Interior and Exterior Trim Finish
Purpose
Trim is where a correctly flashed window gets ruined. The perimeter gap is the last continuous air seal anyone will ever reach, the exterior sealant pattern decides whether the drainage plane can still drain, and both are covered within an hour of being made.
The specific failure is a bead of sealant run all the way around the exterior casing, sill included. It looks like the most thorough job on the street. It dams the one path water has out of the assembly, so every drop that gets behind the trim stays there, and the callback arrives the following spring as a stain the crew will swear cannot be theirs because they sealed everything.
Scope
Covers interior air sealing, interior casing, exterior trim, the exterior sealant joint and the coating handoff, from the point the flashing detail is complete and photographed to the customer walkthrough.
Does not cover: flashing and the pan, which must be complete and signed off first; drywall repair and plaster returns, which are a separate trade scope on most jobs; and lead-safe practice, which still governs every sanding, scraping or cutting operation in this procedure in pre-1978 housing and is owned by the lead-safe removal standard.

The handoff that fails is the second row. A finish carpenter who scribes the casing to a bowed jamb has hidden the defect instead of reporting it, and the sash keeps binding for the life of the window.
Procedure
Fill the perimeter gap with a window-and-door rated low-expansion foam, or with rod and sealant. Fill to roughly the depth the unit manufacturer's instructions call for, in a single controlled pass, leaving the gap short of full rather than proud. Acceptance: foam filling the gap with no bulge past the interior jamb face and no gap left open at a corner. Wrong looks like general-purpose gap-filling foam used because it was on the truck; its expansion pressure bows a vinyl or clad jamb inward. Stop rule: if the foam bulges, cut it back flush before cure rather than after. Uncured one-component polyurethane foam is an isocyanate product, so wear gloves and eye protection, keep the room ventilated to outside air, and follow the respiratory protection its safety data sheet specifies; cutting cured foam later makes a dust with the same instruction attached.
Prove sash operation and jamb straightness after cure, before any trim covers the gap. Once the foam has cured to the label's stated time, operate every sash through full travel, throw every lock, and lay a straightedge along both interior jamb faces. Acceptance: the sash raises and holds with one hand exactly as it did at install, every lock throws fully, and the straightedge shows no bow over 1/8 in at mid-height. Wrong looks like a sash that now needs two hands, which is over-expansion pressure, not a stiff new window bedding in. Stop rule: over 1/8 in of bow or any change in operating effort holds the trim, the foam gets cut back at the bowed point through a long blade slot, and the gap is refilled with the correct product and re-checked.
Back-prime and end-seal every piece of wood trim before it goes on the wall. Prime all six faces of interior casing and every cut end on exterior wood trim, and let it flash off per the coating's label. Acceptance: no bare wood on any face or end when the piece is offered up. Wrong looks like a mitre cut on site and nailed up raw, which is an open end grain drinking water for the life of the trim. Stop rule: a piece cut on site gets its cut end sealed before it is fastened, without exception, because that end is the one nobody can reach again.
Set the interior casing to an even reveal and fasten into solid material. Hold a consistent reveal off the jamb face, fasten through the casing into the jamb and into framing, and close the miters. Acceptance: reveal consistent within 1/16 in around the opening, miters closed with no daylight, no fastener within the sash travel path. Wrong looks like a reveal that tapers from head to sill, which is either a bowed jamb from step 2 or an out-of-square opening that should have been caught earlier. Stop rule: a tapering reveal goes back to the installer, not to a wider caulk bead.
Seal the interior trim-to-wall joint continuously, because the interior is the air-control side. Run a continuous sealant or caulk bead at the casing-to-wall joint and at the casing-to-jamb joint, tooled. Acceptance: an unbroken bead with no skips at the corners, which is where an air leak actually shows up. Wrong looks like a bead run only where it will be seen. Stop rule: a skipped corner is filled before painting, because paint over a skip hides it permanently and the customer's complaint will be a draft, not a gap.
Set exterior trim clear of the drainage path. Fasten the exterior trim so its bottom edge stands clear of the sill flashing and does not bear in the drainage path, and so no fastener penetrates the pan. Acceptance: a visible gap at the bottom of the trim over the flashing, and no fastener within the pan area. Wrong looks like trim scribed tight to the sill flashing, which turns the drainage gap into a capillary joint. Stop rule: a fastener already driven into the pan area is not backed out and forgotten; the penetration is flashed or the pan section is repaired. Cutting fiber cement trim releases respirable crystalline silica, so cut with a saw fitted with the dust controls Table 1 of 29 CFR 1926.1153 specifies for that tool, outdoors and out of the wind.
