Door Hardware Grades (ANSI / BHMA Standards)

Why this matters

Door hardware comes in three grades per ANSI / BHMA standards: Grade 3 (residential), Grade 2 (light commercial), and Grade 1 (heavy commercial / institutional). The grades reflect testing requirements for durability, security, and safety. Customers buying lock hardware should understand these grades; locksmiths recommending hardware should specify the appropriate grade. The wrong grade leads to premature failure or unnecessary cost.

ANSI / BHMA grading

The American National Standards Institute (ANSI) and Builders Hardware Manufacturers Association (BHMA) test hardware against specific standards. Each grade has specific test requirements:

What gets tested

Hardware testing covers:

  3. Material strength: pull, twist, impact resistance
  4. Lifespan in normal use

A Grade 1 lock survives much harsher use than Grade 3.

Lockable vs. non-lockable

Beyond grade:

  • Passage: turns to open; no lock (interior doors)
  • Privacy: turns to lock from inside only (bathroom, bedroom)
  • Entry: keyed exterior; thumb turn or button interior
  • Storeroom: outside lever always locked, key retracts the latch; inside lever always free for egress (commercial)
  • Classroom: locks from outside only; turns to unlock
  • Communicating: thumb turn from both sides (interior between rooms)

Re-keying considerations by grade

For re-keying:

Smart locks and grade

Modern smart locks:

  • Few are Grade 1 (the electronic locking is the key feature)

For customers wanting smart + high security: combination locks may exist.

When to upgrade

For customers with old hardware:

  • Original hardware (Grade 3 from years past) may be at end of life
  • Cycle counter on doors is rare; estimate from age + use
  • Recommend Grade 2 (or higher) replacement when hardware fails or is replaced for other reasons

Code requirements

For commercial customers, grade is only half the specification. The building code, the fire code, and accessibility law all constrain what you are allowed to hang, and they override the customer's preference. Verify the specifics with the authority having jurisdiction before ordering, because adoption and amendments vary by state and city.

  • Egress side unlocks without a key, tool, or special knowledge. The door in the path of egress has to open from the inside at all times the building is occupied. Double-cylinder deadbolts on a commercial egress door are the single most common violation a locksmith gets called to undo.
  • One motion to unlatch. A person leaving should not have to turn a thumbturn and then a lever. That is what pushes many commercial doors to an interconnected lockset, a mortise lock with a single-motion trim, or an exit device.
  • Accessible operable hardware. Lever, paddle, or push bar, not a knob. The requirement is that it works without tight grasping, pinching, or twisting of the wrist, and it applies to the operable hardware on accessible routes.
  • Panic or fire-exit hardware where occupancy demands it. Assembly, educational, and certain hazardous occupancies above the occupant-load trigger require listed panic hardware. On a fire-rated opening it must be fire-exit hardware, which is a different listing than plain panic hardware.
  • Fire-rated openings need listed, labeled, self-latching hardware and a closer. No field modification that voids the label, no propping, no dogged latch on a rated door. The label on the door and the frame tells you the rating you have to match.
  • Electrified hardware has to release on alarm and, in most cases, on power loss. Fail-safe versus fail-secure is a life-safety decision, not a customer preference, and it gets coordinated with the fire alarm. Delayed-egress and controlled-egress arrangements are permitted only in specific occupancies with specific signage, timing, and release conditions.
  • Grade follows the code decision, not the other way around. Once egress, rating, and accessibility fix the hardware type, pick the grade from cycle life and traffic. Grade 1 on high-traffic openings, Grade 2 on light commercial and back-of-house.
