Why a Rated Door Is a System and Not a Door

Why this matters

A fire door spends its whole life doing nothing, and the day it matters it has to do exactly one thing: be closed and latched. Almost every fire door in service that would fail on that day is failing right now, for reasons anyone walking the corridor could see. A wedge. A closer arm unhooked because the door slammed. Tape over a latch bolt so staff stop badging through. None of those is damage, none of them shows up in a maintenance log, and every one of them takes the assembly out of service just as completely as a hole through the leaf.

The assembly is everything in the opening

A fire door assembly is a tested, listed system in the same sense a rated wall is: the rating came from a furnace test on the whole opening, and it belongs to that combination. Test methods are NFPA 252 and UL 10C for the positive pressure test now generally referenced, in the edition your adopted code calls out. The parts that carry the rating include:

  • The leaf, with its core, its edges and its label.
  • The frame, its anchors, and the grout or fill the listing calls for.
  • Hinges or pivots, by type and count.
  • Latching hardware, including the strike and the throw of the latch bolt.
  • Closing device, self-closing or automatic-closing.
  • Glazing, its listed frame, and the glazing beads.
  • Gasketing and edge seals, including intumescent seals where the listing carries them.
  • Coordinator and astragal on pairs, so the inactive leaf closes first and the meeting edge is protected.
  • Anchorage of the frame to the rated wall, which is where the assembly meets the barrier the door sits in.

Change any of those and the assembly is no longer the tested one. A heavier hinge is a substitution. A different closer is a substitution. Two of the parts, though, are not parts at all.

The things the rating depends on that are not components

It has to close fully, under its own power, from any position. Self-closing means the closing device does it, not gravity, not the last person through, and not from a nearly shut position only. The standard field test is to open the leaf to its full swing, release it, and watch it close and latch without help. Then repeat from a partly open position, because a closer with a weak final sweep will pass the first test and fail the second, and the second is the one that matches how a real door gets left.

It has to latch. A closed door that is not latched is a panel resting in an opening. Fire pressure will push it. This is why a taped latch bolt, a strike packed with paint, or a magnetic catch substituted for a latch are complete failures rather than deficiencies of degree.

Where the assembly is also a smoke and draft control assembly, air leakage is a third criterion, measured to UL 1784 and limited in the adopted code to a stated rate in cubic feet per minute per square foot of door opening at a stated pressure differential, commonly cited as 3.0 cfm per square foot at 0.10 in water column at ambient. That is an air leakage rating, not a fire rating, and it is why the gasketing on an S-labelled door is not optional trim.

The label is the assembly's identity

Leaf, frame and often the hardware each carry a label. Painted-over or removed labels are their own finding, because without them nobody can establish what the assembly is. Field modification is judged against the label: drilling or cutting beyond the preparations the listing permits voids it, and so does welding on a labelled frame or leaf. Protective plates above a stated height on the leaf require their own listing in the adopted edition of NFPA 80 rather than being generally permitted, which surprises people who fit kick plates as a courtesy.

Clearances are also part of the listed condition. The adopted edition of NFPA 80 states a nominal clearance at the head and jambs and a maximum clearance at the bottom, commonly cited as 1/8 in nominal at the top and sides and 3/4 in maximum undercut above the finish floor. Confirm both against the edition your authority having jurisdiction adopted and amended, since jurisdictions amend and the AHJ is a named role with legal authority under that code rather than a synonym for whoever inspects.

A real annual: thirty-four openings, eleven findings

An owner engages an annual fire door assembly inspection under the adopted edition of NFPA 80. Thirty-four rated openings. Eleven come back deficient.

The first read from the property manager was that the building had a maintenance problem and needed a door contractor. The inspection notes said otherwise, and the way to see it is to sort the eleven by what actually put the door out of service.

Findings that were nobody's hardware fault:

  • Four leaves held open by wedges or by a trash bin, all four on the kitchen and receiving corridor.
  • Two closer arms unhooked at the shoe, both on doors that slam.
  • One latch bolt taped back so staff could push through without badging.

