Soil + Lawn Rehabilitation After Work Reference
Why this matters
Trenching, excavation, equipment traffic, and material storage all damage customer's lawn + landscape. The work itself may be perfect, but if the customer's lawn looks worse after = the customer remembers the lawn, not the work. The tech who restores the soil + lawn properly protects the relationship + the company's reputation. This is the field card.
Types of soil damage
Compaction:
- Equipment driving over soil compresses
- Grass + roots crushed
- Water can't penetrate
- Soil becomes hard
Excavation backfill issues:
- Trench filled but settles over months
- Trench line becomes a depression
- Customer trips OR mower hits low spot
Topsoil mixed with subsoil:
- During excavation, subsoil clay comes up
- Mixed with topsoil
- Quality reduced; grass struggles
Erosion:
- Disturbed soil washes during rain
- Especially on slopes
- Sediment into driveway, street
Equipment scarring:
- Vehicle ruts in lawn
- Stake / tool damage
- Material storage areas crushed
Chemical / oil:
- Hydraulic fluid leak from equipment
- Diesel spill at refueling
- Cement / mortar washes
Damage prevention
Better than restoration:
Plywood / boards under heavy equipment:
- Distributes weight
- Saves grass underneath
- Reusable
Limit equipment passes:
- One path in, one path out
- Don't drive across grass repeatedly
Material storage on hardscape:
- Driveway, sidewalk, plywood OR drop cloth
- Don't pile dirt/mulch directly on lawn (kills grass below)
Equipment maintenance:
- No leaking hydraulic / engine fluids
- No tire chains in lawn (kill turf)
Weather:
- Avoid wet soil work (compacts more)
- Plan for dry / firm conditions
- Reschedule if conditions terrible
Trench restoration
For utility / plumbing trenches across lawn:
Before backfill:
- Pipe / cable installed correctly
- Tracer wire if buried
- Photos of installation
- 811 closeout
Backfill technique:
- Backfill IN LIFTS (layers)
- 6-8 inch lifts; compact each before next
- Don't dump all in at once
- Native soil OR specified backfill material
- Topsoil at top (8-12 inches)
Grading:
- Slight CROWN above grade (1-2 inches)
- Settles to flat over months
- If flush at backfill, becomes depression
Surface restoration:
- Sod replacement (immediate)
- Seed + straw (more economical; slower)
- Erosion control (silt fence on slopes)
Compaction relief
For traffic-damaged lawn:
Manual aerator:
- Spike aerator (cheap; minimal benefit)
- Core / plug aerator (better; removes plugs of soil)
Mechanical aerator (for larger areas):
- Drum-type with rolling spikes
- Plug-type with hollow tines
- Rent from equipment shop
Topdressing:
- Add 1/4 inch sand / compost
- Work into surface
- Improves soil structure
For severe compaction: subsoiling (deeper mechanical break-up).
Reseeding damaged areas
Soil prep:
- Clear dead grass + debris
- Loosen top 2-3 inches
- Add compost / topsoil if needed
- Rake smooth
Seed selection:
- Match existing lawn (cool-season vs warm-season grass)
- Northern: bluegrass, ryegrass, fescue blends
- Southern: bermuda, zoysia, St. Augustine, centipede
- Use blend appropriate to sun / shade conditions
Seeding:
- Distribute evenly (rotary spreader)
- Rake lightly into soil
- Tamp OR roll (seed-to-soil contact)
- Cover with light straw OR straw mat
- Water gently + frequently until established (3-4 weeks)
Establishment:
- Keep soil moist (not soaked)
- First mow when 3+ inches tall
- Set mower high (3 inches)
- Don't bag clippings yet (returns nutrients)
- Fertilizer when established
Sod installation
For immediate green:
Sod selection:
- Type matching existing lawn
- Fresh (laid within 24-48 hours of harvest)
- Greens around edges (yellow = old / drying)
Bed prep:
- Loose soil, raked level
- 1-2 inches below grade (sod will add up to grade)
- Compost incorporated if poor soil
Laying:
- Start at straightest edge
- Brick-pattern overlapping
- Snug edge-to-edge (no gaps)
- Cut with sharp blade for curves / fitting
Roll + water:
- Roller after laying (good soil contact)
- Heavy initial watering
- Daily watering for 2 weeks
- Mow 2 weeks after laying
Mulch + plant restoration
If customer's mulch beds disturbed:
Mulch:
- Match existing (hardwood, cypress, dyed, rock)
- 2-3 inches thick
- Keep away from tree trunks (NO volcano mulching)
