Loose Tile + Floor Movement Diagnosis Reference
Why this matters
Loose tiles, cracked grout, hollow-sounding floors - common observations during cleaning, plumbing, OR pest control visits. Customers often don't know it's a problem. The tech who recognizes movement causes helps the customer address them before the whole floor fails. This is the field card.
Floor types
Ceramic tile:
- Most common; affordable
- Hard but somewhat flexible
- Adheres to substrate via mortar
Porcelain tile:
- Denser than ceramic
- Less porous; more durable
- Same installation principles
Natural stone (marble, granite, slate, travertine):
- Heavier; more brittle
- Requires more rigid substrate
- More susceptible to staining
Mosaic:
- Small pieces on mesh
- More forgiving than large tile
- More grout per area
Sheet vinyl:
- Flexible
- Bonded to substrate
- Curling at edges = adhesion failure
Luxury vinyl plank (LVP) / Luxury vinyl tile (LVT):
- Newer; floating OR glue-down
- Joint failure shows wear
- Subfloor moisture issues
Hardwood:
- Solid OR engineered
- Movement with humidity
- Cupping / crowning signals moisture issues
Laminate:
- Floating
- Joint failure + edge wear
- Subfloor flatness critical
Common floor movement causes
Subfloor issues:
- Inadequate substrate (wrong thickness, wrong material)
- Subfloor flex from poor framing
- Water damage to subfloor (rotted)
- Settlement / foundation movement
Adhesion failure:
- Wrong mortar OR adhesive used
- Mortar dried before tile set
- Surface contamination at installation
- Improperly mixed product
Movement / expansion:
- Insufficient expansion joints
- Thermal cycling
- Moisture cycling (high humidity → low humidity)
- Building settlement
Damage:
- Heavy impact
- Moving heavy furniture without protection
- Falling objects
Age:
- Old tile naturally loosens over decades
- Grout deterioration normal
- Underlying issues compound
Visible symptoms
Loose tiles:
- Visibly raised at edges
- Sounds hollow when tapped (vs solid "thock")
- Moves under foot
Cracked grout:
- Grout lines split
- May indicate movement
- May just be grout failure (age, freeze-thaw, install error)
Cracked tile:
- Single tile cracked = often impact
- Line of cracks across room = subfloor movement
- Crack pattern follows joist line = joist sag
Lippage:
- One tile higher than adjacent
- Trip hazard
- Subfloor flatness OR install issue
Buckling vinyl:
- Sheet vinyl bubbles
- Adhesion failure
- Sometimes moisture from below
Cupping wood:
- Edges raised, center down
- Moisture from below
- Common over basement / crawlspace
Crowning wood:
- Center raised, edges down
- Different moisture pattern
- Sometimes after refinishing wet
Gapping wood:
- Spaces between boards
- Low humidity OR original install issue
Hollow-sound testing
Tap the tile gently with a coin OR small mallet:
- Solid thock: tile bonded to substrate
- Hollow click / drum: tile is loose
Map the floor; mark loose tiles. If concentrated in area: localized issue (water leak, settlement). If random pattern: install issue OR age.
Diagnostic walk
When customer reports OR you observe floor issue:
- Walk the floor:
- Feel for soft spots
- Note slope (place a level)
- Identify visible damage
- Listen + tap:
- Hollow tiles
- Squeaks (subfloor movement)
- Examine grout:
- Cracked lines = movement OR age
- Discolored = moisture OR sealing issue
- Missing in spots = wear
- Check edges + transitions:
- At walls (where movement first shows)
- At doors / transitions
- At appliances
- Look at the room context:
- Above OR below other rooms?
- Plumbing fixtures nearby?
- Foundation issues elsewhere?
Common patterns + causes
Loose tile near toilet base:
- Wax seal leak (subfloor rot)
- Cross-trade: plumber observation
Cracked tile under refrigerator:
- Heavy + concentrated load
- Subfloor inadequate
- OR impact damage
Floor squeaks + bouncing:
- Subfloor not fastened to joists adequately
- Joist sag
- Bridge / blocking missing
Sloping floor:
- Foundation movement (see foundation article)
- Joist failure
- Original install issue
Damaged grout in shower / bath:
- Water exposure normal
- Sealer wears off
- Re-grout + re-seal
Cupping wood floors above crawlspace:
- Crawlspace moisture
- Vapor barrier missing
- Drainage / ventilation issue
Hardwood gaps in winter:
- Low indoor humidity
- Wood shrinks
- Humidify OR accept seasonal change
Hardwood cupping in summer:
- High indoor humidity
- Wood absorbs moisture
- Dehumidify OR address moisture source
Cross-trade observations
Plumber: loose tile near plumbing fixture = leak history. Wax ring, supply line, drain line.
