Reading Floor Plans + Basic Drawings Reference
Why this matters
Most service techs encounter drawings + plans at some point - a customer's set of as-built drawings for a remodel, an architect's plans for a new addition, a commercial bid set. The tech who can read a basic floor plan navigates the project without confusion + spots issues before they become rework. This is the field card.
What a floor plan shows
A floor plan is a top-down view of a building at one level, cut horizontally at about 4 ft above the floor:
- Exterior + interior walls
- Doors + windows (with swing direction)
- Stairs + their direction
- Fixtures (toilets, tubs, sinks, appliances)
- Dimensions (overall + key features)
- Room labels + sizes
- North arrow + scale
Other typical sheets in a residential set:
- Site plan (top-down of lot)
- Elevations (front, sides, rear views)
- Sections (vertical cuts showing wall + structure)
- Foundation plan
- Framing plan
- Roof plan
- Mechanical / electrical / plumbing plans
- Schedules (windows, doors, fixtures)
Scale + dimensions
Architectural scale:
- Residential typically 1/4" = 1'-0" (1/48 scale)
- Larger details: 1/2" = 1'-0" OR 1" = 1'-0"
- Site plans: 1" = 10' or 1" = 20'
Reading dimensions:
- Feet + inches: 12'-6" = 12 feet, 6 inches
- Sometimes decimal feet: 12.5'
- Always read to printed dimensions; don't scale from drawing (drawings can be distorted)
Common symbols
Walls:
- Exterior: thick double line
- Interior: thinner double line
- Demolition: dashed line OR X'd
Doors:
- Arc shows swing
- Where arc meets door = hinge side
- Pocket / sliding doors shown differently
Windows:
- Lines across exterior wall
- Number indicates window type from schedule
- May show casement direction
Stairs:
- Lines with "UP" arrow pointing up direction
- Sometimes hatched per code
Fixtures:
- Toilet: bowl + tank
- Tub: rectangle with rounded corner
- Sink: small circle in rectangle
- Refrigerator: square with "REF"
HVAC:
- Supply diffusers: arrows in/out
- Returns: grille
- Equipment: rectangular block with label
Electrical:
- Outlets: circle with symbols
- Switches: S with subscript
- Lights: circle or octagon
- Panels: rectangular box
Title block
Bottom right corner (typically):
- Project name + address
- Owner / architect / contractor
- Sheet title
- Sheet number (A-1 architectural, S-1 structural, M-1 mechanical, etc.)
- Date + revision
- Engineer / architect stamps
Verify you have the latest revision before starting work.
Sheet types
A-series (architectural):
- A-1 floor plans
- A-2 elevations
- A-3 sections
- A-4+ details, finishes
S-series (structural):
- S-1 foundation
- S-2 framing
- S-3 details
M-series (mechanical):
- M-1 HVAC plan
- M-2 schedules
- M-3 details
P-series (plumbing):
- P-1 water + waste plan
- P-2 schedules + details
E-series (electrical):
- E-1 lighting + power
- E-2 panel schedules
- E-3 single-line diagrams
Reading dimensions
Floor plan dimensions read in chains:
- "12'-6"" 8'-0"" 14'-3"" 4'-9"" running across a wall
- Plus overall: "39'-6"" should equal the chain sum
- Verify the math; sometimes chains don't add to overall (drawing error)
Centerline dimensions:
- "Centerline of wall to centerline of window"
- Used for stud framing
Face dimensions:
- "Face of stud to face of stud"
- Used for openings
Don't assume; check the standard for that sheet.
Notes + callouts
Drawings have written notes:
General notes:
- Apply to whole sheet OR project
- Often referenced "G-1, G-2..."
Specific notes:
- Refer to a feature with a bubble + number
- Example: a "1" in a bubble at a wall, with "1: 2x6 framing per detail X" elsewhere
Detail callouts:
- Circle with two halves: top half = detail number, bottom half = sheet number
- Tells you where to find the detail drawing
Section callouts:
- Like detail callouts but indicate where the section is taken
- "A/A-3" = section A on sheet A-3
Schedules
Tabular data accompanying plans:
Window schedule:
- Window mark, size, type, manufacturer
Door schedule:
- Door mark, size, hardware, finish
Finish schedule:
- Room number, floor, walls, ceiling, base, notes
Equipment schedule:
- Tag, manufacturer, model, capacity, electrical, notes
The schedule + the symbol on the floor plan together tell you what to install.
