Common Water Pressure Issues Reference

Why this matters

Water pressure issues are common service calls - too low, too high, fluctuating. The tech who diagnoses pressure issues fixes customer's daily frustration. This is the field card.

Water pressure basics

Measurement:

  • PSI (pounds per square inch)
  • Ideal range 40-60 PSI residential
  • Above 80 PSI = code violation (often)
  • Below 30 PSI = inadequate

Customer's experience:

  • Low: weak shower, slow fill
  • High: hammering, fixture damage, energy waste

Normal pressure ranges

Acceptable:

  • 40-60 PSI typical residential
  • Some areas higher

Code maximum:

  • 80 PSI (most jurisdictions)
  • Above = pressure-reducing valve required

Customer's expectation:

  • 50 PSI feels good
  • 40 PSI noticeable lower
  • 30 PSI noticeably weak

Common low-pressure causes

System-wide low:

  • Customer's pressure-reducing valve (PRV) failing
  • Utility-side pressure
  • Customer's main shut-off restricted
  • Old galvanized pipe (scale buildup)

Fixture-specific low:

  • Aerator clogged
  • Cartridge restricted
  • Valve partially closed
  • Specific stop valve

During use (drops):

  • High demand exceeds supply
  • Pipe sized inadequately
  • Multiple fixtures at once

High pressure

Symptoms:

  • Water hammer
  • Fixture leaks (premature)
  • Banging pipes
  • Sometimes ruptured hose

Code requirement:

  • Above 80 PSI requires PRV
  • Customer's safety + plumbing

Pressure-reducing valve (PRV)

Function:

  • Reduces high utility pressure
  • Maintains downstream pressure stable
  • Customer's plumbing protection

Location:

  • Main water entry
  • Usually near meter
  • Sometimes basement

Common failures:

  • Stuck open (no reduction)
  • Stuck closed (no flow)
  • Wear over years

Customer's "no water"

Common low-pressure investigations

Sequential:

  1. Measure at outdoor hose bib
  2. Compare to manufacturer expectation
  3. Check main shut-off
  4. Check PRV (if present)
  5. Test at affected fixture
  6. Trace for specific cause

Old galvanized pipe

Internal scale:

  • Reduces effective diameter
  • Decades of buildup
  • Whole-house impact

Symptoms:

  • Gradually decreasing flow
  • All fixtures affected
  • Customer's "always had low pressure"
  • Replacement consideration

Solution:

  • Repipe with copper OR PEX
  • Significant investment

Booster pump

For low utility pressure:

Customer's "water hammer"

Causes:

  • Quick-closing valves (washer, dishwasher)

Customer education

Pressure and volume are two different things. Most customers say "low pressure" when they mean weak flow at one fixture. Show them the gauge reading, then show them the clogged aerator. Once they see the number is fine, the conversation is about the restriction, not the house.

High pressure is the expensive one. Customers ask for more pressure and are surprised to hear that too much is the problem worth fixing. Explain it plainly: excess pressure shortens the life of every valve, supply hose, water heater, and appliance in the house, and it is the reason for the banging and the dripping. It is also a code issue above the limit. A pressure-reducing valve costs a fraction of the appliance it saves.

A PRV is a wear part. It is not a one-time install. They drift, stick, and fail, usually slowly enough that the customer never notices until something bursts. Tell them to have the pressure checked at each service visit, and that a gauge on the hose bib is a cheap tool they can use themselves.

Thermal expansion needs somewhere to go. Once a PRV or a check valve is in place, the house is a closed system, and heating water in it raises pressure with nowhere to relieve except the water heater's relief valve. That is what the expansion tank is for, and that is why it is not an upsell. Expansion tanks also fail and get checked on the same schedule.

Galvanized pipe does not come back. When the pressure is fine at the meter and poor at the fixtures in an older home, the pipe is closing up from the inside. Cleaning does not fix it and no valve adjustment fixes it. Set that expectation before they spend money chasing it.

Municipal pressure changes. Utility work, a new pump station, or seasonal demand can move the number in either direction without anything in the house changing. If the whole street is affected, the utility is the call, not the plumber.

What to watch for between visits: banging when a valve closes, a relief valve that weeps, a toilet that runs after a flush, and a sudden change in shower performance. Any of those means call before something lets go.
