Job Completion and Broom-Clean Standard

Purpose

The job is not done when the truck is full. It is done when the vacated space is checked against the confirmed list, swept clean, walked against the baseline photos for damage, and the customer signs off in person, on site. Skip that pass and the job finishes in the truck's mirror instead: a missed item becomes a callback, an unflagged scuff becomes a one-star review, and a utility line left open behind a pulled appliance becomes a flooded garage found that evening. This standard turns "we got the stuff" into a job the shop can defend later.

Scope

Covers the sequence from the last item leaving the building to the truck pulling off the property: item verification, a utility check behind anything hard-connected, the broom-clean pass, restoring anything the crew altered, the damage comparison against the baseline, and final payment and sign-off.

It does not cover the pre-job scope confirmation or the baseline photos themselves, which the in-home walkthrough standard owns, the floor-protection kit and surface technique, which the customer property protection standard owns, or truck loading and securement, which the truck loading and weight distribution standard owns. This is the last pass before departure, not the work that got the truck loaded.

The safety gate before the crew calls it done

Treat every vacated appliance location as a live utility until proven otherwise, before anyone sweeps near it. An appliance that "looked unplugged" can still have a supply line under pressure behind it, and pulling it forward exposes a fitting that was fine while the appliance sat still. Confirm dry and capped before treating the spot as routine, and if that does not hold, the area is isolated and flagged, not swept over.

A propped door or gate is still an open door until someone closes it on purpose. Hours of load-out normalize a wedged front door, and the moment attention shifts to closing out is exactly when a pet gets out or a toddler wanders through it. Re-securing every propped opening is part of the same walk that verifies the item count, and any pet or child containment gets re-confirmed before the door counts as closed.

A floor is not safe to hand back with a fastener or shard still on it. Disassembly leaves screws, nails, and occasionally glass where someone will step once the crew is gone. Pick these up as they are found, never swept toward a corner for later; standing water from a leak in the same area is handled under the utility-leak stop rule below, not swept as ordinary debris.

The procedure

  1. Walk every room in the confirmed scope and count each item off against the walkthrough's list, checking closets and anywhere an item could have been set down mid-load. Acceptance: a completed zero-count against the list, initialed by the crew lead, not a mental impression. Wrong looks like calling it done because the truck reads full. Stop rule: an item is unaccounted for, the job is not complete regardless of the truck; return for it before payment, and say so directly if it cannot be located. Hazard: every door or gate propped open through the load gets re-secured on this walk, pet containment re-confirmed, before moving on.

  2. Before treating a space that held a hard-plumbed or hard-wired item as finished, visually confirm the connection behind it is closed, capped, or was never live, looking behind where the appliance sat for a supply line, drain line, or cord still attached to the building. Acceptance: the location confirmed dry, with any supply line capped or shut at an accessible valve, or confirmed there was never a hard connection. Wrong looks like noting the appliance is out and moving straight to sweeping. Stop rule: a line is found live or dripping, shut the nearest accessible isolation valve first; if none is within reach, do not cap or force it, keep the area clear of standing water and any outlet, and tell the customer a plumber or the main shutoff is needed before the space is complete. Hazard: water reaching a live outlet; treat it as live until fully cleared and dried, not just until dripping slows.

  3. Broom-clean the vacated space: floor swept or vacuumed free of loose debris, corners and closets included, not only the open middle of the room, with every fastener, foam scrap, and packing fragment from disassembly collected. Broom clean means debris-free, not detail-cleaned; a dust wipe-down is outside this standard unless separately scoped. Acceptance: no loose debris on any vacated floor including corners, zero fasteners on a hand-sweep of any disassembly area. Wrong looks like sweeping the middle of the room while a corner still holds foam and screws. Stop rule: a fastener turns up, pick it up immediately; the space is not broom-clean with a hazard still on the floor. Hazard: a fastener underfoot while sweeping bare-handed, use a dust pan and brush, and treat airborne dust from disturbed insulation or wallboard as a respiratory hazard worth a mask.

  4. Rehang or restore anything the crew altered to move the load, before calling the space complete: a door off its hinges, a gate unpinned, or furniture shifted to open a route, all restored to original position and function. Acceptance: every altered element back in normal position and working, hinge pins seated, doors latching. Wrong looks like leaning a door against the hallway wall because it is easier to reload later. Stop rule: a hinge pin will not seat cleanly, flag it to the customer rather than force it into something that fails next week. Hazard: a door or gate section is heavy alone; use a two-person lift at the truck-loading standard's weight threshold, fingers clear of the hinge barrel while a pin is seated.