Common drawing problems
Out-of-date set:
- Make sure you have current revision
- "Issued for Construction" stamp matters
- Older revisions may be marked "VOID" but circulated by mistake
Missing sheets:
- Verify you have a complete set
- Coordination sheets between trades often missed
Conflicts between sheets:
- Architectural says one thing; structural says another
- Common; flag to architect / GC for resolution
- Don't assume one over the other
Field conditions don't match drawings:
- Existing conditions differ from "as-built"
- Concealed conditions discovered during work
- Document + report; don't proceed if scope changed
Site plan
Lot drawing showing:
- Property lines + dimensions
- Setbacks from property lines
- Easements (utility, drainage)
- North arrow
- Building footprint location
- Driveway, walkways
- Trees + landscaping
- Topographic elevations
Site work needs the site plan; building work alone often doesn't.
Elevations
Side views showing exterior walls:
- Front, sides, rear
- Roof slope visible
- Window + door heights
- Siding + finish materials
- Grade lines
Useful for understanding the building exterior + heights.
Section drawings
Vertical cuts through the building:
- Shows wall assemblies (interior to exterior)
- Floor framing
- Ceiling heights
- Roof structure
- Insulation
- Critical for understanding "what's behind the wall"
For HVAC routing, electrical chases, plumbing stacks: section drawings show what's possible.
As-built drawings
Drawings updated to reflect what was actually built:
- Initial design changes during construction
- "As-built" markup with red pen
- Sometimes formal redrawn versions
- Most reliable record of building's actual condition
Older homes often have NO as-built drawings; field investigation needed.
Permit drawings vs construction drawings
Permit drawings: minimum needed for permit; may lack detail.
Construction drawings: full detail for the contractor to build from.
Permit drawings may not have enough info for a tech to fully understand; ask for construction drawings.
Specifications
Written document accompanying drawings:
- Materials specifications
- Quality requirements
- Manufacturer requirements
- Installation standards
Often more detailed than drawings on quality / standards. Check spec book if confused by drawings.
Working from drawings (practical tips)
Check the revision before anything else. Compare the revision block on every sheet you are carrying against the current set. Working a superseded sheet is the single most expensive drawing mistake, and the sheet in the truck is almost always the old one.
Read your sheets against the architectural. Your mechanical, plumbing, or electrical sheet shows your work, but the architectural sheet shows the walls, ceilings, and finishes it has to live in. Conflicts hide in the gap between the two, and nobody else is going to find yours.
Mark up your own set and keep it. Highlight your scope, circle the equipment you are responsible for, cross off what belongs to another trade, and note field changes in red as they happen. That marked set becomes the as-built, and it is the only record of why something is not where the drawing says.
Never scale a drawing for a dimension. Printed and reprinted sheets stretch. Use the written dimension, and when there is none, ask rather than measure the paper.
Add up the strings. Individual dimensions should total the overall. When they do not, something changed and the sheet was not fully updated. That discrepancy is worth an RFI before you build to it.
Walk the building with the set the first day. Find your entry points, your chases, your panel, and your equipment locations physically. Ten minutes of orientation prevents a day of rework.
Check the schedules, not just the plan. Equipment, fixture, window, and door schedules carry the model numbers, sizes, and ratings. The plan tells you where, the schedule tells you what, and the specification tells you to what standard.
Look up before you commit. Ceiling heights, beams, and other trades' routing are on other sheets. A run that works in plan view can be impossible in section.
Ask early, in writing. An RFI submitted at rough-in costs a conversation. The same question after drywall costs a change order and a schedule slip. Nobody has ever been criticized for asking too early.
Photograph everything before it is covered. Wall open, ceiling open, slab exposed. Tie the photos to the drawing location. Those images answer questions for the life of the building, and they are the cheapest documentation you will ever produce.
When the drawing and the field disagree, the field wins on facts and the engineer wins on decisions. Report what you found; do not decide a design change on your own.
