Solar Installation Impact on Roof Warranty
Why this matters

Roof manufacturers' warranties have specific terms about modifications, and many homeowners don't realize that a solar installation can void or impair the roof warranty. A solar installer who navigates this proactively protects the customer's investment in the roof; one who installs and walks away creates a long-term liability for the homeowner. How roof warranties work
A residential roof warranty typically includes:

How solar installation affects the warranty
Penetrating the roof:

Solar-specific roofing concerns
Penetrations and flashing
Each mounting bracket creates:
- A hole through the shingle
- A hole through the underlayment
- Penetration of the roof deck
The flashing system must:
- Seal at the shingle level
- Seal at the underlayment level
- Channel water around the mounting bracket
- Last as long as the panel installation (25+ years)
Common solar flashing systems:

Coordinating with the roofer

What to do when the customer's roof is old
If the roof is approaching end of life:
- Don't install solar on a roof that needs replacement in <5 years
- Recommend roof replacement first
- Install solar after the new roof
- Coordinate the timing for cost-effectiveness
If the customer wants to install solar on an aging roof anyway:
- Document the customer's understanding
- Document the roof's condition with photos
- Set realistic expectations for future panel removal / reinstall
- Consider the customer signs an acknowledgment
Installer warranty
A solar installer typically provides:

- What the manufacturer's warranties cover
- What's NOT covered (storm damage, vandalism, etc.)
Documentation at install
Provide the customer with:
- Installer's written warranty with specific terms
- Roof flashing system documentation (manufacturer specifications)
- Before / after roof photos (showing the install state)
- List of penetration locations for future reference
- Recommended roof inspection schedule (annual visual)
Annual roof inspection
After solar install, recommend annual roof inspection:
- Walk the roof (or scope with drone / binoculars)
- Inspect each penetration point:
- Flashing integrity
- Sealant condition (silicone or polyurethane sealant)
- Shingle condition around the mount
- Inspect the panels for any issues
- Document findings in customer file
- Schedule any maintenance needed
This is part of the routine solar service contract.
When a leak occurs
If a customer reports a roof leak after solar:
- Investigate the source (may or may not be related to solar)
- Document with photos
- Identify whether it's the solar mounting OR the roof itself
- Coordinate with the roofer if appropriate
The cause determines responsibility:
- Leak at a mount penetration, flashing installed by the solar crew. That is the solar installer's workmanship, covered under the installer's workmanship warranty. Fix it, do not argue it
- Leak at a mount penetration, hardware defect (failed seal, cracked flashing, corroded lag). Still the installer's call to make right with the customer, then pursue the racking manufacturer under the product warranty. The customer should never be in the middle of that
- Leak elsewhere on the roof, unrelated to the array. That is the roof, and it belongs to the roofer or the roofing manufacturer's warranty. Say so with evidence, not with a shrug
- Leak at an existing penetration the array now sits near (vent, chimney, skylight). Usually pre-existing, but if the array changed the drainage path or the crew disturbed the flashing, ownership is shared. Investigate before assigning it
- Leak from ice damming or storm damage. That is a roof performance issue, and a possible insurance claim, unless the array's placement created the dam
- Leak caused by later work by someone else (a roofer who removed and reset panels, an antenna installer, a gutter crew). Document what you find and hand it to the party who did the work
Investigate before you assign responsibility, and put the finding in writing with photos. The fastest way to lose a customer and a referral network is a finger-pointing match between the solar installer and the roofer while water runs down the customer's wall. When the cause is genuinely unclear, get both trades on the roof at the same time.