Pest control: termite damage in subfloor = floor movement. Carpenter ant. Mouse / rat tunneling.
Cleaner: spongy area noticed during vacuum / mopping. Strange smell. Discoloration in floor.
HVAC: humidity issues affecting wood floors. Duct condensation damaging subfloor above ducts.
Roofer: leak upstairs eventually damages floor below.
Carpet cleaner: tack strip won't hold = rotted subfloor. Damp padding. Musty smell.
When to recommend repair vs replacement
Spot repair:
- A few loose tiles
- Crack in single tile
- Localized grout failure
- Replace OR re-attach affected area
Section replacement:
- Multiple connected loose tiles
- Visible substrate issue
- Cosmetic damage in one area
- Tear out + reinstall affected section
Full replacement:
- Widespread loose tiles
- Cracked tile throughout
- Outdated style customer wants to update
- Subfloor needs work anyway
Repair + monitor:
- Just-loose tile in low-traffic area
- Cosmetic issue not affecting function
- Customer not ready for major work
Repair difficulty
Easy DIY:
- Re-grout cracked grout lines
- Caulk perimeter joints
Skilled DIY:
- Replace single loose tile (if matching tile available)
- Re-attach loose vinyl edge
Professional:
- Multiple tile repairs in noticeable area (matching aged tile)
- Subfloor repair
- Stone floor work
- Hardwood refinishing
Customer education
Help customer understand:
- Hollow tiles: not always a crisis, but worth monitoring
- Grout cracking: often cosmetic; may signal movement
- Subfloor matters: tile is only as good as what's under
- Floor types have different maintenance: hardwood + humidity, tile + grout sealing
Moisture interaction
Tile + water:
- Grout absorbs water if not sealed
- Tile + grout combination can leak
- Persistent water = subfloor damage below
- Bathroom + kitchen most vulnerable
Customer maintenance:
- Re-seal grout annually
- Caulk at perimeter (not grout)
- Address leaks promptly
Specific scenarios
A single straight crack running across the room, through tile and grout alike. That is almost always a crack or joint in the slab below telegraphing up through a floor installed with no crack isolation and no movement joint over it. Patching the tile just moves the crack. The fix is a proper movement joint at that line or an isolation membrane in a rebuild, and the customer needs to hear that the slab is going to keep moving.
Grout cracking only where the floor meets the walls, cabinets, or tub. That perimeter gap was supposed to be flexible sealant, not grout. Rake it out and caulk it. Cheap job, common cause, and it will keep cracking as long as somebody keeps grouting it.
Broad areas hollow but nothing loose yet. Usually spot bonding, where the setter buttered five dabs per tile instead of achieving full coverage. It survives light traffic and fails under load, in wet areas, and at edges. Tell the customer the floor has a limited life and that spot repairs will keep recurring.
Large-format tile hollow at corners with lippage between tiles. Coverage and flatness problem from install. The substrate was not flat enough for the tile size. Sectional repair rarely satisfies because the plane is wrong across the whole field.
Brand-new floor already failing. Do not start repairing over someone else's warranty. Document it, tell the customer to contact the installer in writing, and offer an inspection report if they want an independent opinion. If the customer has already given up on the original installer, quote the tear-out honestly rather than a patch you will own forever.
Tile going soft or loose in a bathroom with no visible leak. Probe the subfloor. Long-term seepage at a shower pan, a toilet flange, or a tub apron rots the deck from below, and the tile is the last thing to tell you. This is a demo-and-find job, not a re-set.
Tile over a wood-framed floor that flexes underfoot. The assembly is too springy for a rigid finish. Adding underlayment on top does not fix deflection. The correction is in the framing or in accepting a more forgiving floor covering.
Loose or cracked tile in a sunroom, over a garage, or on a cantilevered bump-out. These assemblies move more and swing further in temperature than the rest of the house. Expect movement joints, expect the failure to return without them, and consider whether rigid tile is the right choice at all.
Tile over a heated slab that started popping after the first heating season. Thermal cycling with no movement accommodation. Same answer: joints, isolation, and a realistic conversation about the rebuild.
