Door Closer Adjustment and Service

Purpose

A door closer is a life-safety and accessibility device wearing the costume of a convenience item, and that is why shops get it wrong. Turn the sweep valve down until the door stops slamming and you may have just built a fire door that no longer latches, which means the assembly it belongs to no longer does the one thing its label certifies. Crank the spring up until it latches reliably and you may have put an opening force on a doorway that a person using a wheelchair cannot get through.

This procedure exists so every closer this shop touches leaves the site measured rather than eyeballed: an opening force that meets the standard applying to that door, a closing time that meets it, and a latch that actually catches. It also exists so nobody bottoms a valve, blows a seal, and hands the customer a dead closer and a puddle of hydraulic fluid on the office carpet.

Scope

Covers surface-mounted overhead closers, concealed overhead and floor closers, and the adjustment, lubrication-free servicing, arm and bracket work, and replacement decision for them. Covers the measurement of opening force, closing speed and latching on the doors those closers are fitted to.

Does not cover panic hardware, exit device adjustment or egress compliance in the round, which is owned by the Panic Hardware and Egress Compliance Check SOP; where a closer sits on a door carrying an exit device, run that SOP as well. Does not cover electrified hold-open, magnetic hold-open tied to the fire alarm, or automatic operators, which are their own commissioning jobs. Does not cover door and frame repair, though this procedure will frequently identify it as the actual cause.

The handoff that decides everything is dispatcher to technician on the rated question. A technician who does not know a door is rated will happily slow it down until it stops latching, and the label will still be on the door saying it does.

Procedure

Step 1: Establish what kind of door this is before touching a valve. Look for a listing label on the hinge edge of the leaf and on the frame, and ask the facility contact whether the opening is on their rated-assembly schedule and whether it is a required egress door. Acceptance: door classified in writing as fire-rated, egress but not rated, or neither, with the label text photographed if present. Wrong looks like assuming a heavy hollow-metal door in a stairwell is not rated because nobody mentioned it. Stop rule: a door with a missing or painted-over label on an assembly the facility believes is rated is treated as rated, and any change beyond restoring the manufacturer's settings goes to the facility's authority having jurisdiction rather than being decided on the ladder.

Step 2: Measure the door as found, before you change anything. With a push-pull force gauge on the leading edge at the same height each time, record the force to set the door in motion and the force to swing it to full open. Time the closing sweep and the latch separately with a stopwatch. Acceptance: a written as-found set of readings, plus the closing time measured from 90 degrees open to 12 degrees from the latch. Wrong looks like a technician who adjusts first and measures after, which leaves no evidence the door was ever out of compliance and no way to prove the visit fixed anything. Stop rule: if the as-found readings cannot be taken because the closer is leaking or the arm is detached, skip to step 6, because there is nothing to adjust on a failed closer.

Step 3: Diagnose the door before diagnosing the closer. Check hinge wear, frame square, latch and strike alignment, weatherstripping compression and whether the leaf drags, then push the door closed by hand with the arm disconnected at the shoe if the assembly allows it. Acceptance: you can name whether the resistance is in the closer, the hinges, the seal or the strike, and the door swings freely by hand through its whole arc. Wrong looks like a closer wound up two sizes to overcome a strike a quarter inch out of alignment, which is the most common thing a locksmith walks into on a "closer problem". Stop rule: a misaligned strike or a dragging leaf gets fixed or quoted first, because adjusting a closer to compensate for door and frame faults guarantees a callback. Hazard: a closer arm under spring tension will whip when disconnected, so relieve the spring load per the manufacturer's instruction, keep your face out of the arc, and never disconnect the forearm with the door held open.

Step 4: Set spring power to the door, not to the complaint. Closer size is selected against door width, weight and exposure per the manufacturer's sizing chart and ANSI/BHMA A156.4, and it is not the control you use to fix a slam or a failure to latch; adjust it only if the door is genuinely under- or over-powered for its size. Acceptance: opening force measured after any spring change, and on an interior hinged door in a facility covered by the ADA 2010 Standards for Accessible Design that force does not exceed 5 pounds under section 404.2.9, fire doors being the named exception where the requirement is the minimum opening force the authority having jurisdiction allows. Stop rule: if the door cannot both meet the applicable opening-force limit and latch reliably, the problem is not the closer setting, so stop adjusting and route it to step 3's findings or to a replacement recommendation.