  5. Walk the same carry path the walkthrough's baseline photos covered and compare it point by point, not from a general impression: door frames, stair treads, flooring transitions, the same shot taken again and compared side by side on the spot. Acceptance: every baseline point re-photographed and compared, each marked matching or flagged with new damage documented. Wrong looks like walking the hallway once and skipping the comparison to reach the next job faster. Stop rule: any point shows a mark not present in the baseline, stop, photograph it immediately, and surface it to the customer before the crew leaves, per the property protection standard's damage protocol. Hazard: none directly, it is a visual comparison, which is why the baseline photos have to exist first.

  6. State the final price against the confirmed scope, collect payment, and get sign-off before leaving the property. If the job bills by volume or weight, state the actual number and the reason for any difference from the walkthrough out loud, never a silent change on an invoice; a scope change mid-job should already have gone through the rebid procedure, so this step confirms the number, it does not renegotiate it. Acceptance: a stated price matching the walkthrough's confirmed number or a documented adjustment, plus sign-off acknowledging the vacated space and no damage beyond what was disclosed. Wrong looks like handing over a different figure and letting the customer find the gap. Stop rule: the customer disputes the price or declines to sign, escalate to the office rather than treat it as resolved, note the unresolved status in the record. Hazard: none, an administrative close.

When the site does not match the procedure

Customer not present for the final walk: get them on the phone or video for the comparison and sign-off; a signature from someone who never saw the space walked carries less weight in a later dispute. Item deliberately left behind at the customer's request: document it as an exclusion with the reason, so it reads as a choice, not a miss. Customer disputes the cause of flagged damage: the crew documents what it found and when, states its own read, and routes the disagreement to the office. A step-2 utility issue that cannot be resolved on site: the space stays incomplete until it is, and the referral goes in the record as an open item the office owns.

The record this produces

  • Item verification: the zero-count against the walkthrough's list, confirmed or with a documented gap.
  • Utility check: each vacated location confirmed dry and capped, or the leak found and how it was stopped.
  • Broom-clean confirmation: the space confirmed debris-free, including the fastener sweep.
  • Restoration: every altered element confirmed back in position and working.
  • Damage comparison: each baseline point marked matching or flagged, with photos for anything flagged.
  • Closeout: the final price, the sign-off, and any open exception routed to the office.

This is what the baseline photos were taken for. A completion pass with no baseline to compare against is a guess dressed up as a record.

One run of this standard, filled in

A living-room and garage cleanout: a sectional sofa, flattened moving boxes, and a garage refrigerator used as a beverage fridge, unplugged that morning but not otherwise disconnected.

  • Step 1: sectional, boxes, and refrigerator confirmed gone against the list. The front door and side gate, both opened to move the fridge, are re-secured; the dog, contained in the primary bedroom, confirmed still contained. Pass.
  • Step 2: the fridge is a side-by-side with an icemaker line. Behind where it sat, a copper line still runs to a saddle valve on the cold supply, and pulling the fridge forward cracked the fitting; it is dripping onto the garage floor. Fail. Stop rule taken: the valve is within reach, and the crew lead shuts it by hand, stopping the drip. The homeowner is told a saddle valve is not a permanent shutoff and a plumber should cap the line; the record notes the leak, the closure, and the referral as an open item.
  • Step 3: the living room floor is swept clean, including behind the sectional, and two stray screws plus tape scraps are picked up by hand. By the time the rest of the space is finished, the garage floor has air-dried enough for a normal sweep, done last rather than skipped. Pass.
  • Step 4: the gate's hinge pin, pulled to widen the path, is reseated and latches normally; the front door needed only a wedge. Pass.
  • Step 5: the baseline covered the hallway and the gate post. The hallway matches; the gate post carries a fresh scuff from the sectional's frame on the way out, not present in the baseline. Flagged, photographed, and shown to the homeowner before the crew leaves.
  • Step 6: quoted and confirmed at the walkthrough as a quarter of a truck load; nothing changed the scope, so the crew states the same figure. The homeowner signs off acknowledging the vacated space and the one disclosed item, not a blanket "no damage."

The number worth carrying off this job is step 2: a valve within reach turned a flooded garage into a five-minute stop and a referral. No valve in reach would have ended the visit with the crew clear of the water and the homeowner calling a plumber before the job could close.
