterpart is 29 CFR 1910.23. Acceptance: the ladder does not shift under a hand shove at the top rail. Wrong looks like a ladder set on a deck board that flexes. Stop rule: if you cannot get a stable set within the reach you need, stop and re-book with a scaffold or a longer ladder rather than reaching sideways past your belt buckle.
- Identify the old sealant and the substrate, and write both down. Press a fingernail into the bead: silicone rebounds and tears rubbery, acrylic latex dents and crumbles, polyurethane is tough and stays deformed. Note the substrate under it (ceramic tile, acrylic tub flange, painted wood, fiber cement, vinyl). Acceptance: both fields filled on the ticket before removal starts. Wrong looks like guessing. Stop rule: if the old bead is silicone you cannot fully remove, that substrate will never take acrylic or paint, so the replacement must also be silicone or you re-do it free later.
- Remove 100 percent of the old sealant. Cut both bond lines with a fresh utility blade drawn away from your body, then pull the bead and scrape the residue with a plastic razor on acrylic or a carbide scraper on tile. Acceptance: run a fingernail down both faces of the joint and feel no ridge, and see no colour change where old sealant was. Wrong looks like a thin skin left on one face, which is where the new bead will release first. Hazard: if a solvent softener is used, ventilate the room and follow the product's safety data sheet under 29 CFR 1910.1200; a bathroom with the door shut is the wrong place to open a solvent.
- Check joint geometry and install a bond breaker. Measure the gap. A joint that will move needs the sealant bonded to two faces only. Install closed-cell backer rod sized about 25 percent larger than the gap so it compresses and stays, or a bond-breaker tape where the joint is too shallow for rod. Target a 2 to 1 width-to-depth ratio, with the depth never under 1/4 inch and never over 1/2 inch, which is the design rule published across mainstream sealant manufacturer literature. Acceptance: the rod sits at a uniform depth you can measure with the tip of a folding rule. Wrong looks like sealant packed to the back of a deep joint, bonded on three sides.
- Prove the substrate is dry and clean before a tube is opened. On exterior wood, a pin meter must read at or below 16 percent moisture content, which is the ceiling most coating and sealant manufacturers publish, so confirm the number on the tube you are using. On tile, gypsum, or a tub flange where pins do not apply, take a comparative reading on the same material 3 feet from the joint and require the joint area within 2 points of it. Wipe with isopropyl alcohol and let it flash. Stop rule: over the threshold, do not seal. Set airflow on the area, red-flag the joint on the ticket, call the lead, and re-book. A bead over a wet substrate hides the leak that is wetting it.
- Select the sealant by movement class and substrate, not by what is on the truck. For a joint expected to move, use an ASTM C920 sealant with a movement capability at least as large as the joint's expected range, and note the class on the ticket: Class 25 accepts plus or minus 25 percent of the joint width. Kitchen and bath wet joints take a mildew-resistant silicone or a silicone hybrid. Painted trim joints take a paintable acrylic-urethane, because silicone will not take paint. Acceptance: the tube's stated class and substrate list cover this joint. Wrong looks like a paintable acrylic in a shower, which is the most common repeat failure in this trade.
- Gun and tool the bead in one pass per joint. Cut the nozzle to the joint width at a 45 degree angle, push rather than pull so the sealant is forced into the joint, and tool once with a wetted tool or a gloved finger within the product's stated skin time. Acceptance: full contact on both faces with no voids visible when you sight down the joint from a low angle, and a slightly concave face. Wrong looks like a bead crowned above both faces, which means it never wet the joint walls. Stop rule: a joint you have tooled twice is contaminated with skinned material and gets cut out and redone now, not touched up.
- Protect the cure and tell the customer the number. Keep the joint dry and unloaded for the full cure time on the tube, not the tack-free time, which are commonly hours apart. Tape a note at the tub or shower with the date and hour the joint may be wetted. Acceptance: the customer states the time back to you. Wrong looks like a shower used four hours after a 24 hour cure, which pulls the bead off the flange while it is still green. Hazard clause: do not run a bathroom exhaust fan onto a fresh solvent-cure silicone in a closed room while occupants are inside; ventilate to outside and keep people out until the odour clears.
- Photograph and close each joint individually. One photo per joint after tooling, taken from the same angle as the arrival photo, plus the moisture reading and the sealant class. Acceptance: photo count equals joint count on the ticket. Wrong looks like one wide shot of a bathroom. Stop rule: any joint without a paired before and after photo is not billable as complete, and the tech goes back in the room rather than the office arguing about it later.
The record this produces
Per joint, on the job ticket: location, old sealant type, substrate, joint width, backer rod or tape used, moisture reading with the method (pin percentage or comparative), sealant product and ASTM C920 class, cure time quoted, and the before and after photo pair. Open joints carry a fourth field: the reason, the reading that justified it, and the lead who approved leaving it.
Who reads it later: the lead pricing the return trip, the office answering a warranty call ten months out, and the tech who takes that callback and needs to know whether this joint was sealed dry or was already flagged. A joint with a recorded comparative reading 6 points high and a lead's name against it is not a warranty event, it is a dry-out the customer declined. Without the record it is your material and your hours.
One pass through this procedure
Three-joint visit at a 1994 home, 3.0 hours allotted: tub surround perimeter 11 linear feet, kitchen backsplash 6 feet, one exterior window head 4 feet, 21 feet total. Material planned as 1/4 by 1/4 inch beads. A 10.1 fluid ounce cartridge holds about 18 cubic inches, so at 0.0625 square inches of cross-section it yields roughly 24 linear feet; the tech carried two cartridges for the 21 feet plus waste.
Step 2, tub joint: fingernail rebounds, tears rubbery. Silicone over an acrylic tub flange. Logged.
Step 3: removal of the tub bead took 0.9 hours against the 0.55 hours the office booked for 11 feet, because the previous bead had been applied over an older one. The tech noted the overrun on the ticket at the time rather than at the end.
Step 5 FAILED. Comparative reading on the tile field 3 feet from the joint: 12 on the meter's relative scale. Reading at the tub corner: 19. That is 7 points over, against an acceptance of within 2. Stop rule taken: no sealant. The tech set a fan on the corner, red-flagged the tub joint, and called the lead, who approved leaving it open and told the office to re-book a dry-out check in 5 days.
Steps 6 through 9 ran on the backsplash and the window head only. Backsplash took a mildew-resistant silicone; window head took an ASTM C920 Class 25 sealant over closed-cell rod at 3/8 inch gap, rod sized to just under 1/2 inch so it compressed. Sealed 10 of the 21 scoped feet, about 48 percent of the run, with the remaining 11 feet open and documented.
Time closed at 2.4 hours of the 3.0 allotted, the balance spent setting airflow and writing the open-joint record. The invoice billed 10 feet. Six days later the corner read 13 against a 12 field reading, inside the 2 point acceptance, and the tub joint was sealed on a 0.8 hour return. The wet corner turned out to be a failed shower arm escutcheon behind the wall, which the customer had a plumber address between the two visits. Sealing on day one would have buried an active leak under a fresh bead and put the shop's name on the water damage.
