Commercial Flatwork Off-Hours and Signage Standard

Purpose

A light-commercial flatwork job, a storefront sidewalk, a small strip-center common walkway, a restaurant's front entry, almost always runs before the doors open or after they close, because a working entrance can't be wet and closed during business hours. That constraint makes scheduling and signage the part of the job that decides whether it goes well, not an afterthought around the actual cleaning. Get the access window wrong and the crew either shows up to a locked gate at 4 AM with nowhere to go, or finishes a wash with the entry still slick minutes before the first customer or delivery crosses it. This standard sets how the access window gets confirmed, how the wet-and-closed footprint gets sized and marked, and how a section gets cleared to reopen, so the wash and the reopening land on the same side of the doors unlocking.

The failure it prevents: a delivery driver or an early customer crossing a section that tested fine an hour ago but never actually cleared, and a property manager fielding that complaint before the shop knows there was a problem, because nobody flagged which paths still needed a re-check.

Scope

Exterior flatwork at light-commercial sites, storefront sidewalks, entries, small strip-center common walkways, restaurant patios, scheduled during an off-hours access window because the site can't be closed to foot or vehicle traffic during the wash itself. Covers confirming the access window, sizing the wet-and-closed footprint, barricade and signage placement, and the reopening check.

The procedure

  1. Confirm the exact opening time and access method with the property or tenant contact before the job is scheduled, in writing. A text or email naming a specific time, not a general sense of "we open around 8." Accept: a written confirmation on file naming the opening time, the access method (key, code, gate, on-site staff), and an after-hours contact number. Wrong: scheduling off a posted store-hours sign or last visit's assumed access. Stop rule: no written confirmation means the job does not get scheduled yet; get it first. Hazard: none, this step is a phone call.

  2. Size the arrival time so the wash finishes with a real buffer before the confirmed opening, not a tight one. Use the wet surface slip hazard reference's drain-time range for the site's substrate as the floor, then double it, and account for conditions that stretch that range further. A broom-finish surface's sunny-day range runs roughly 10 to 20 minutes; pre-dawn work with no sun aiding evaporation pushes toward or past the long end of that range on its own, before doubling. Accept: the scheduled completion time for the last section leaves at least double the gated drain-time estimate before the confirmed opening. Wrong: booking a job to finish "around" opening time and hoping the surface is dry by then. Stop rule: if travel or setup delay eats into the buffer, notify the property contact immediately rather than compressing the wash to make up time. Hazard: none.

  3. On arrival, confirm the access method actually works and walk the site for anything not visible when the job was scheduled. A gate code, a lockbox, or a side door someone unlocks. Accept: access confirmed working, and the walk turns up any obstruction, a parked vehicle, a staged delivery, a locked side gate. Wrong: assuming a code that worked last visit still works, or skipping the walk because the front is clear. Stop rule: an access failure gets one call to the after-hours contact and a wait of no more than 15 minutes; past that, treat it as a no-access reschedule. Hazard: approaching an unfamiliar lot before dawn means checking for moving vehicles, especially near a loading dock, before stepping into a drive lane.

  4. Set barricades and signage before any water runs, sized to every path someone could use before opening, not just the main entrance. A side door used for early deliveries, a staff entrance, a path to a dumpster a driver crosses. Accept: a barrier line and a closed-for-cleaning sign at both ends of every affected path, placed before the wash starts. Wrong: barricading only the main entrance and treating a side delivery path as out of scope because the booking call didn't mention it. Stop rule: any path the site walk in step 3 turned up gets the same barricade as the main entry, no exceptions for a path that "probably" isn't used this early. Hazard: placing cones or tape in low light near a loading dock; use a headlamp and confirm no vehicle is approaching before stepping into any lane.

  5. Wash the highest-priority path first, the one that most needs its full drain-time buffer, and work lower-priority sections after it. The customer-facing main entry gets the longest runway; a side patio or secondary walkway can be worked later in the window. Accept: the main entry's final rinse lands early enough in the window to clear the full buffer set in step 2. Wrong: working sections in whatever order is physically convenient for the equipment, regardless of which one opens first. Stop rule: if the job is running behind, protect the main entry's buffer and cut time from a lower-priority section instead, never the reverse. Hazard: working close to a fire lane or loading dock in low light; hi-vis and a clear sightline to any approaching vehicle.

