Oil and Grease Stain Treatment Technique

Why this matters

Pressure alone does not remove oil or grease from concrete; it moves the stain sideways and drives it deeper into the pores, so a driveway or a commercial pad that looks clean at handover can show the same stain again, slightly larger and lighter, within a day or two as it wicks back toward the surface. That much is common ground with any oil-stain job. What this technique guide adds is the part a shop learns the hard way the first time it takes on a restaurant or small retail account: food-grade grease is a different chemistry problem than motor oil, not just a dirtier version of the same stain, and reaching for the driveway degreaser without adjusting the technique either wastes a visit or leaves a slick, odorous spot the customer notices before you are back in the truck.

Read the stain before you pick a chemistry

Fresh petroleum staining reads dark, sometimes with a faint sheen when wet, tacky to the touch, and follows a drip or spill pattern radiating from a fixed point, a parked engine's drip location, a dropped quart of oil. Aged or set petroleum staining has lightened, the edges have softened and spread, and it no longer feels tacky; it has had time to migrate below the surface. Food-grade grease, animal fat and cooking oil residue around a dumpster pad, a kitchen exit door, or a mat-wash area, reads differently again: often a dull, waxy film rather than a sharp-edged spot, frequently carrying an odor petroleum staining does not, and it tends to build up over repeated small deposits rather than arriving as one spill. Getting this read right before you mix anything matters because the next three sections are three different techniques, not one technique with three severities.

Petroleum oil: technique by age

A fresh spill that still has loose liquid on the surface gets absorbed first, an absorbent granule or pad laid over the wet product and left to soak up what has not yet penetrated, before any water touches it. Pressure-washing a still-liquid spill first is one of the more common early mistakes on this kind of job: it spreads the loose oil across a wider area and pushes some of it into pores that were still clean, turning a contained spot into a diffuse stain. Once the loose product is absorbed, an alkaline degreaser at label strength, a short dwell, and light agitation with a stiff brush before rinsing usually clears a fresh stain in one pass.

An aged or set stain needs more than strength; it needs a chemistry suited to what petroleum looks like after it has partly cured. A citrus-based, d-limonene degreaser cuts older, more oxidized automotive grease that a straight alkaline product alone will not fully break down, typically with a longer dwell than the fresh-stain pass. Because the stain has likely penetrated below the surface, set the expectation with the customer before starting that full removal on the first pass is not guaranteed; a stain that lightens meaningfully but does not vanish is a realistic, honest outcome for a stain that has had months or years to work its way in.

The poultice technique for a stain that will not lift with a straight application

Where a set stain does not respond to a standard degreaser pass, or where the stain is old enough that a straight application only reaches the top layer, a poultice pulls the oil out of the pores rather than trying to break it down in place. Mix an absorbent media, a clay or diatomaceous poultice product made for this, with the degreaser into a paste, spread it over the stain in a layer thick enough to stay workable, and cover it with plastic sheeting to slow evaporation so the poultice stays wet and active rather than drying into a crust within the hour. Dwell runs far longer than a straight application, commonly several hours to overnight depending on the product and how deep the staining goes; confirm the specific range against the poultice product's own label rather than a remembered figure, since media and formulation vary. Once dwell is up, scrape off the dried or still-damp poultice and rinse thoroughly. A poultice pulls oil out through capillary action as it dries, which is exactly why disturbing or rinsing it too early, before it has had its full dwell, defeats the method; a poultice rinsed off wet has not finished pulling.

Food grease is a different chemistry problem, not just a dirtier version of oil

Animal fat and cooking oil are chemically distinct from petroleum, and that difference cuts in the shop's favor once you know it. An alkaline degreaser does not just loosen food grease the way it loosens motor oil; it saponifies it, a genuine chemical reaction that converts the fat into a soap-like compound that rinses away rather than merely lifting off. That is why an alkaline degreaser at standard strength is often more effective on kitchen-grease buildup than on an equivalent-looking petroleum stain, not less, which surprises a tech who assumes "commercial grease" means "reach for something stronger."

