Termite Bait vs Liquid Barrier vs Fumigation Decision Matrix

Why this matters

Subterranean and drywood termites are different biology requiring different treatment, and within subterranean treatment the choice between bait (Sentricon, Trelona) and liquid barrier (Termidor, Premise, Taurus) is a serious commercial decision that affects pricing, warranty terms, ongoing service revenue, and customer trust. Quoting fumigation for subterranean (no benefit, expensive theater) or quoting liquid barrier for drywood in an attic (cannot reach the colony) signals the operator does not understand the biology. This matrix routes the treatment by species, infestation location, structural access, and customer service preferences.

Species identification first

Subterranean termite (Reticulitermes, Coptotermes, Heterotermes): connects to soil. Builds mud tubes up foundation walls, piers, slab cracks. Frass is not visible because the workers consume it. Swarms in spring (Reticulitermes) or summer/fall (Formosan/Coptotermes). Wings on swarmers are all equal length, antennae straight (vs flying ant).

Drywood termite (Incisitermes, Cryptotermes): does NOT connect to soil. Lives inside the wood it eats. Frass (pellets the size of poppy seeds, hexagonal cross-section, sand-grain color) accumulates below kick-out holes. Swarms typically late summer to fall. Common in coastal California, Florida, Hawaii, Gulf states.

Dampwood termite (Zootermopsis): high-moisture wood, decaying logs, sometimes near plumbing leaks. Rare structural infestation but found in NW Pacific coast and high-moisture environments.

The species ID determines the treatment path. Mud tubes equals subterranean equals liquid or bait. Frass pellets equals drywood equals localized treatment or fumigation. Misidentification at this step wastes the entire job.

Subterranean: bait vs liquid barrier

Bait system (Sentricon, Trelona ATBB): in-ground stations placed around the perimeter at 8-20 foot spacing per the system manufacturer. Contains an attractant matrix and a hexaflumuron or noviflumuron AI (chitin synthesis inhibitor) that the foraging workers consume and share. Population dies over months. Monitor visits every 60-90 days during active season.

Strengths: minimal soil chemistry, no drilling through slabs, environmentally lower-impact, lifetime renewable warranty in most provider programs. Effective on Formosan termite which is hard to barrier-treat in coastal slab construction.

Limitations: slower than liquid (90-180 days to colony elimination vs immediate barrier). Requires soil placement of stations, so concrete patios and pool decks complicate layout. Annual renewal fee is the business model and the customer pays this for the life of the warranty.

Best fit: customer values minimal-chemistry approach, slab home where drilling is undesirable, Formosan territory, customer wants long-term peace of mind under a renewable warranty.

Liquid barrier (Termidor SC, Premise 75, Taurus SC, Altriset): non-repellent termiticide trenched around the foundation perimeter at 4 gallons per 10 linear feet, treated soil rate per label. Slab homes also require drilling and injection through the slab at expansion joints, plumbing penetrations, and bath traps to extend the barrier beneath the slab.

Strengths: immediate result. Termites contacting the treated soil die quickly, and the non-repellent property of fipronil (Termidor) means termites do not detect the barrier and pass it back to the colony before death. Single application protected zone typically lasts 7-10+ years.

Limitations: significant soil chemistry application (heavy gallonage). Requires trenching the perimeter and slab drilling on slab construction - intrusive and visible. Re-treatment after 7-10 years per product label.

Best fit: existing active subterranean infestation in a non-slab or crawlspace home, customer wants immediate result, customer accepts soil chemistry, no Formosan complications.

The choice between bait and liquid is also a business model choice. Bait generates recurring renewal revenue with low per-visit labor. Liquid is a high-ticket one-time-plus-annual-inspection model. Larger national operators (Terminix, Orkin) have offered both for decades; small operators usually specialize in one.

Drywood: localized vs fumigation

Localized drywood treatment: drill-and-inject the infested timber with a borate (Bora-Care, Tim-bor) or non-repellent termiticide (Termidor SC) into galleries. Works only when the infestation is small, isolated, and accessible. Visible kick-out holes in a single ceiling joist or a single rafter, frass piles below, no other suspect timbers: localized.

Best fit: small isolated drywood infestation, customer cannot afford fumigation, attic access available.

Limitations: only kills what is reached. Drywood colonies can be elsewhere in the structure. Limited warranty.

Fumigation (Vikane sulfuryl fluoride): tent the entire structure, gas it under the tarp for 24-48 hours at calculated dosage based on volume and species/temperature. Penetrates every void of every piece of wood. Kills all drywood termites in the envelope.

Strengths: only treatment that addresses unknown drywood colony locations. Required by most large drywood infestations in California and Florida. Multi-year warranty common.

Limitations: significant cost. Customer must vacate the home for 2-3 days. Plants, pets, food, and certain medications must be removed. Roof and exterior landscape may suffer damage from the tarp. Requires fumigator state license (separate from general PCO license in most jurisdictions).

Best fit: structural drywood infestation with multiple sites or unknown extent, customer can vacate, jurisdiction supports tent fumigation, fumigator licensed.

The localized vs fumigation choice is a scoping decision. Confirmed single-site infestation: localized. Two or more confirmed sites or any uncertainty about colony location: fumigation. Quoting localized for a structural infestation that is actually multi-site is the most common drywood callback in the industry.

Dampwood

Dampwood termite treatment is moisture remediation first. The wood must be dried below 20% MC and the underlying moisture source (leak, ground contact, ventilation) must be corrected. Chemical treatment of dampwood-infested timber is supplementary; without the moisture fix, the population returns.

Cross-cutting: Formosan termite

Formosan is subterranean, but scope it as its own category rather than folding it in with native Reticulitermes work. The colonies are far larger, the foraging territory is wider, and the damage rate is faster, so the same treatment that holds a native colony can leave a Formosan population feeding.

The part that catches operators out is the carton nest. Formosan builds a chewed-wood-and-soil carton mass that holds its own moisture, which means a colony can establish inside a wall void, a flat roof cavity, or a boxed soffit and survive with no soil contact at all. Treat the soil perimeter only, and an aerial colony above the barrier keeps eating. Any structure with a chronic roof leak, a failed shower pan, or a plumbing leak in a wall is a candidate.

Scope it this way:

  1. Probe and sound for carton. Look for it wherever there is a known moisture source, not just at the foundation.
  2. Treat any carton found directly - foam or dust into the void per label, not a surface spray.
  3. Correct the moisture source. If the leak stays, the aerial colony has what it needs to re-establish.
  4. Apply the perimeter treatment as you would for any subterranean job, and consider layering a bait system with it rather than choosing between them. Slab and coastal construction is where a barrier alone is hardest to make continuous.
  5. Inspect more often than a native-subterranean contract would call for, and write the interval into the agreement.

Swarm timing helps confirm the ID: Formosan swarms at dusk in late spring and summer and hits porch lights hard, while native eastern subterranean swarms in daylight in spring. Some states also restrict movement of infested timber, ties, and mulch out of quarantined parishes or counties, so check before you haul debris off the site.