- Reapply when settled
Disturbed plants:
- If pulled up: replant gently
- Water + monitor
- Some won't survive; honest assessment to customer
- Replacement plant cost considered
Trampled plants:
- Some recover; some don't
- Wait + observe; customer + you decide together
- Replacement budget if needed
Hardscape restoration
If you damaged driveway, sidewalk, brick:
Concrete repair:
- Crack filler for minor
- Patch + epoxy for moderate
- Section replacement for major
- Color matching difficult; whole-section may be needed
Brick / pavers:
- Replace damaged units
- Re-set if shifted
- Sand sweep
Asphalt:
- Cold patch for small repairs
- Hot patch + roller for larger
- Sealcoat for color match
Customer's irrigation system
Common damage:
Cut sprinkler line:
- During excavation
- Repair: locate broken line; install coupling
- Verify zone tests after
Damaged sprinkler head:
- Replace head
- May need to dig down to swing arm
Crushed PVC:
- Replace section
- New tee + risers if needed
Damaged controller:
- Less common; check operation after wiring work
Document damage; repair OR refer to irrigation contractor.
Drainage considerations
Excavation can change drainage:
- Trench acts as drain channel
- Water collects in trench line
- Customer's previously-dry area now wet
Mitigation:
- Crown the backfill
- Compact properly
- Verify drainage paths still work
- Sometimes French drain needed
Erosion control
After major excavation:
Silt fence:
- Filter fabric on fence posts
- Catches sediment from runoff
- 4-6 weeks until vegetation establishes
Erosion mat / blanket:
- On slopes
- Biodegradable
- Holds seed + soil
Straw:
- Cheap; for flat areas
- Catches seed + holds moisture
- Lasts 1-2 months
Soil contamination
If concrete, mortar, OR chemicals contaminated soil:
- Remove contaminated soil
- Replace with clean topsoil
- May need disposal documentation
- Some chemicals require remediation
Don't bury contamination + hope for the best. Customer's plants will die; you'll be blamed.
Communication
Pre-job:
- Photo customer's lawn / landscape condition
- Identify areas at risk
- Discuss restoration scope
- Agree on what's included
Post-job:
- Walk customer through restored areas
- Explain what was done + what to expect (settling, regrowth)
- Maintenance instructions (watering for new sod / seed)
Restoration schedule
Restoration is not one visit. Set the timeline with the customer up front so the follow-up reads as the plan, not as a callback.
Same day, before you leave. Backfill in lifts and compact each lift, crown the trench line slightly above grade to allow for settlement, rake out ruts, sweep hardscape, remove spoil piles and debris, and stabilize anything on a slope before the next rain. Never leave an open trench or loose spoil overnight where water can move it.
Within a few days. Relieve compaction on traffic paths (core aerate or fork), spread topsoil where subsoil came up, then seed or sod. Timing matters more than speed here: seed goes down in the growing season for the grass type in that region, and dormant seeding in the wrong season just feeds birds. If the season is wrong, stabilize with straw or an erosion blanket and schedule the seeding for the right window, with the date on the work order.
Two to four weeks. First check on germination or sod knitting. Sod should resist a gentle tug. Bare patches get overseeded now, not later. Confirm the customer has been watering and adjust the instructions if they have not.
Six to twelve weeks. Settlement check on the trench line. Backfilled trenches settle no matter how well you compacted, and a depression that shows up after the customer starts mowing is the complaint you want to beat them to. Top-dress the low spots with soil, reseed, and repeat if needed.
One season out, or after the first hard winter. Final walk on anything major: deep trenches, drive paths across lawn, work near established trees. Frost heave and a full wet season expose whatever is left.
Put the follow-up visits on the schedule before you leave the site, and tell the customer what each one is for. A trench line that settles twice and gets topped off twice is normal work. A trench line the customer has to call about twice is a bad experience with the same amount of labor in it.
