Common Causes of Pressure Washing Damage Claims
Why this matters
Almost every damage claim this trade fields fits one of a short list of repeatable causes, and the phone call goes very differently depending on whether the crew recognizes which one they are looking at in the first thirty seconds or spends ten minutes guessing while the customer's patience runs out. Half of the categories below are not damage at all, they are a pre-existing condition the wash made visible rather than caused, and treating one of those as a real incident, apologizing and offering a redo before checking anything, teaches the customer that vague accusations get results and invites the next one. The other half are real, and the same speed that clears a false claim fast is what limits a real one before it gets worse. The single question that sorts most of these: did it change, or was it already like this
Four of the nine categories above, chalking, oxidation striping, wood checking, and rust or mineral staining, resolve the same way once you ask one question: does a matched before-and-after photo pair show a change at that exact spot, or does it show the identical condition in both frames. A defect a wash actually caused looks different after than before. A defect the wash only revealed, by removing the dirt or film that had been masking it evenly, looks the same in both photos, just easier to see once the surrounding grime is gone. This single check resolves close to half of all disputed-damage calls without needing to understand the underlying material science at all, which is why the Pre-Wash Property Walk standard exists: it is what makes this question answerable in the first place. A crew with no pre-wash photo has no way to ask it, and every claim in those four categories becomes a memory contest instead of a two-minute photo comparison.
Timing is itself diagnostic evidence
Beyond the changed-or-unchanged question, when a symptom appears sorts the remaining categories almost as cleanly. Active etching, stripping, and pressure or nozzle damage are visible immediately, often while the crew is still on-site, because the mechanism is direct contact and direct force. Delayed plant injury and, less commonly, a slow fabric or finish bleaching from residual chemical, appear over the following one to three days, because the mechanism is a dose absorbed into living tissue or working through a coating over time rather than an instant reaction. Drift and grade runoff are typically reported the same day, often the same hour, because both require the water to still be moving to be noticed at all. A claim that does not fit its category's expected timing is worth a second look before it is accepted at face value: a customer reporting a "fresh crack" that a neighbor mentions has been there for years, or a "new chemical burn" on a plant first reported three weeks after the last visit, is describing something outside the pattern its claimed cause should produce.
Worked example: sorting a five-item complaint from one visit
A single call comes in two days after a combined house wash, driveway cleaning, and gutter brightening. The customer lists five things in one breath: a crack in the driveway, a hedge going yellow, patchy white siding under the eave, a hazy spot on a car that had been parked in the driveway, and gutters that "still look streaked."
The driveway crack is checked first against the pre-wash walk photos: the same crack, same length, same position relative to a control joint, present in both the before and after frames. Unchanged, closed with the photo comparison, no further action.
The hedge is a delayed symptom, two days out, worst on the side facing the driveway, which was treated with a surfactant wash. This is timed and positioned exactly like a chemical phytotoxicity case, and it gets handed to the plant-damage diagnostic process rather than assumed unrelated just because the visible symptom took two days to show up.
The patchy siding under the eave gets a wipe test: heavy transfer, confirming oxidation chalking rather than fresh damage, closed the same way as the driveway crack, with the added confirmation the test itself provides.
The hazy spot on the car is different in kind from the other four: it was reported and inspected the same day, while the crew was still present, consistent with active etching rather than a revealed pre-existing condition, and it had already been routed through the etched-finish incident response procedure before the callback about the other four items ever came in. It does not get re-litigated on this call; it is already a separate, already-documented incident.
The gutter streaking is checked against its own before-and-after pair: identical position and intensity in both photos, exactly the oxidation-striping signature, and exactly the kind of condition a standard brightening pass was never scoped to remove. This closes as a scope clarification rather than a technical failure, with a separate estimate offered for the dedicated treatment.
One phone call, five complaints, four different resolutions, and only one of the five, the vehicle, was ever a live incident, because it was the only one that failed both tests: it changed, and it changed immediately.
How to verify a claim has been sorted into the right category
Before closing any damage call, confirm two things line up rather than one. First, the changed-or-unchanged check: pull the actual before-and-after pair for the specific spot in question, not a general photo of the property, and confirm which category that comparison actually supports. Second, the timing check: confirm the symptom's onset matches what its claimed category predicts, immediate for etching and pressure damage, delayed by a day or more for chemical injury to living tissue, same-visit for drift and runoff. A claim that passes only one of the two checks is not yet sorted; go back to the photo record or the timeline before committing to an explanation on the phone, since a wrong category stated confidently is worse for the account than taking an extra hour to get it right.
A third check, cheaper than either of the first two, catches the cases where no photo comparison exists at all: does the mechanism actually fit the material. A claimed oxidation stripe on vinyl siding, a material that does not oxidize the way bare or painted aluminum does, is describing the wrong category regardless of what the streak looks like, and the real cause is worth re-examining rather than filing under a mechanism the material cannot produce. Matching mechanism to material takes seconds and it is what separates a category applied correctly from one applied because it was the first plausible-sounding row on the list.
