Window Flashing Detail at Sill
Why this matters
Window flashing at the sill is the single most-critical detail in window installation. Water that bypasses the sill flashing enters the wall cavity, rots framing, damages sheathing, and produces mold. The damage is hidden for years; by the time the customer notices (paint failure, soft spots), significant rot has occurred. A contractor who installs flashing correctly produces windows that last 30+ years; one who shortcuts flashing produces failures that come back as expensive callbacks.
The water management problem
Windows are inherently a hole in the building envelope. Water (rain, snowmelt) hits the window and runs down the exterior surface. Water also wind-drives at the edges of the window frame, trying to enter the wall.
The sill (bottom horizontal portion of the window opening) is where:
- Water naturally collects
- Wind-driven rain accumulates
- Capillary action draws water inward
- Failure produces immediate damage
Proper sill flashing:
- Redirects water back outward
- Prevents bulk water entry
- Provides drainage path for any water that enters
Modern flashing components
Sill membrane (or sill pan)
The horizontal protective barrier at the sill:
- Self-adhered membrane (most common)
- Custom-formed sill pan (premium)
- Made of vinyl, rubberized asphalt, or HDPE
Side jamb flashing
Vertical strips at each side of the window opening:
- Extends from sill membrane up to top of window
- Continues onto the wall sheathing
Head flashing
Horizontal flashing at the top of the window:
- Extends out over the window's top edge
- Counter-flashed by housewrap or siding above
Sealant
Specific sealant at appropriate locations:
- Quality polyurethane or silicone
- Marked compatible with the flashing
Housewrap / WRB (Weather Resistive Barrier)
The continuous water barrier behind the siding:
- Covers the sheathing
- Lapped at window
- Continuous water management
Standard sill flashing procedure
Step 1: Prepare the rough opening
Before installing the window:
- Verify the rough opening is properly sized
- Verify the sheathing is sound
- Identify the sill location
Step 2: Install sill membrane
The horizontal membrane at the sill:
- 6 to 9 inches wide typical
- Cut to length (slightly wider than the opening)
- Adhere directly to the sheathing
- Wrap up 4 to 6 inches onto each side of the opening
- Press firmly to adhere
For premium install:
- Custom sill pan formed from membrane
- Folded corners for water management
Step 3: Install side jamb flashing
Vertical flashing at each side:
- Extends from the sill membrane up to (and past) the window top
- Continues onto the wall sheathing
- Adhered firmly
Step 4: Install the window
- Position the window in the opening
- Secured per manufacturer (typically nails or screws through the nailing fin)
- Verify level, plumb, square
- Verify smooth operation
Step 5: Install head flashing
After the window is in place:
- Head flashing applied above the window
- Extends out beyond the window's top frame
- Folded down over the window top
- Designed to shed water away from the window
Step 6: Apply housewrap / WRB integration
The housewrap (or weather-resistive barrier):
- Wraps around the window opening
- Side wrap-up covers the side jamb flashing
- Top wrap-up covers the head flashing
- Inverted at the sill (housewrap goes UNDER the sill membrane)
This is the critical sequence:
- Water hitting the wall: goes onto housewrap
- Housewrap directs water down to the sill
- At the sill: water is on top of the sill membrane
- Sill membrane directs water out of the wall
Step 7: Apply sealant
At specific locations:
- Between window frame and rough opening
- Inside the wall, NOT at the exterior
- Inside seal prevents air infiltration (important)
- Exterior sealant is NOT the water barrier; the flashing is
Step 8: Install trim
- Exterior trim per design
- Trim should not impede flashing or water management
- Trim is cosmetic, not structural to water management
Common flashing mistakes
Sill membrane missing
The most catastrophic error. Water collects at the sill; no membrane to redirect; water enters wall.
Result: rot of framing; mold; significant repair years later.
Wrong sequence of housewrap
If housewrap is installed BEFORE flashing:
- Water from wrap goes behind sill membrane
- Sill flashing is bypassed
- Water enters
Sequence matters:
- Sill membrane FIRST
- Side jamb flashing SECOND
- Window installation THIRD
- Head flashing FOURTH
- Housewrap LAPPED OVER all flashing
Tape over fold lines
If the sill membrane is folded at corners without proper backing:
- Crease can fail
- Water seepage
Solution: corner pieces from manufacturer; or careful fold technique with bonded sealant.
Sealant as the water barrier
Some contractors:
- Skip flashing
- Apply exterior sealant
- Expect sealant to keep water out
This fails because:
- Sealant degrades over years
- Sealant doesn't extend deep enough
- Sealant doesn't provide drainage path
Sealant is supplemental, not primary.
Reverse-lapped housewrap
Housewrap should lap shingles-style (top piece overlaps bottom):
- Water flows down without entering
- Reverse lap = water enters at the lap
Improper sill pan corners
For sill pans (custom formed):
- Corners are the leak point
- Specific corner formation needed
- Pre-formed corners or careful technique
Missing or inadequate head flashing
Without head flashing:
- Water from above runs onto top of window
- Some enters; runs down inside the wall
- Damage above and around the window
Quality verification
After installation:
Visual inspection
- Sill membrane visible (if not covered by trim)
- Membrane extends correct distance
- No tears or gaps
- Sealant in appropriate locations
Water test (optional)
- Spray water on the window
- Check inside for water entry
- Useful for inspector verification
Check trim and finish
- Trim doesn't impede water management
- Trim sealed at appropriate joints

Hot, humid climates (south)
- More water management critical

Cold climates (north)
- Air sealing important too
- Flashing at the sill is the same
- Air seal at the interior addresses cold
Coastal areas
Wind-driven rain is the design condition, not gravity drainage. Water arrives horizontally and upward, so a detail that works inland can leak on the first storm here.
- Sloped, sealed sill pan with a back dam and end dams at both corners. This is the one detail nobody skips on the coast. A back dam keeps water that gets past the window from running inboard onto the framing and the finish floor.
- Full-perimeter sealant on the window's mounting flange with the standard gap left at the bottom flange so the pan can drain. Sealing all four sides traps water in the pan.
- High-performance flashing tapes rated for the exposure and the temperature range, not the cheapest butyl on the shelf. Verify the tape and the sealant are compatible with each other and with the WRB.
- Stainless fasteners throughout. Galvanized fails fast in salt air, and a corroded fastener at a flange is a leak path and a structural problem at the same time.
- Head flashing with end dams and a drip edge, always, on every opening. There is no coastal case where a head flashing is optional.
- Specify to the wind zone, not to habit. Coastal openings usually require a higher performance grade under the fenestration standard, and impact zones require impact-rated glazing or approved shutters. Check the local jurisdiction's product approval requirements before ordering; some coastal counties maintain their own approved product lists and will fail an install that used a non-listed assembly.
Expect inspection. Coastal jurisdictions commonly want the flashing photographed or inspected before the siding closes it in. Photograph every opening at the pan stage and again at the completed flashing stage, and keep the product approval numbers with the job file.
