Surface Cleaner Flatwork Procedure Standard
Purpose
A surface cleaner and a sodium hypochlorite mix will clean a dirty driveway no matter what order you do things in. What separates a job that holds up from one that generates a callback is whether the wash water went somewhere it was allowed to go, whether an oil stain got a fair pretreatment before pressure hit it, and whether the pass itself left an even result instead of a striped one. This standard sequences those decisions so they happen before the water runs, not after a problem is on the ground.
The failure it prevents: chemical-laden wash water reaching a storm drain with no containment on file, an oil stain pressure-washed cold that reappears as a shadow within a day, and a driveway that reads clean up close but shows parallel bands the moment the customer looks at it from the porch in afternoon sun.
Scope
Residential and light-commercial concrete, stamped concrete, and paver driveways, walkways, sidewalks, and patios cleaned with a belt-drive pump and surface cleaner. Covers site containment, stain identification, the cleaning pass, and rinse-out.
Does not cover pool decks and coping, which carry their own material and water-protection rules and are owned by the pool deck and coping cleaning standard, and does not cover oil-stain chemistry in depth, which is owned by the oil stain pretreatment standard and referenced here as a required step.

Before the wash water runs
Sodium hypochlorite splashes and off-gasses. It burns skin and eyes on contact and bleaches fabric on drift. Chemical-rated gloves and eye protection go on before the tote opens, and if splash reaches skin or eyes anyway, then flush with clean water for the SDS-stated time, commonly on the order of 15 minutes, and get medical attention if irritation persists.
Sodium hypochlorite and an acid-based product release chlorine gas on contact. The oxalic-acid rust treatment covered elsewhere in this group may ride the same truck as this SOP's sodium hypochlorite. Never let the two meet in a bucket, a line, or on the same wet surface without a full rinse between them, and treat an unlabeled container as unknown. If a chlorine smell develops anyway, then leave the area, get upwind, and do not go back in to air it out by hand.
Wash water carrying chemical residue to a storm drain is a discharge, not runoff. A storm drain routes untreated to a natural water body under nearly every ordinance, so direct discharge is restricted in almost every jurisdiction; confirm what containment or permit your local authority actually requires, since the threshold and paperwork vary by municipality.
Debris under a running surface cleaner becomes a projectile. Eye protection and closed-toe, non-slip footwear stay on for the pass, and bystanders stay back about 15 ft or the far edge of the area, whichever is greater, and if someone drifts inside that line while it runs, then release the trigger and stop.
The procedure
Walk the site and set containment before any water runs. Trace the work area's low point: a storm drain, a bed, a cleanout, or open ground. Acceptance: a containment plan documented before the hose is charged, a berm and boom, recovery staged, or written confirmation no storm drain sits in the flow path. Wrong looks like assuming the water "just goes to the yard" without tracing where the yard drains. Stop rule: any path to a storm drain with no containment on file means stop and control it first. Hazard: none, it is a site read before anything gets wet.
Pre-rinse the full area and identify every stain. A plain-water rinse at working pressure clears debris and reveals what pressure alone will not. Acceptance: every oil, grease, and organic stain marked, with oil routed to the oil stain pretreatment standard before this SOP continues past it. Wrong looks like skipping straight to chemical work and missing a stain hidden under surface dirt. Stop rule: oil or grease gets pretreated per the sibling standard first, since pressure alone drives unpretreated oil deeper into the pores. Hazard: loose gravel becomes a projectile under pressure, so eye protection and closed-toe footwear are on before the rinse starts.
Mix and apply the organic-stain pretreatment. For algae, mildew, and general soiling, dilute sodium hypochlorite stock through a downstream injector or a low-pressure skid rather than the belt-drive pump, since concentrate corrodes the pump's internals over time. As an illustrative method only, drawing roughly 1 part 12.5 percent stock to 15 parts water lands near 0.8 percent available chlorine at the tip; confirm your own injector's draw ratio rather than assuming this figure, since it varies by injector and inlet pressure. Acceptance: full, even wet coverage with no dry gaps. Wrong looks like a dry halo at the edge, which shows as an untreated ring once rinsed. Stop rule: respot any dry area before the dwell timer starts. Hazard: splash and drift; keep application wind-aware, away from plants and metal, and if drift lands on a non-target surface, then rinse it promptly before it dwells.
Hold the dwell window and keep the surface wet. Common windows run several minutes; do not let the mix flash-dry, especially in sun or wind. Acceptance: the area stays visibly wet through the full window. Wrong looks like the surface flashing dry within a few minutes, leaving unreacted product and an uneven result. Stop rule: re-mist the moment drying starts, or shorten the dwell and rinse before it dries fully, rather than letting a partly-dried mix sit. Hazard: continued exposure; gloves and eye protection stay on, and if the mix contacts skin or clothing while re-misting, then flush immediately and remove contaminated clothing rather than working through it.
