Leak Diagnosis by Water Testing

Purpose

A water test is only evidence if it changes one variable at a time. A hose played over a whole slope tells you there is a leak, which the customer already told you, and it soaks every candidate at once so nothing that follows can be attributed. This procedure produces an attributable positive - one zone, one entry point, one repair - or an attributable negative, which is just as valuable and is the harder outcome to sell to a crew that came out to fix something.

The callback this prevents is the one where the shop replaces a pipe boot, invoices it, and the stain reappears in the next storm because the water was never entering at the boot.

Scope

Covers diagnostic water testing on steep-slope residential and light commercial roofs where a leak is reported and its source is not obvious. Covers the ruling out of non-roof sources, the isolation sequence, dwell times, and the record produced when nothing reproduces.

Does not cover active emergency water entry, which the emergency tarp and leak-stop visit owns - stop the water first, diagnose later. Does not cover low-slope membrane flood testing, which is a held-water test with structural loading implications and its own procedure. Does not cover the repair itself.

The isolation principle

Water enters high and appears low. On a steep slope it runs down the deck underside, follows a rafter laterally, and drips where a fastener, a seam or a light box interrupts it, which is often several feet from the entry. That is why testing runs from the lowest candidate upward: the first positive then belongs to exactly one zone, because everything above it is still dry.

Test top-down and every zone below is wetted by the first one, so a positive at any point is unattributable and the whole visit has to be repeated on a dry roof. Give each zone a minimum dwell of 5 minutes before moving up, and 10 to 15 minutes where the path is slow, meaning masonry, a chimney counterflashing, or a wall-to-roof intersection where water has to saturate before it moves. Drain and pause between zones so the next positive is a new event and not the previous zone catching up.

Procedure

1. Rule out the non-roof sources before a hose is touched. Ask when the stain appears and grows: only during or after rain, or in cold weather regardless of rain. Then check the bath fan duct and its termination, the HVAC condensate line and pan, plumbing vents, and any cold duct running through the attic. Acceptance: the leak's timing is established and every mechanical candidate above the stain has been looked at. Wrong looks like a hose running before anyone has asked what season the stain shows up in. Stop rule: a stain that appears in cold weather and never in summer rain is condensation until proven otherwise, and the water test is not run yet. Hazard: rain does not care about temperature - a symptom that tracks temperature rather than rainfall is telling you the roof is not the source, and testing it anyway wastes the visit and wets a ceiling.

2. Kill the power to the affected area and confirm it dead. Have the homeowner or their electrician turn off the breakers serving the room and the attic circuits above it, then confirm at the fixture with a tester. Acceptance: no voltage at the fixture in the affected room and the breaker labeled or taped off. Wrong looks like testing near a ceiling box on a live circuit because the drip looks small. Stop rule: if the circuit cannot be identified and turned off, the interior observation point moves to somewhere with no wiring above it, or the test is rescheduled. Hazard: the roofer's job here is to require the isolation, not to perform panel work - opening a panel is electrical work under 29 CFR 1910.333(b)(2) and belongs to a qualified person.

3. Establish the interior observation point and station someone on it. Put the observer where they can see the stain and, where there is access, the deck underside above it, with a bright light and a note pad. Acceptance: the observer can see both the stain and the attic side, has a light, and is recording clock times. Wrong looks like the observer wandering off to watch the roof tech work. Stop rule: no observer, no test - a test nobody watched produces no evidence. Hazard: attic footing is joists only, so plank across them, and heat in a summer attic climbs fast enough to matter, so rotate the observer and carry water.

4. Map the candidate zones from the stain upward. Standing outside, project the stain's location up the slope and list every candidate in order of height: eave and drip edge, gutter and apron, the first penetration, the next, valleys, then the field above. Acceptance: a numbered zone list, lowest first, agreed with the observer. Wrong looks like starting at the chimney because chimneys usually leak. Stop rule: a candidate above the highest one you can reach means the roof tech stops at the top of safe access and the report says the zones above were not tested. Hazard: this mapping is done from the ground or the ladder, and all roof access runs under the fall protection setup SOP and the ladder setup standard.