Grease sites carry a second issue petroleum staining usually does not: an odor and biofilm component from organic residue sitting in a warm, food-adjacent environment. Where that is present, a light SH-based deodorizing step layered in after the degreaser pass and a full rinse can address it, but it never gets mixed into the same pass as the degreaser itself. An alkaline degreaser and sodium hypochlorite reacting together in a bucket or a shared line is a real hazard, not a formality, and if a job calls for both, sequence them with a complete rinse to bare water between the two rather than combining them to save a step. And if that sequencing does not hold, meaning any chemical smell develops or the two products look like they may have met anywhere on site, then clear the area immediately, get upwind, and do not attempt to neutralize it by hand.

Hot water and agitation finish what chemistry alone will not

Where the rig carries a heater, hot water meaningfully shortens dwell time on baked-on grease, the kind that has cooked onto a hot pad surface near equipment exhaust rather than simply settled there. Mechanical agitation, a stiff nylon brush by hand or a surface cleaner's rotating action on open flatwork, finishes what chemistry alone will not lift on a textured or broom-finish surface, and it belongs after the degreaser has had its dwell, not as a substitute for it. Agitating cold, undwelled degreaser just spreads it around; the chemistry has to do its work first.

Commercial sites: where the rinse water is allowed to go

A dumpster pad or a kitchen mat-wash area sits close to a floor drain more often than a residential job does, and that drain matters before the first gallon of rinse water hits the ground. A floor drain tied into the building's grease trap is generally the correct destination for wash water carrying degreased grease and oil, since the trap is designed to catch it before it reaches the sewer. A storm drain is never an acceptable destination for this water, regardless of how diluted it looks, and confirming which drain is which, and getting the property manager's confirmation on record, is part of the job before work starts, not an assumption made from where the drain happens to sit. The specific discharge rules that govern this vary by municipality and by whether the property carries its own pretreatment permit, so confirm the applicable requirement with the local wastewater authority or the property's own facilities contact rather than assuming residential rules carry over to a commercial account.

Worked example: a restaurant dumpster pad

A small restaurant's dumpster corral pad, roughly 6 feet by 8 feet, carries baked-on grease across most of its footprint from months of drips and spills where the dumpster sits. The tech confirms with the property manager that the pad's floor drain ties into the building's grease trap, not a storm line, before starting.

An alkaline degreaser goes down at label strength with hot water from the rig's heater, since the staining reads as baked-on rather than fresh. Dwell runs double the label's standard flatwork figure, per the product's own guidance for heavy baked-on residue, before the surface cleaner works the full pad in overlapping passes. The rinse water routes to the confirmed grease-trap drain.

Once the pad dries, most of the surface has cleared to bare concrete, but one corner nearest where the dumpster's wheel sits still shows a dull, waxy haze, the spot that has carried the heaviest, most repeated grease deposits over time. Rather than re-treating the full pad at a longer dwell, the tech applies a second degreaser pass at the same label strength to just that corner, agitates by hand with a stiff brush since the surface cleaner cannot easily reach tight against the dumpster's resting position, and rinses to the same grease-trap drain. The rest of the pad, already clear, does not need a second exposure it does not benefit from.

How to verify you got this right

Judge the result once the pad is fully dry; both oil and grease residue read differently wet, and a spot that looks clean while damp can still show a sheen or feel tacky once dry. Run a bare-foot or gloved-hand check for tack or sheen across the treated area, not just a visual pass, since grease residue is easier to feel than to see on a textured surface. Confirm no lingering odor. Confirm the rinse water actually routed to the drain agreed on before work started, not an assumption checked after the fact. And where the stain did not fully lift, document that with the customer before the invoice, the same honest-expectation rule that applies to any set petroleum stain.
