Pool Deck and Coping Cleaning Standard
Purpose
A pool deck is ordinary flatwork sitting a few feet from two things that make it a different job: water the customer or their kids swim in, and coping stone that is often calcium-based and cannot take the same acid a driveway can. This standard forces a material check and a water-protection plan before any chemical goes down, so the job does not trade a clean deck for a bleached cover, a fizzing acid stain on travertine, or a rebalance call to the customer's pool company.
The failure it prevents: an oxalic-acid rust product etching a calcium-based coping stone irreversibly, sodium hypochlorite drift shocking an open pool's chemistry, and a slip on wet coping with a customer or a child standing nearby.
Scope
Pool decks and coping in poured concrete, pavers, and natural stone, cleaned while the pool remains filled, covered, or in occasional use nearby. Covers material identification, pool and equipment protection, and the cleaning pass at the water's edge.
Does not cover interior pool surface or tile cleaning, a separate specialty not owned here, and does not cover pool equipment service. The open deck field away from the water's edge, where it is ordinary concrete, may run under the surface cleaner flatwork procedure standard instead; this SOP owns the coping band and any zone within reach of the water.

Before the equipment starts
Sodium hypochlorite drift into open pool water or onto a pool cover is a chemical event, not just overspray. A sudden dose changes free-chlorine and pH faster than the pool's own dosing system expects, and drift can also bleach a vinyl cover. Work wind-aware, positioned so mist carries away from the water, and if wind picks up mid-application, then pause and reposition downwind of the pool before resuming. If drift into open water is unavoidable or occurs anyway, then notify the customer or pool service the same day to test and rebalance before anyone swims, and log the estimated area and timing.
An oxalic-acid rust product on calcium-based stone etches it permanently. Travertine, many flagstones, and some pavers react; a fizz test (a drop of a mild acid on an inconspicuous spot) confirms it before any acid-based product is chosen. If the result is faint or uncertain, then treat the stone as calcium-based and route to a stone-safe, near-neutral method rather than guessing.
Wet coping next to a pool is a slip hazard with people nearby. Cordon the work zone and keep foot traffic off wet coping until surface water has shed. If a customer or child crosses the line anyway, then stop work and re-brief before continuing.
Pool filtration equipment can pull chemical or debris into the system. Skimmer baskets get plugged or covered before chemical work starts, and if a skimmer cannot be plugged, then shut down the pump and filtration circuit for the duration.
The procedure
Fizz-test the coping material at an inconspicuous spot before choosing any chemistry. A drop of a mild acid on the stone reacts with calcium carbonate, the mineral that makes travertine, limestone, and many flagstones and marbles soft and acid-reactive; a visible fizz confirms the stone will etch under a stronger acid product, while a genuinely non-reactive stone like granite or quartzite shows nothing. Acceptance: a clear fizz or no-fizz result recorded. Wrong looks like assuming the material by appearance alone, since travertine can be dyed or finished to resemble other stone. Stop rule: an uncertain or faint result is treated as calcium-based, no acid-based product used anywhere on that surface. Hazard: none, it is a field test.
Protect the pool. Cover the water if a cover exists, plug or cover skimmers, and brief the crew on a no-spray-toward-water rule for the session. Acceptance: skimmers plugged and the pool surface confirmed covered or the crew briefed. Wrong looks like an uncovered skimmer with wash water visibly draining into it. Stop rule: fix before wetting starts. Hazard: none, a prep step.
Clear the deck and cordon the wet-work zone. Move furniture and toys, tape or cone the perimeter. Acceptance: zone secured, bystanders and pets outside it. Wrong looks like chairs left in the treatment area, which block coverage and hide staining underneath. Stop rule: do not proceed with people or unsecured items inside the taped zone. Hazard: standard bystander clearance applies, about 15 ft back from the wand while it runs.
Apply the chemistry confirmed safe for each material. Non-reactive concrete and stamped surfaces take the standard organic-stain sodium hypochlorite pretreatment from the flatwork procedure standard; calcium-based stone takes a near-neutral, stone-safe cleaner only, no acid product anywhere. Acceptance: full wet coverage, product matched to the material confirmed at step 1. Wrong looks like the same product used across a mixed-material deck out of habit. Stop rule: re-treat the coping band with the correct product if the wrong one went down. Hazard: splash and drift as described above; gloves and eye protection, wind-aware application.
Dwell and watch for migration toward the water. Acceptance: product stays put, none observed sheeting toward the coping edge during dwell. Wrong looks like product pooling and running downhill on a deck sloped toward the pool. Stop rule: squeegee or towel-block the leading edge before it reaches the water if migration is observed.
Surface-clean the field, then hand-wand the coping band and any stone at reduced pressure and greater standoff (full field technique in the setup and overlap guide). Acceptance: uniform clean with no line at the material transition, no pitting or dulling on the stone finish. Wrong looks like full field pressure run directly onto honed stone, dulling or pitting it. Stop rule: drop pressure and increase standoff at the first sign of dulling; do not try to fix a dulled finish with more pressure.
Rinse thoroughly, remove skimmer protection, and confirm the water's edge is clear. Acceptance: rinse runs clear at the coping, skimmer checked, no sheen on the pool surface. Wrong looks like a thin sheen near the treated edge. Stop rule: any sheen or cloudiness means the job does not close yet; notify the customer or pool service the same day to test and rebalance.
Restore furniture once surface water has shed, final walk. Acceptance: no standing water on coping, no residual line at material transitions. Wrong looks like furniture replaced onto still-slick coping. Stop rule: wait for visible surface water to clear before allowing traffic or furniture back.
The record this produces

One run of this standard, filled in

- Step 1: fizz test on the coping fizzes clearly. Calcium-based confirmed. Pass.
- Step 2: cover on, skimmer plugged as standard practice regardless. Pass.
- Step 3: loungers moved, zone taped. Pass.
- Step 4: field gets the standard sodium hypochlorite pretreat; coping gets the stone-safe near-neutral product only. Pass.
- Step 5: dwell 10 minutes. The deck slopes gently toward the covered pool, and product on the north coping band was observed sheeting toward the cover's edge. Fail. Stop rule taken: leading edge towel-blocked, area re-rinsed promptly rather than left to dwell longer.
- Step 6: field surface-cleaned, coping hand-wanded at reduced pressure with a wider fan tip. No dulling observed. Pass.
- Step 7: rinse clear at the coping edge; cover edge inspected and rinsed for residue. Pass.
- Step 8: surface dry after about 20 minutes, furniture restored. Pass.
The job turned on step 5's slope toward the pool, a variable a flat driveway from the general flatwork standard never has to manage. A crew that skips watching for migration on a sloped deck finds out about it only when the customer asks why the cover has a faint stripe.
When the call does not run as written
The pool is open and in active use with swimmers present. Reschedule, or work in tight roped sub-zones only with the pool actually cleared of swimmers for the session.
The stone type stays ambiguous after a retest. Route to the stone-safe method regardless of the ambiguity, and note it on file so the next visit does not have to re-test blind.
A slip or near-slip happens during the job. Stop, cordon further out, and do not resume foot traffic in the zone until it is confirmed dry.
A single deck carries more than one stone type, a common travertine-and-flagstone mix. Fizz-test each material separately rather than one spot for the whole deck; a non-reactive flagstone border around a reactive travertine field is common enough that one test is not a safe stand-in for the other, and treating the border as safe by association with the field is the shortcut that produces the etched-corner callback.