5. Test one zone at a time, lowest first, with the dwell. Run water on zone 1 only, at a volume like heavy rain rather than a jet, for the full dwell, while the observer watches. Then shut off, let it drain, and move up one zone. Acceptance: each zone gets its full dwell with the hose confined to that zone and nothing above it wetted. Wrong looks like an impatient tech creeping the hose up-slope while zone 1 is still running. Stop rule: the first zone that produces water is where testing stops - do not keep going up to "confirm", because everything above is now compromised for this visit. Hazard: a wet roof is a different surface than the dry one the tech walked up on, so footing gets re-tested each time the tech moves, and nobody stands below the wetted zone.

6. When it reproduces, prove the path before you call it. With the hose off, go to the attic side and find the wet track: follow it up-slope to the highest wet point, which is the entry, not the drip. Acceptance: a wet path traced to a specific penetration, seam or fastener, photographed from the attic side and compared against how that detail is drawn in the shingle or flashing manufacturer's installation instructions, since that is what defines whether it was built wrong or has simply failed. Wrong looks like naming the zone as the repair without ever seeing where the water crossed the deck. Stop rule: if the interior side cannot be seen, the finding is recorded as zone-level, not point-level, and the repair scope says so. Hazard: reaching into insulation to trace water puts hands into whatever is up there, so use a light and a probe rather than bare hands, and stop if you meet a loose granular fill you cannot identify.

7. When nothing reproduces, record the negative and change the method. Do not extend dwell times indefinitely and do not start testing two zones together to force a result. Acceptance: every zone tested to its dwell, all negative, written down with the times. Wrong looks like a repair sold on the most likely candidate. Stop rule: a full negative sends the visit back to step 1's non-roof list, to a wind-driven test on a day with weather, or to an attic inspection under the conditions in which the stain actually appears. Hazard, commercial: a guessed repair on a negative test is the most expensive thing in this SOP, because it converts a diagnostic visit the customer accepts into a failed repair they do not.

8. Report the finding, including a negative, and scope from it. Write the zone list, the dwell per zone, the result per zone, the path traced if any, and the recommended work. Acceptance: the customer has the sequence and the result, not just a conclusion. Wrong looks like a verbal "it's the chimney". Stop rule: where the finding is not a roof defect, say so directly and route the work to the trade that owns it rather than absorbing it into a roofing scope. Hazard: a report that names a cause without showing the sequence cannot be defended if the stain returns, and the returning stain is what the customer remembers.

The record this produces

A leak diagnostic entry with: the reported timing of the stain and which season it appears in; the non-roof sources checked in step 1; the circuit isolated and how it was confirmed; the numbered zone map with the height order; per-zone dwell and result with clock times; the traced path and its photographs where there is one; the conclusion, including a negative result stated as a result; and the recommended scope with the trade that owns it.

The repair crew reads the zone number and the traced path so they open the right detail. The office reads the timing line if the stain returns, because a stain that came back in cold weather after a negative summer test is the same finding twice. The estimator reads the negative results as work already done, so nobody re-runs a test that has already been run and paid for.

Worked pass: ceiling stain 4 ft inside the north wall

Single-story, 6:12 north slope. A bath vent sits about 3 ft up-slope of the stain and a chimney about 9 ft up-slope. Step 1: the customer says the stain darkens in January and has never grown during a summer downpour. That answer alone triggers the step 1 stop rule, but the customer had already paid for a water test after a previous contractor blamed the boot, so the crew ran it to close the question.

Step 2: bedroom and attic circuits off, fixture confirmed dead. Step 3: observer in the attic on planks with a light. Step 4: four zones, lowest first - 1 eave and drip edge, 2 bath vent flashing, 3 chimney base and counterflashing, 4 field above the chimney.

Step 5 returns no positive across 30 minutes of water. Step 7's stop rule fires: no repair is sold and the method changes. The crew returns on a cold morning and inspects the attic under the conditions the stain actually appears in. The bath fan discharges through uninsulated flex duct that terminates over the insulation in the attic, with no roof or gable termination. There is a frost ring on the underside of the deck within about 2 ft of the duct end, the insulation directly below it is wet, and the deck at both the vent flashing and the chimney is dry.

The scope written is a bath fan duct replaced with insulated duct, a proper termination with its own flashing detail, a backdraft damper, and the wet insulation replaced. The roof needed nothing. The negative water test is the reason nobody sold a boot replacement, and it is the line in the file that will settle the argument if this address ever comes back.
