Multi-Trade Remodel Coordination Reference
Why this matters
Remodels involve multiple trades. Coordination determines whether the project flows smoothly OR becomes a nightmare. The tech who understands sequencing + dependencies works well with other trades + GC + customer. This is the field card.
Typical remodel sequence
For a major remodel (kitchen, bathroom, addition):
- Demolition (carpenter / laborer / sometimes GC)
- Structural framing (carpenter)
- Roofing (if affected)
- Mechanical rough-in:
- Plumbing
- Electrical
- HVAC ductwork + lines
- Insulation
- Drywall
- Painting
- Mechanical finish:
- Plumbing fixtures
- Electrical devices
- HVAC trim
- Flooring
- Trim + cabinets

Each step depends on the previous. Skipping = rework.
Trade-specific dependencies
Plumbing depends on:

- HVAC ductwork rough
HVAC depends on:
- Framing
- Plumbing rough (so ducts don't conflict)

Drywall depends on:
- Insulation done

Final mechanical depends on:
- Drywall + paint complete (don't damage during install)

Each trade needs:

Ambiguity costs time + money.
Customer involvement
Customer typically:
- Provides design preferences
- Makes selection decisions
- Approves major changes
- Walks through at milestones
Avoid:
- Customer in middle of trade arguments
- Customer making technical decisions without info
- Customer ambushed by surprises
GC manages customer relationship; trades focus on work.
Specific scenarios
Customer changes mind mid-project:

Each trade's "while I'm here" extras can:
- Help relationship
- Cost rework if not coordinated
- Create budget overrun
- Need approval
Always communicate before adding.
Cross-trade observations
You're working + notice issue with another trade:
Notify the other trade respectfully:
- Direct communication preferred
- Photo / specific concern
- "Just want you to know..."
- Don't disparage
If serious safety concern:
- Immediate communication
- Don't continue if your work + theirs interact dangerously
- GC notified
Permit + inspection coordination
Each trade's permits:
- Pulled separately usually
- Inspections sequenced
- Don't bury work that needs inspection
For example:
- Plumbing rough-in inspection
- Electrical rough-in inspection
- HVAC rough-in inspection
- THEN insulation + drywall
Burying work without inspection = remove drywall later (very costly).
Schedule pressure
Customer wants project complete by date:
- Aggressive scheduling pressure
- Sub temptation to cut corners
- Trade conflicts increase under pressure
Manage pressure:
- Don't accept unrealistic timelines
- Communicate delays immediately
- Bring up issues vs hiding them
- Honest with customer (through GC)
Payment milestones
Many remodel contracts have:
- Deposit (sometimes; varies by state law)
- Milestone payments (rough-in, drywall, fixtures, completion)
- Final on punch-list completion
Each trade may have own payment schedule with GC.
Punch list
Before final completion:
- GC + customer walkthrough
- Identify outstanding items
- Each trade addresses their items
- Sign-off when complete
Punch list items are sometimes specific to one trade:
- Plumbing leak at faucet
- Electrical outlet not working
- HVAC vent not adjusted
Documentation
For your trade in remodel:
- Pre-work photos (existing conditions)
- During photos (rough-in, before cover)
- Final photos (completed work)
- Inspection records
- Customer signature on completion
This protects you against future disputes.
Warranties
Each trade typically warrants own work:
- Plumbing: leak-free for set period
- Electrical: working devices, code compliance
- HVAC: equipment manufacturer + install
- GC: overall coordination + non-trade items
When warranty calls come:
- Determine cause + trade responsible
- Direct customer to appropriate trade
When trades disagree
Disagreements on a remodel are usually about space, sequence, or who eats the cost of a change. Handle them the same way every time so they do not turn into a standoff with the customer watching.
Settle it on the job, at the wall, before either of you cuts anything. Two techs looking at the same framing bay solve in ten minutes what two office calls cannot solve in two days. If neither will move, stop work in that area rather than racing to install first. Whoever installs first is not right; they are just harder to move later.
Know the tiebreakers. Most space conflicts resolve on physics, not seniority:
- Gravity-drained lines (DWV, condensate) win over anything that can bend. Slope is not negotiable.
- Ducts win over wire and small pipe, because a duct cannot be rerouted through a stud bay.
- Anything with a code-required clearance (panel working space, vent termination distance, combustion air) wins over anything without one.
- Structure wins over everything. Nobody notches or bores a beam to make their run fit.
Escalate to the GC, not to the customer. The GC owns the schedule and the scope, and they are the one who can authorize the change. Bringing the homeowner into a trade dispute makes both trades look unprofessional and puts the customer in a decision they are not equipped to make.
Write it down when the answer changes the plan. If the resolution moves something off the drawings, it goes in an RFI or a written change request with a sketch, before the work happens. Verbal agreements at the wall get forgotten by inspection day, and the as-built has to match what an inspector will see.
Separate the technical question from the money question. Agree on what has to be built first. Who pays for the rework is a second conversation with the GC and does not need to hold up the schedule.
Know when you are the one who is wrong. If the other trade's constraint is real and yours is preference, move. The tech who bends when the code says so and holds firm when the code says so builds the reputation that gets called back.
Refuse work that would be non-compliant, in writing. If the resolution someone proposes would violate code or a manufacturer's listed installation, say no and put it in an email. Nobody else will hold your license for you.
