Common Paint Problems + Solutions
Overview
Common paint failures + their causes. Most are preventable with good prep + technique; this reference helps diagnose existing failures + prevents repeating mistakes.
Problem: Peeling
Symptoms: Paint flakes off in strips or chips. Often at edges, around windows, or near moisture sources.
Causes:
- Moisture infiltration: most common cause. Water gets behind paint from leak, condensation, or wet substrate at application.
- Adhesion failure: paint over dirty, glossy, or incompatible substrate.
- Old paint failing: paint exceeds its expected life.
Fix:
- Identify + fix moisture source FIRST (leak, condensation, ventilation)
- Scrape all loose paint to sound substrate
- Sand edges feather-smooth
- Spot prime with bonding primer
- Repaint
Problem: Cracking + alligatoring
Symptoms: Paint develops cracks resembling alligator skin. Multiple layers may be cracking.
Causes:
- Too many layers: paint film thickness > 10-12 mils; can't accommodate substrate movement
- Wrong topcoat over wrong primer: incompatible chemistries
- Painting cold: latex below 50°F doesn't cure properly
- Substrate movement: wood expanding/contracting
Fix:
- Strip all paint to bare substrate (if cracks span multiple layers)
- Properly prime
- 2 coats fresh paint
- Consider elastomeric paint for masonry that moves
Problem: Blistering
Symptoms: Bubbles or blisters in fresh paint, usually within days.
Causes:
- Moisture in substrate: wet wood, damp drywall, condensation
- Painting in direct sun: paint surface sets faster than underneath; trapped solvent escapes as blister
- Oil paint over latex without bonding: poor adhesion
Fix:
- Wait for substrate to dry completely (moisture meter < 15%)
- Avoid painting in direct sun on hot surface
- Sand blisters to sound paint, prime, repaint
Problem: Lap marks
Symptoms: Visible lines or "halos" where one paint pass overlapped another that had partially dried.
Causes:
- Wet edge not maintained: stopped painting mid-wall + restarted on dry paint
- Paint drying too fast: hot day, low humidity, direct sun
- Wrong technique: rolling section by section without overlap
Fix:
- Sand smooth (220 grit)
- Spot prime if visible
- Re-paint entire wall corner-to-corner with proper technique:
- Maintain wet edge always
- Work in 3-ft sections, overlap previous section
- Stop only at logical breaks (corner, trim)
- Paint in cooler part of day OR shade
Problem: Brush strokes / roller marks
Symptoms: Visible texture from application tools.
Causes:
- Wrong brush/roller for the paint: cheap or wrong type
- Paint too thick: didn't add water for latex when conditions called for it
- Wrong technique: not laying off in final smooth pass
- Premium paint applied like cheap paint: doesn't self-level
Fix:
- Sand smooth (220 grit)
- Repaint with proper tools (3/8" nap roller for smooth walls, fine bristle brush for trim)
- Final smoothing pass in one direction
- Don't overwork the paint
Problem: Color bleeding / staining
Symptoms: Stain (water, smoke, tannin, rust) shows through fresh paint.
Causes:
- No stain-blocking primer: latex topcoat alone doesn't block
- Wrong primer: water-based primer over a tannin stain
- Active leak: source not fixed
Fix:
- Fix any active leak or moisture
- Sand stained area to sound paint
- Apply appropriate primer:
- Water stains: oil-based or water/oil-blocking primer
- Tannin (cedar, redwood, mahogany): oil OR shellac primer
- Smoke / nicotine: shellac primer (BIN)
- Rust: rust-blocking metal primer
- 2 coats topcoat
Problem: Mildew / mold appearing on painted surface
Symptoms: Dark spots, black streaks, especially on exterior north sides, bathrooms.
Causes:
- Inadequate ventilation: bathrooms, north-facing walls
- No mildewcide in paint: cheap paint
- Substrate contains spores: not cleaned before paint
Fix:
- Wash existing mildew: 1:4 bleach/water, rinse
- Improve ventilation (bath fan, exterior airflow)
- Repaint with mildew-resistant paint
- Add mildewcide if needed (paint store can add)
Problem: Wrinkling / orange peel
Symptoms: Paint surface has visible texture like an orange peel.
