Smoke Detector Placement + Types Reference
Why this matters
Smoke detectors save lives. Properly placed, modern detectors give critical early warning. Improperly placed OR aged detectors fail when needed. The tech who knows placement + types helps customers stay safe. This is the field card.
Why smoke detectors matter
Statistics:
- ~3 in 5 home fire deaths happen in homes with no OR non-working detectors
- Working smoke alarms cut risk of dying significantly
- 10+ minutes after smoke = often too late
- Sleeping people can't smell smoke (olfactory shuts down during sleep)
Required placement (NFPA 72)
Per residential code:
- One on every level (including basement)
- One in every bedroom
- One outside each sleeping area
- Interconnected (one alarm → all alarm) in new construction
Where to mount:
- Ceiling: 4+ inches from wall
- Wall (high): 4-12 inches from ceiling
- Not in corner (dead air space)
Each room if larger than ~30 ft from doorway.
Where NOT to place
- Kitchen (false alarms from cooking; use within 10 ft requires photoelectric or specific design)
- Bathroom (steam triggers ionization)
- Near ceiling fans (air movement reduces sensitivity)
- Within 3 ft of HVAC vent
- Within 3 ft of bathroom door (steam)
- Within 3 ft of fluorescent fixtures (electrical noise)
- Garage (dust, exhaust, temperature)
- Unheated space (some detectors fail in cold)
Detector types
Ionization:
- Detects smaller smoke particles (flaming fires fastest)
- Less effective on smoldering fires
- More common older homes
- Radioactive isotope (small; safe enclosed)
- Disposal: trash typically (within bound)
Photoelectric:
- Detects larger smoke particles (smoldering fires fastest)
- Better for slow-burning fires
- Less false alarm from cooking
- Newer recommendation in many codes
- Some smolders escape ionization
Combination (dual sensor):
- Both ionization + photoelectric
- Best of both
- More expensive
- Currently most-recommended
Heat detector:
- Triggers at specific temperature
- Garage, attic (where smoke detectors fail)
- Not substitute for smoke detector in living space
Combination smoke + CO:
- Both sensors in one unit
- Cheaper than two separate
- Easier maintenance
Power source
9-volt battery:
- Old standby
- Annual replacement
- Many false beeps from low battery
- Older detectors
10-year sealed battery:
- Newer
- Replace entire detector at 10 years
- No battery change needed
- Required in some states for new detectors
Hard-wired (with battery backup):
- 120V from house wiring
- Battery for power outages
- Required new construction
- Battery 9V OR 10-year
Network / smart:

Interconnection
When one detector alarms, all alarm:
- Wired interconnection (RED wire between detectors)

Replacement schedule
Detector age:
- Most detectors: 8-10 year lifespan
- After: sensor degrades; replace

Code requirements
NFPA 72: standard for fire alarm + signaling NFPA 101 / IBC: building codes State-specific:

Rental property requirements:
- Often higher than owner-occupied
- Functional verification at lease change

Diagnosing false alarms
Common causes:
- Cooking nearby (kitchen)
- Steam (bathroom)
- Insect inside detector (clean)
- Old detector (sensitivity drift)
- Battery low
- Smoking nearby
- Burning candles
- Wood-burning fireplace
Resolution:
- Clean detector (gently with vacuum)
- Replace battery
- Replace detector if old
- Relocate if persistent false alarms
Diagnosing failure to alarm
Real fire / smoke; detector silent:
- Battery dead
- Disconnected (wiring fault)
- Sensor failed (age)
- Wrong type (ionization vs photoelectric)
After any incident:
- Replace any detector that failed
- Verify all others working
- Customer review
Installation tips
Mounting:
- Stud OR drywall anchor (depending on type)

When customer reports detector chirping
The chirp = battery low (most often). Other causes:
- End of life signal (some detectors)
- Network communication issue
- Failure mode
First step: replace battery. If continues: replace detector.
When customer reports alarm without smoke
Investigate:
- Recent activity (cooking, etc.)
- Detector age
- Detector type (ionization more prone to cooking false alarms)
- Insect inside
If recurring: relocate OR replace.
Specific scenarios
Adding bedroom:
- Code may require smoke detector
- Interconnect with existing
- Permit + inspection
Replacing carpet:
- Customer often pulls down detectors
- Re-install after carpet
- Test functionality
Customer's old wired system fails:
- Often original 30+ years old
- Replace entire system (10-year battery OR new hardwire)

Multi-family / apartment
Multi-family is a different regulatory animal than a single-family house, and the tech who treats it the same gets a failed inspection.
Two systems can exist in one building. In-unit smoke alarms protect the occupants of that unit. A separate building fire alarm system, with its own panel, initiating devices in common areas, horn-strobes, and often a monitoring connection, protects everyone. Devices tied to the building system are typically system smoke detectors, not single-station alarms, and they are not interchangeable with the retail unit you buy for a house. Never replace a system detector with a residential alarm.
Common areas are their own requirement. Corridors, stairwells, lobbies, laundry rooms, mechanical rooms, and trash chutes are covered by the building system per the applicable NFPA and building-code provisions, and they get inspected and tested on a schedule by a licensed alarm company.
Sleeping-room and outside-sleeping-area rules still apply inside each unit, same logic as a house, plus a device on every level of a multi-level unit.
Who owns what. Landlord installs and maintains; tenant tests and reports failures and does not disable. Most states put this in statute, and many require written acknowledgment at move-in. Get the maintenance boundary in writing before you take a portfolio account.
Turnover is the maintenance moment. Between tenants, test every device, check manufacture dates, replace anything at end of life, and document it per unit. Tenants pull batteries; expect it and check.
Retrofit rules differ from new construction. Many jurisdictions require hardwired interconnected alarms in new work but permit sealed ten-year battery units when retrofitting an existing building without disturbing finishes. Confirm with the local AHJ, in writing, before you bid a whole building.
Accessible units need visual notification appliances available on request, and some jurisdictions require a percentage of units to be equipped. Ask before you quote.
Document per unit, not per building. Unit number, device location, type, manufacture date, test result, date serviced. That log is what the owner hands the inspector, and what protects everyone if there is ever a fire.