Run the surface cleaner across the field. Match nozzles to the pump's rated GPM and PSI, set skirt height, overlap each pass roughly 10 to 20 percent, hold a steady speed with no lingering (full method in the setup and overlap guide). Acceptance: a uniform sheen with no visible banding at a low viewing angle. Wrong looks like stripes or a patch with a different sheen, pointing to uneven overlap, a nozzle problem, or a coverage gap. Stop rule: if banding appears mid-pass, stop and check the setup rather than running back over it, since a mismatched re-pass can add a second pattern instead of erasing the first. Hazard: the bar throws debris and the wand carries real recoil on wet ground; keep footing solid, bystanders clear of the line above, and if the bar drags or spatters unevenly, then stop and check nozzles before continuing.
Hand-wand the edges the surface cleaner could not reach (full technique in the edge and detail work guide). Acceptance: the margin blends into the field with no visible ring at the transition. Wrong looks like an under-cleaned band matching the cleaner's own radius along every wall and bed. Stop rule: re-wand any remaining band before the final rinse. Hazard: same recoil and debris hazard as step 5, at closer range to walls and plantings, so watch backsplash toward eyes and plant material.
Rinse to clear and confirm containment held. Flush toward the point set in step 1. Acceptance: water at the berm or recovery point runs clear with no visible sheen before anything is released. Wrong looks like a sheen or foam passing the containment line. Stop rule: add absorbent or extend the berm and re-check; do not close with a sheen past the line. Hazard: none beyond the footing hazard already controlled above.
Walk the finished job in raking light and record the result. View the surface at a low angle and check every stain marked at step 2. Acceptance: no visible banding or patchy discoloration, and every stain photographed as removed, reduced, or documented set-in with the customer informed. Wrong looks like a defect discovered only now, at handover. Stop rule: any defect found here gets diagnosed and addressed, or documented, before the job is complete. Hazard: none, it is the final inspection.
The record this produces
A containment-and-clean record on the ticket and customer file, readable by the next tech or by anyone fielding a callback.
- Containment: the method used and where it was placed.
- Stains found: every oil, organic, and unknown stain marked at step 2, with photos and the pretreatment outcome for each.
- Pretreatment mix and dwell: the sodium hypochlorite dilution used and the actual dwell time achieved, including re-wetting.
- Cleaning pass notes: nozzle set used, any mid-job stop for banding.
- Before and after photos: in comparable light, since a patch discovered later is diagnosed by comparing before against after.
- Any stain documented set-in: with the customer conversation noted, so a permanent stain does not become a disputed callback.
One run of this standard, filled in
An 1,100 sq ft broom-finish concrete driveway, moderate soiling, a car-length oil stain near the garage threshold, mild green algae along the shaded north edge. No storm drain in the yard; the low point drains to a bed roughly 20 ft from the garage.
- Step 1: low point traced to the bed, no storm drain in the flow path. Pass.
- Step 2: pre-rinse complete. Oil routed to the oil stain pretreatment standard, executed separately. Algae marked along the north edge. Pass.
- Step 3: sodium hypochlorite mixed through the injector at roughly 1:15 from 12.5 percent stock. Full wet coverage confirmed. Pass.
- Step 4: dwell held about 8 minutes. The west two-thirds sat in direct sun and began flashing dry at around the 5-minute mark. Fail. Stop rule taken: that section re-misted immediately, dwell restarted from the re-wet point.
- Step 5: surface cleaner run at matched nozzles, 15 percent overlap, steady pace. Even sheen, no banding. Pass.
- Step 6: edges hand-wanded and blended. No visible ring. Pass.
- Step 7: rinse toward the bed, no sheen past the edge. Pass.
- Step 8: final walk in raking light. No banding or discoloration, algae fully lifted, oil stain reduced to a faint shadow and documented set-in per the sibling SOP's own outcome. Pass.
The job turned on step 4's re-wet, caught within minutes rather than discovered as a streaky result at the final walk. Run without that check, the west side finishes visibly different from the shaded east side, on a surface that started with identical soiling on both.
When the call does not run as written
A storm drain sits in the flow path with no recovery equipment on the truck. Stop before wetting the area. Reschedule with recovery staged, or berm and hand-collect if the job cannot wait; dilution alone does not make an uncontrolled discharge acceptable.
The property is a pool deck or has coping abutting the work area. Hand off to the pool deck and coping cleaning standard; do not run this SOP's chemistry or pressure against coping or near open pool water.
A stain does not respond at all. Do not keep re-treating past the label's stated dwell maximum. Document it set-in, photograph it, and have the conversation before the job is complete, not after.