Causes:
- Spray pressure wrong: too low for the paint
- Tip size wrong: too small for paint viscosity
- Cold paint: viscosity too high
- Walls textured underneath: can't hide
Fix:
- Adjust sprayer or use roller for affected area
- Use correct tip for paint viscosity (manufacturer spec)
- Warm paint to 60-80°F before use
Problem: Yellowing white paint
Symptoms: White paint turns yellow over time, especially in dark closets, hidden areas.
Causes:
- Oil paint (alkyd): naturally yellows over time, especially in low-light
- Smoke / nicotine exposure: contaminates surface
- Trim near heating: oil paint yellows faster near heat
Fix:
- Switch to 100% acrylic latex (doesn't yellow)
- Clean nicotine deposits with TSP
- Prime with shellac to block + repaint
Problem: Sagging / runs
Symptoms: Drips or runs in fresh paint.
Causes:
- Too much paint per pass: overloaded brush or roller
- Painting top-down without overlap: paint pools
- Too thick on first coat: didn't allow proper dry
Fix:
- While wet: roll out the sag immediately
- After dry: sand smooth, spot prime, repaint
- Better technique: thinner coats, allow proper recoat time
Problem: Adhesion failure on vinyl siding
Symptoms: New paint peels off vinyl in sheets.
Causes:
- Wrong paint: standard exterior paint isn't formulated for vinyl
- Dark color on light vinyl: heat warping voids siding warranty + causes paint failure
- No bonding primer
Fix:
- Use specifically "vinyl-safe" paint OR vinyl bonding primer
- Light colors only (LRV > 55 typically)
- Pressure wash first
- May need full repaint after stripping
Problem: Brush bristles / debris in paint
Symptoms: Bristle hairs or debris dried into the paint surface.
Causes:
- Cheap brush shedding bristles
- Painting in dusty area without protection
- Dirty paint (debris fell in container)
Fix:
- While wet: pick out debris with stick, brush over
- After dry: sand smooth, repaint section
Prevention: quality brushes, sealed paint container, clean work area.
Customer-facing communication
When asked about a problem:
- Diagnose first: don't guess
- Be honest about cause: if it's prep failure (yours or someone else's), say so
- Provide options: full fix vs. cosmetic repair
- Get agreement in writing: scope of repair, cost, expectation
When the problem isn't fixable without major work
Some of the failures above are symptoms of something no coating will solve. Recognize these before you quote a repaint, because painting over them buys the customer a year at most and buys you the callback.
Active water intrusion. Failed flashing, a leaking roof or window, a plumbing leak inside the wall, negative grade dumping water at the foundation. The wall gets repainted, the water keeps coming, the film lifts again. This is a roofing, siding, glazing, or drainage repair first. Paint after.
A wall assembly with no vapor control. Repeated blistering or peeling on the same elevation every few years, with no visible leak, usually means the assembly is pumping moisture through the cladding. That is a construction fix, not a product selection.
Rotted or failing substrate. Soft, punky wood, delaminating plywood, crumbling stucco, spalling masonry. A coating needs a sound surface to bond to. Probe it; if a screwdriver goes in, it gets replaced or repaired by the appropriate trade.
Coating accumulation past what the substrate can carry. Deep alligatoring through many old layers does not get solved by adding another one. The real fix is full removal to a sound base, which on an older exterior is a strip job with its own cost, containment, and possibly regulated-material handling.
Suspected lead-bearing coatings on a pre-1978 building. The moment the fix requires disturbing that film, this stops being a paint decision. Firm certification, trained workers, containment, and the required customer notification all attach. Do not sand or scrape your way into a violation because the customer wanted it done cheap.
Persistent mildew driven by a building condition. A bathroom with no working exhaust, a north wall in permanent shade under overgrown plantings, a crawlspace pushing humidity up. Clean and coat all you want; it returns. The ventilation, the pruning, or the moisture source is the job.
Efflorescence and moisture in masonry. Salts pushing through a foundation or brick wall will keep pushing off whatever you put on top. The water path gets addressed first.
Structural or settlement movement. Cracks that reopen after every repair, doors and windows out of square, stepped cracking in masonry. That is an engineering question, not a caulk-and-paint question.
How to handle it with the customer: name the underlying condition, explain what a repaint would actually deliver and for how long, and give the honest sequence with the other trade first. Put the recommendation and the limitation in writing. If they choose the cosmetic repaint anyway, that is their call to make, but it is documented as cosmetic with no warranty on the failure recurring. Walk away from any job where you are asked to warranty a coating over a condition you have identified and cannot control.