  6. Before removing any barricade, run the boot-heel check from the wet surface slip hazard reference on that specific section, not one check assumed to cover the whole site. Press a boot heel down with body weight and twist; a surface that grips holds still. Accept: each barricaded section passes its own check before its own barricade comes down. Wrong: checking the main entry, confirming it's dry, and pulling every barricade on the property based on that one result. Stop rule: a section still failing at the confirmed opening time stays barricaded and gets an immediate call to the property contact; never open a failing section to avoid an awkward look at opening. Hazard: none beyond the standard footing check.

  7. Clear every hose, cone, and piece of equipment from every path before leaving, and finish a final walk with time to spare before the confirmed opening. Accept: no equipment left in any path a customer, staff member, or delivery vehicle will use. Wrong: leaving a coiled hose near the door because the truck's next stop is close. Stop rule: anything found on the final walk gets moved before the crew leaves, not noted for next time. Hazard: same low-light vehicle-path hazard as step 4, now while loading equipment near a drive lane.

  8. Document the confirmed opening time, arrival time, barricade placement, and each section's check result on the ticket. Accept: the ticket carries all four, entered the same visit. Wrong: a ticket that says "completed, no issues." Stop rule: a section needing extended barricade time gets flagged, since a repeat at the same address signals the site's buffer needs to be permanently longer, not a one-off delay. Hazard: none, paperwork.

The record this produces

The ticket carries the confirmed opening time and access method, the arrival time, which paths were barricaded and when, each section's check result and the time it passed, and any deviation from the plan, an access failure, a late buffer, an unbarricaded path found on the walk. A crew lead reviewing this across a route watches for one pattern: the same address needing its buffer stretched twice, which means the standing lead time for that site is wrong, not that the crew is running late.

One run of this standard, filled in

A coffee shop storefront, confirmed opening time 6:00 AM by text from the property manager two days prior, access via a keypad code on a side gate. The site includes a 400 sq ft broom-finish concrete entry sidewalk and a side walkway that a bread supplier uses for an early delivery, confirmed by the manager as arriving around 5:30 AM.

  • Step 1: opening time and gate code confirmed in writing, after-hours number on file. Pass.
  • Step 2: pre-dawn, no sun, broom-finish concrete; the sunny-day 10 to 20 minute drain range gated toward its long end for these conditions, buffer set at double the 20-minute figure, 40 minutes minimum. Completion targeted for 5:00 AM, a full hour ahead of the 6:00 AM open. Arrival set for 3:45 AM.
  • Step 3: gate code worked, no obstruction on the walk. Pass.
  • Step 4: barricades set at both ends of the main entry. The side delivery walkway was left unbarricaded; the tech read the booking notes as covering the front entrance only. Fail. Caught during the same headlamp sweep, when a delivery-dock sign pointed down that exact walkway. Stop rule taken: barricade added immediately, the supplier's after-hours line called to flag a 5:30 AM crossing risk on an unrinsed section.
  • Step 5: main entry washed and rinsed first, completed 4:35 AM. Side walkway washed next, rinsed 4:55 AM, just inside the 5:00 AM target reset by step 4's correction.
  • Step 6: main entry's check passed at 5:10 AM, barricade removed. Side walkway checked separately at 5:15 AM, passed, about 20 minutes past its own rinse and 15 minutes ahead of the 5:30 AM delivery. Barricade removed.
  • Step 7: equipment cleared from both paths immediately after each barricade came down; final walk at 5:25 AM, five minutes ahead of the 5:30 AM delivery, confirmed nothing left in the delivery route.
  • Step 8: ticket recorded the confirmed times, the step 4 correction, and both sections' passing checks, flagged so the next visit's booking notes explicitly name the delivery walkway rather than leaving it to be discovered on-site again.

The job held because step 4's site walk caught what the booking call missed, with enough buffer left to fix it without touching step 2's margin. Run the same job without a walk that actually checks for signage and delivery paths, and the fix happens at 5:25 AM instead of 3:50 AM, five minutes before a truck is due down a wet, unmarked walkway.

When the call does not run as written

The site walk turns up an early event or delivery the booking call never surfaced. Treat it the same as step 4's example: extend the barricade, call the affected party, and fix the confirmation process for next time rather than treating it as a one-off surprise.

A section fails its check at the confirmed opening time. It stays barricaded. Call the property contact immediately, explain which section and why, and give a realistic re-check time rather than a guess.

Weather delays the drain time past what step 2 planned for. Extend the barricade on the affected section only; do not pull it on the clock alone once conditions have visibly changed the drying rate.