Findings that were a component or a modification:

  • Two leaves with a rectangular cut through them where low-voltage cable had been routed opening to opening.
  • One pair with the astragal removed, so the meeting edge is unprotected and the coordinator has nothing to sequence against.
  • One leaf planed at the bottom after new flooring raised the finish floor, leaving an undercut over the maximum.

Seven operational, four physical, eleven total.

Why the wedges were there is the whole finding. All four sat on the one corridor staff cross with carts. The closers on those four had been adjusted toward the strong end of their range after a complaint about doors not latching, and a cart operator with two hands full cannot fight a strong closer. Remove the wedges on Monday and they are back on Wednesday. The fix that holds is either a closer adjusted within its listed range so the door still closes and latches from a partly open position, or a listed hold-open device released by the fire alarm system, which is an NFPA 72 interface in the adopted edition and not a mechanical hold-open.

Qualifier lines, printed:

  • Closes and latches: each of the four wedged doors was tested from full swing and again from roughly half swing, because a closer that passes the first and fails the second is the case that produces wedges.
  • Latching is binary: the taped latch counted as a full failure, not a minor deficiency, and no credit was given for the door being closed.
  • Label check: the two cut leaves were judged on the label, not on the size of the cut. A field modification beyond the listed preparations voids the label regardless of area.
  • Clearance basis: the planed leaf's undercut was measured to the finish floor as installed, not to the old slab, and checked against the clearance in the adopted edition rather than a remembered figure.
  • Adoption gate: the inspection was performed and the deficiencies classified against the edition of NFPA 80 this jurisdiction adopted and amended, which is named in the report.

Hazards created by the inspection itself: releasing a leaf from full swing sends a heavy door across an occupied corridor, so the tester clears the swing path and calls it before releasing. Adjusting a closer works against spring energy - back the valve or the spring off before disassembling anything, keep the arm under control, and do not unpin an arm under tension. Testing a magnetic hold-open takes the alarm interface out of service for the duration, so the release test is coordinated with whoever owns the panel and the system is restored and confirmed before leaving. And any door blocked open for the convenience of the inspection is an impairment of the barrier for as long as it is blocked, with a start, a compensating measure and an end, not an informality.

What it took, in labour terms rather than currency: the seven operational findings were corrected in about two hours total, including the closer adjustments. The four physical findings each ran longer in elapsed time than all seven operational corrections combined, because a labelled leaf and a labelled astragal are ordered rather than fabricated on site. So 7 of 11 findings, roughly two thirds, were restored the same day at a small fraction of the total effort, and the building's fire doors went from 23 of 34 in service to 30 of 34 in one visit.

Sibling-rule check, printed: the frames here are anchored into barriers that a separate survey confirmed continuous deck to deck, which is the continuity rule the rated-assembly article states, so a compliant door in a discontinuous wall was not counted as a pass. The cut leaves are treated as failing on the label rather than by cut area, consistent with the substitution rule. No finding was rounded in the flattering direction: the undercut over maximum was called even though the leaf otherwise tested closed and latched.

How to verify a fire door assembly yourself, in about a minute

You are not replacing a qualified annual inspection, but any tech can run the short version and open a ticket.

  1. Is anything holding it open? Wedge, bin, hook, tied-back closer arm. If yes, stop, that is the finding.
  2. Open it fully, clear the swing path, release it. Does it close and latch on its own? Repeat from about half open.
  3. Pull on it when latched. Does the latch bolt hold?
  4. Look at the leaf and frame for holes, cuts and missing parts, including the meeting edge on pairs.
  5. Find the label. Legible on leaf and frame, or record that it is not.
  6. Look at the gap. Daylight around the perimeter or a large undercut is measurable evidence, and the measured value goes in the ticket rather than the word "large".

Anything that fails items 1, 2 or 3 is out of service now, and the correction is usually a wedge in a bin and a closer adjustment rather than a purchase order.
