Oxidized Aluminum Siding Looks Worse After a Wash
The second call
A 1970s ranch with original painted aluminum siding, moderate dirt film, no visible damage noted at the walk-through. The crew ran the standard soft wash exactly as written: mix logged at the standard ratio, pressure confirmed under the ceiling, dwell held to the window with no drying issues, four-point inspection passed on every elevation, photos taken. Everything about the execution matched the record a passing job should leave behind, and the technician who ran it would have told you, honestly, that it was one of the more routine jobs on the week's schedule.
The customer called a week later. The siding, in their words, looked "patchy" and "worse than before," with some panels reading noticeably lighter and duller than others in a way they had not noticed pre-wash. The office's instinct was to treat this as a technique complaint like any other streaking call and schedule a re-wash. That instinct was wrong, and finding out why it was wrong is the point of this article.
What was actually done right
The returning technician's first move was to confirm the job was executed to standard before looking for what might be different about the result, since a callback on a correctly-run job needs a different kind of diagnosis than a callback on a job with a logged deviation. The mix log showed the standard ratio at the standard growth-load tier, matching the light-to-moderate dirt film noted at the original walk-through. Pressure and dwell both checked out against the ticket, with no re-wet entries logged, meaning nothing about the application ran into the drying issues that cause the streaking pattern covered elsewhere in this library. The four-point inspection had been run and signed off on every elevation, and the photo set showed even, complete coverage with no visible haze or residue anywhere.
Nothing in the record supported a technique failure. That is the first sign this callback is a different kind of problem than the usual streaking complaint, not confirmation that nothing is wrong. A shop that stops at "the ticket looks clean, the customer must be mistaken" is making the same error from the other direction: the record ruling out a technique cause narrows what is left, it does not close the case, and the next two sections are where the actual explanation gets found rather than assumed.
Why "worse" was the right word and the wrong conclusion
The customer was not wrong about what they were seeing: the panels genuinely did look more uneven after the wash than before. What they had backward was the cause. Painted aluminum siding chalks as its finish ages, a fine, powdery breakdown of the paint's surface layer caused by ultraviolet exposure breaking down the binder that holds the pigment together, releasing loose pigment particles at the surface. That breakdown happens unevenly across a building, faster on sun-exposed elevations than shaded ones, faster where the original coating was thinner or applied under different conditions decades ago, and faster on any panel that has seen more direct weather over the building's life than its neighbors. None of that variation is visible while a uniform layer of airborne dirt sits on top of it.
Dirt film sitting on top of that chalking is itself reasonably uniform, a general gray haze that settles and reads the same across the whole wall regardless of what is happening to the paint underneath it, because dirt accumulation depends mostly on time and general exposure to airborne particulate, not on the paint's own chemistry. Two panels chalking at very different rates can end up looking like the same shade of dingy gray under a season's worth of dirt, and that is exactly the condition this house was in at the walk-through.
A wash that removes the dirt film uniformly does not create new unevenness in the paint, it removes the uniform layer that was masking unevenness that was already there. The siding did not get patchier because of the wash; the wash revealed patchiness the dirt had been hiding. This is the inversion at the center of the case: the job was correctly diagnosed as a standard soft wash, correctly executed, and the customer's complaint is still real, because "correct" and "the customer likes the visible result" are not the same claim.
Confirming it with the record
The before-photos on file settled the question rather than leaving it as a plausible theory. Zoomed in on the panels the customer flagged as newly patchy, the photos showed a faint but visible unevenness in the dirt film itself at those exact locations, consistent with chalking showing through a thinner layer of grime even before the wash; it was there all along, just harder to read against a background of uniform dirt than it is against a clean surface.
The technician also ran a simple hand-wipe test on a dry section of the flagged panels: dragging a bare hand across the surface and checking for a chalky residue transferring to the skin. It transferred heavily on the sun-exposed elevation and barely at all on the shaded rear elevation, a direct, repeatable demonstration of the same unevenness the customer was seeing, present on the wall regardless of whether it had just been washed. The same test run on an adjacent, less-patchy panel on the sun-exposed elevation transferred a visibly lighter amount than the flagged panel did, confirming the unevenness was panel-to-panel, not a uniform elevation-wide effect, which matched what the customer had described as isolated patches rather than one side of the house reading uniformly different from the other.
What this means for the paint, not the wash
Heavy, uneven chalking like this is generally a sign the finish is nearing the end of its service life, not a defect the wash introduced. This is worth stating carefully, because the same visible symptom, patchy-looking aluminum after a wash, has a second cause that is genuinely a technique failure and needs to be told apart from this one: an overly strong mix, an alkaline degreaser used in place of the standard surfactant, or pressure run above the standard ceiling can strip chalking unevenly in high-flow areas of a pass, leaving streak-shaped lighter patches that follow the application pattern rather than the sun-exposure pattern chalking follows on its own. The way to tell them apart is the shape: chalking unevenness follows sun exposure and coating age, showing up consistently by elevation regardless of how the wash was run, while a stripping-pattern unevenness follows the technician's pass direction and pressure, showing up as streaks or bands that track the application, not the building's orientation. This job's pattern, and its clean mix and pressure log, matched the first, not the second: the lighter areas ran along sun-exposed panel faces rather than along the crew's pass lines, and the ticket's mix and pressure entries never left the standard range at any point in the job.
The two causes are not mutually exclusive on an older house either. A finish already chalking unevenly from age is also more vulnerable to being stripped unevenly by an over-strength pass, since a thin, already-degraded coating has less margin left before the wash starts affecting the coating itself rather than just the dirt on top of it. That is one more reason to run the standard mix and pressure conservatively on visibly old, heavily chalking siding rather than reaching for a stronger ratio to cut through a dirtier-looking wall: what looks like heavier dirt on old aluminum is often heavier chalking, and the response to heavier chalking is not the response this trade uses for heavier dirt.
What actually fixes it
Nothing about pressure washing corrects chalking; the growth on a soft wash job is biological and comes off, the surface breakdown of an aging paint film is not, and going back over the same panels with a stronger mix or more pressure would only accelerate the same unevenness rather than resolve it, stripping more chalk off the panels that are already the most degraded and widening the gap with their neighbors rather than closing it. The real fix is a repaint or a specialized aluminum-siding restoration coating, which is outside this trade's scope; the honest answer for the customer is that the wash did its job and the siding needs a painting contractor's evaluation, not a redo of the wash. Framing it that way, backed by the transfer-test evidence rather than an assertion, is also what keeps this from reading as the shop deflecting a legitimate complaint: the customer is shown the mechanism, not just told the wash is not the problem.
Preventing the second call
The chalk-transfer hand test and close-up before-photos on flagged elevations are worth running proactively on any older painted aluminum job, not only after a callback. Doing it before the wash starts and showing the customer the transfer test in person, on a panel they pick rather than one the crew chooses, rather than explaining it after the fact over the phone, turns a callback into an informed expectation set at the walk-through. A customer told in advance that their aging paint may look more uneven once it is clean, with the chalk test to back it up in front of them, reads the same result afterward as confirmation rather than as damage.
This is worth building into the estimate-stage walk-through as a standing habit on any house with original or older aluminum siding, the same way a roofer photographs pre-existing shingle damage before setting a ladder on it. The cost of the habit is a couple of minutes and a photo; the cost of skipping it is exactly this second call, arriving on a job that was, by every measure on the ticket, done right the first time.