Step 5: Set the hydraulic valves one at a time, in small increments. Sweep controls the main arc, latch the last few degrees, backcheck the cushion near full open, and delayed action, where fitted, holds the door open before the sweep begins. Turn one valve at a time, no more than a partial turn between tests, re-timing after each change. Acceptance: closing time from 90 degrees to 12 degrees from the latch is at least 5 seconds where ADA section 404.2.8 applies, and the latch fires positively at the end of the arc. Wrong looks like a door timed to a comfortable 4 seconds because it felt right. Stop rule: never back a valve out past the travel the manufacturer's template sheet permits, commonly around two full turns from seated, because beyond that the valve screw leaves its bore and the closer dumps its fluid; a closer backed out that far is replaced, not repaired, and the fluid is cleaned up before anyone walks on it.

Step 6: Confirm latching with the door doing the work. Release the door from full open with no hand assistance and watch it close and latch, three consecutive times. Acceptance: the bolt engages the strike every time, unassisted, which is the operative requirement for a self-closing and self-latching fire door assembly under NFPA 80 in the edition your authority having jurisdiction has adopted. Wrong looks like a door that latches when nudged. Stop rule: a rated door that will not latch unassisted after adjustment is reported to the facility contact in writing the same day and logged as a deficiency, not left quietly closed-looking, because an unlatching fire door is the failure the label exists to prevent.

Step 7: Record the after readings and hand over what you found. Re-measure opening force and closing time exactly as in step 2, same gauge, same height, and write both sets side by side. Acceptance: an as-found and as-left figure for every door touched, plus a named deficiency list signed by the facility contact covering anything you did not correct. Wrong looks like a work order reading "adjusted closers, doors operating properly", which tells a future inspector nothing and tells your own shop nothing either. Stop rule: no signature, no closed ticket; an unsigned deficiency list on a rated opening is the one document you will want later.

The record this produces

One line per door on a closer service sheet, not one line per visit:

  • Door identifier and location, classified as fire-rated, egress, or neither, with the label photograph
  • As-found opening force and closing time from 90 degrees to 12 degrees, and the as-found latch result
  • What was found on the door itself: hinges, strike alignment, seal compression, leaf drag
  • Which valves were moved and in which direction, plus any spring-power change and why
  • As-left opening force, closing time and the three-cycle unassisted latch result
  • Deficiencies not corrected, with the reason and the recommendation
  • Facility contact signature and date

Readers later: the facility's fire door inspector reconciling this against the annual inspection record, the authority having jurisdiction after an event, the shop's own technician on the next call to the same site, and the customer deciding whether to fund the frame work you flagged.

Worked pass: three doors on a stairwell run, one of them failing

A property manager reports two stairwell doors slamming and one that will not close. Step 1 classifies all three: labels present and legible on the two stairwell leaves, so rated; the third is an interior office door with no label and not on the schedule, so neither rated nor egress.

Step 2 as-found on stairwell door A: opening force within limits, closing time from 90 degrees to 12 degrees measured at 3 seconds, latch positive. The door is not slamming because it is powerful, it is slamming because it is fast. Door B measures 4 seconds and latches. The office door has an arm detached at the shoe and a wet film down the closer body.

Step 3 on door A finds the strike plate slightly proud and the leaf just touching the head seal, both minor and neither the cause of the speed complaint. Door B is clean.

Step 5 on door A: sweep valve turned in a quarter turn, re-timed at 4 seconds, another quarter turn, re-timed at 5 seconds, latch still positive. Door B takes one quarter turn to reach 5 seconds. Both now meet the 5-second minimum ADA section 404.2.8 sets from 90 degrees to 12 degrees, on the same stopwatch as the as-found readings.

Step 6 fails on door A. Released from full open with no hand assistance it closes, but the bolt stops short of the strike on the first and third of three attempts. The slower sweep has removed the momentum that was masking the proud strike found in step 3. Stop rule taken: the technician does not speed the door back up to make it latch, because that trades a corrected compliance defect for the original one. The strike is shimmed and re-tested, and the door latches unassisted on three consecutive releases.

The office closer never reaches step 5, because step 2 found the fluid film: a blown seal, and nothing to adjust on a closer that is empty.

As-left, door by door: A at 5 seconds latching after a strike correction, B at 5 seconds latching, office door quoted for replacement. Of the three complaints called in, one was a closer adjustment, one was a closer at end of life, and one was a strike that only revealed itself once the door was slowed to the required time. That last one is the whole case for measuring after adjusting.