Size the exterior sealant joint before you pull the trigger, and leave the sill open. Measure the joint width, install backer rod where the joint is over 1/4 in, and seal the head and both jambs. Acceptance, following ASTM C1193 as adopted by the sealant manufacturer's own literature: minimum joint width 1/4 in; for joints from 1/4 in to 1/2 in wide the sealant depth is 1/4 in, and only above 1/2 in does depth become half the width up to a 1/2 in maximum. Backer rod runs about 25 percent larger than the joint width so it compresses and stays put. The sill joint is left unsealed. Wrong looks like a bead carried around the sill to finish the line. Stop rule: a sealed sill joint is cut out and removed the same day, before the customer sees it and asks why it was undone.
Prove the weeps drain, then tell the customer what they are. Pour water into the exterior sill track and watch the weep openings. Acceptance: water exits the weeps within 15 seconds and the track is empty. Wrong looks like water standing in the track, which means a weep is blocked by sealant, a shim or debris. Stop rule: a blocked weep is cleared and re-tested before the walkthrough. Then, at the walkthrough, point at the weeps and say plainly that those slots are how the window drains, that they will occasionally show a little water, and that they must never be caulked; the single most common customer-caused failure on a correctly installed window is a homeowner sealing them shut because they look like a gap.

Fields: the foam or sealant product used at the perimeter and its cure time, the post-cure operation result and the straightedge reading at both jambs, the interior reveal check, the measured exterior joint width with the backer rod size and the sealant depth used, confirmation that the sill joint was left open, the weep test result with its drain time, the coating products and whether trim was back-primed, and the walkthrough note recording that the weeps were explained.
Who reads them later: the warranty desk reads the straightedge reading when a customer calls about a stiff sash in year two, because a recorded 1/16 in at handover moves the question to what changed since. The service tech reads the weep test result before driving to a "water in the sill" call and knows whether the weeps were ever proven. The crew lead reads the joint width and rod size across a season and learns which trim details on which cladding types keep producing joints too narrow to seal properly, which is a detailing fix, not a caulking fix.
Worked pass: 34 in by 62 in vinyl double-hung, wood interior casing, fiber cement exterior trim
Step 1 ran with what was on the truck, and that is where it went wrong. The gap was filled with a general-purpose expanding foam rather than a window-and-door rated low-expansion product.
Step 2 failed. After the label cure time the lower sash no longer raised and held with one hand; it took two. The straightedge on the left interior jamb showed 3/16 in of bow at mid-height against a 1/8 in acceptance, and the right jamb read 1/16 in and passed. The stop rule held the trim. The crew cut a slot through the casing gap at the bowed point, cut the foam back with a long blade, refilled with the correct low-expansion product, waited the cure time again, and re-checked: left jamb 1/16 in, both sashes raising and holding one-handed, both locks throwing fully.
The reason this has to be caught before trim is arithmetic the crew can feel. The bow is at mid-height, where the sash meets the jamb over its whole travel, so 3/16 in of interference does not go away, it wears. Left under casing, it becomes a balance complaint eighteen months later, and by then the fix means pulling finished trim off a painted wall.
Steps 3 and 4 passed. Interior casing back-primed on all six faces, cut ends sealed, reveal consistent within 1/16 in around the opening, miters closed.
Step 7 governed the exterior. The joint between the fiber cement trim and the cladding measured 3/8 in at both jambs and at the head. Under the step 7 acceptance, 3/8 in sits in the 1/4 in to 1/2 in band, so the sealant depth is 1/4 in, not half the width; the half-width rule only starts above 1/2 in and applying it here would have left a bead too thin to move with the joint. Backer rod at 25 percent larger than 3/8 in gives 1/2 in rod, which is what went in, set to leave 1/4 in of sealant over it. Head and both jambs sealed and tooled. The sill joint was left open.
Step 8 passed on the first pour: water in the exterior sill track cleared both weeps in under 10 seconds against a 15 second acceptance. At the walkthrough the installer put a finger on a weep, named it, and told the homeowner it stays open. That sentence takes ten seconds and it is the cheapest warranty work the shop will ever do.
