Moisture Intrusion Detection Reference

Why this matters

Water damage is the #1 home insurance claim. Most water damage is gradual - slow leaks behind walls, condensation in attics, humidity in crawlspaces - discovered after significant rot, mold, OR structural damage. The tech who recognizes moisture intrusion early helps customers act before a small problem turns into a catastrophic one. This is the field card.

Types of moisture intrusion

Liquid water leak:

  • Visible water dripping / pooling
  • Plumbing supply leak
  • Roof leak
  • Foundation crack water entry
  • Most-obvious; easiest to find

Condensation:

  • Water from temperature differential
  • Cold pipe in warm humid space
  • Cold AC duct in attic
  • Single-pane window in winter
  • Roof deck below insulation
  • Visible as droplets OR damp surface

Capillary action:

  • Water wicks UP through porous material
  • Concrete slab without vapor barrier
  • Brick wall absorbing ground moisture
  • Wood foundation contact

Vapor diffusion:

  • Water vapor through walls + ceilings
  • Bathroom moisture into attic
  • High-humidity climate
  • Inadequate vapor barriers

Bulk water (flood):

  • Storm surge
  • River flooding
  • Sewer backup
  • Failed appliance

Visible signs

Walls + ceilings:

  • Staining (yellow / brown ring)
  • Bubbling paint OR wallpaper
  • Soft drywall (poke test)
  • Mold growth (black, green, white spots)
  • Efflorescence (white powdery deposits)

Floors:

  • Cupping wood (edges raised; center down)
  • Crowning wood (center raised)
  • Loose tile
  • Cracked grout
  • Buckling sheet flooring

Cabinets / millwork:

  • Swollen MDF (sink cabinet bottom common)
  • Delaminated veneer
  • Mold under sink

Trim + baseboards:

  • Separation from wall
  • Discoloration
  • Soft material

Exterior:

  • Algae / mold growth (sustained moisture)
  • Wood rot (siding, fascia, soffit)
  • Peeling paint
  • Mortar deterioration

Hidden moisture indicators

Sometimes you can't see direct damage but can detect moisture:

Musty smell:

  • Mold OR mildew
  • Damp wood / drywall
  • Often in basement, closet, behind furniture
  • Best detected when entering a space cold (not used to it)

Cold spots on walls:

  • Wet material conducts heat faster
  • Touch test OR thermal imaging
  • Indicates wet insulation behind

Pest signs:

  • Termite tubes (need moisture)
  • Carpenter ant frass
  • Mouse / rodent nesting (often in damp areas)
  • Mosquito presence

Increased humidity in space:

  • Hygrometer reads >60% in conditioned space
  • HVAC alone doesn't account for it
  • Hidden moisture source

Detection tools

Moisture meter:

  • Pin-type (penetrates surface)
  • Pinless (surface scanning)
  • Reads % moisture content
  • Wood: <12% dry, >20% concern, >30% wet
  • Drywall: <5% dry, >12% concern, >20% wet

Thermal imaging camera:

  • Detects temperature differences
  • Wet areas often cooler (evaporation) OR warmer (insulation degraded)
  • Helps locate hidden moisture
  • Moderate entry-level cost; pays back quickly

Hygrometer:

  • Reads ambient humidity
  • Identify high-humidity rooms / areas
  • Compare to outdoor + other rooms

Borescope / inspection camera:

  • Snake through small hole into wall cavity
  • Visual inspection without major demolition
  • Helpful for spot-checking suspected areas

High-risk locations

Locations prone to moisture issues:

Plumbing connections:

  • Behind dishwashers
  • Under sinks
  • Behind washing machines
  • Water heater closets
  • Toilet supply + drain

Roof penetrations:

  • Vents (plumbing, bath, kitchen, attic)
  • Skylights
  • Chimney flashing
  • Solar panel mounts
  • Satellite dish mounts

Wall penetrations:

  • Dryer vent
  • HVAC penetrations
  • Outdoor faucet
  • Electrical conduit

Window + door:

  • Around frame
  • Sill at bottom
  • Flashing failure

Foundation:

  • At grade line
  • Cold joints
  • Penetrations (pipes, ducts)

Cantilevers + bay windows:

  • Bottom of cantilever often cold + condensing
  • Bay window roof flashing

Bathrooms:

  • Around tub / shower
  • Behind tile (failed grout)
  • Toilet flange
  • Exhaust fan venting

Cross-trade observations

Roofer:

  • Stains on attic decking
  • Damp insulation
  • Visible roof leaks during rain
  • Bath fan venting into attic (creates condensation)

Plumber:

  • Damp areas around fixtures + connections
  • Sewer gas smell (failed trap)
  • Vent stack flashing failure on roof

HVAC:

  • Condensation on cool surfaces
  • Wet insulation around ducts
  • Drain pan overflow (clogged condensate)
  • Humidifier malfunction

Pest control:

  • Termite tubes (moisture-loving)
  • Carpenter ant activity
  • Mold + mildew
  • Rodent activity in damp areas

Carpet cleaner:

  • Damp carpet padding
  • Tack strip rotted
  • Musty smell during cleaning
  • Subfloor water staining

Cleaner:

  • Spongy floors
  • Mold in showers / corners
  • Water stains on ceiling

Investigation process

When you suspect moisture:

  1. Visual inspection - note all signs
  2. Moisture meter readings - quantify
  3. Identify source - trace water back to entry
  4. Active OR historical - is it current OR past damage?
  5. Extent of damage - small area OR widespread?
  6. Recommend action - repair source first; remediate damage second

Identifying active vs historical moisture

Active:

  • Wet OR damp to touch
  • High moisture meter reading
  • Recent stain (sharp boundary)
  • Continuing to grow

Historical:

  • Dry but discolored
  • Low moisture meter reading
  • Stable boundary
  • Repaired but not eliminated cosmetic record

Active = source must be found + fixed. Historical = may be cosmetic only (paint over after sealer).

Mold considerations

Where there's water, mold often follows:

Small mold area (less than 10 sq ft):

  • DIY cleanable
  • Wear N95 + gloves
  • Borax / vinegar / bleach
  • Don't sand dry (releases spores)

Larger mold area (10+ sq ft):

  • Mold remediation contractor
  • Containment
  • HEPA filtration
  • Proper PPE

Mold testing: not always required; visible mold = remediate. Mold ID may matter for medical / legal cases.

When to call specialist

  • Suspected source not findable
  • Mold beyond 10 sq ft
  • Structural damage from water
  • Hidden inside walls
  • Insurance claim involved
  • Health complaints (allergies, respiratory)

Specialists: mold remediation, water damage restoration, building envelope consultant.

Customer communication

When you find moisture intrusion:

"I noticed [specific] which suggests moisture intrusion. The visible damage is here; the source seems to be [where]. Here's what I'd recommend..."

Provide:

  • Photos
  • Moisture readings
  • Suspected source
  • Recommended action

Don't:

  • Diagnose without investigation
  • Diagnose mold type ("It's black mold!") - all mold is concerning; species identification is lab work
  • Cause panic
  • Quote remediation cost (unless your scope)

Common moisture intrusion situations

A short catalog of the patterns that show up over and over, and the test that separates the likely cause from the lookalike.

Ceiling stain below a bathroom, second floor. Shower pan or tub-to-tile joint, wax ring, or the drain connection. Test: run the shower with the drain open (surround leak wets the ceiling), then fill and drain the tub (drain or overflow gasket), then flush the toilet several times (flange or wax). Only one of the three will reproduce it.

Stain on an interior ceiling, worst after wind-driven rain. Roof penetration or wall flashing, not a field-of-shingle failure. Water travels along framing, so the stain is frequently several feet from the entry point. Look uphill in the attic on the day it is wet.

Wet band along the bottom of an exterior wall, no plumbing above. Grading, a downspout dumping at the foundation, or a failed sill flashing. Check where the gutter discharges before you open a wall.

Damp carpet at one corner of a finished basement, seasonal. Hydrostatic pressure or a clogged footing drain. It follows rainfall by a day or two, not by fixture use.

Water at the base of a water heater or furnace. Distinguish a supply or tank leak (clean, continuous, and increasing) from condensate (only while cooling or while a condensing appliance runs, and it stops when the equipment stops). Check the condensate trap and the secondary pan before condemning the tank.

Moisture on the outside of ductwork or refrigerant lines. Not intrusion, condensation on an uninsulated or under-insulated surface in humid air. The fix is insulation and vapor sealing, not a leak repair.

Ceiling wet in a room with a cathedral ceiling in winter only. Almost always attic or roof-cavity condensation from air leakage and inadequate ventilation, not a roof leak. A dry spell that stays wet during a cold snap is the giveaway.

Sweating windows and mold at the corners of exterior walls. Interior humidity source, not intrusion. Look for a bath fan venting into the attic, an unvented dryer, an uncovered crawl space, or too many occupants for the ventilation rate.

In every case, confirm with a moisture meter reading against a known dry area of the same material before you commit to a cause. A stain proves water was there once; a reading proves it is there now.
