Cleaning
What the Cleaning pack adds, plus the recurring-route model it's built for.
The Cleaning pack tunes Manuall for recurring residential and commercial cleaning routes. Apply it at signup or from Settings -> Vertical Packs.
What the pack adds
Custom fields
Eleven, in three groups.
- Customer (6): Property Type, Square Feet, Bedrooms, Bathrooms, Pets in Home, Supplies Provided By.
- Job (2): Visit Type, Special Focus Areas.
- Equipment (1): Special Handling Notes.
Square Feet is the one that pays for itself. Four services are priced per sq ft, and without the number on the customer you are re-measuring on every quote. Crew size and key handling are not fields here; they are captured on the visit checklist instead ("Cleaners on site", "Entry secured on exit"). Add your own in Custom fields if you would rather have them on the record.
Job templates
Thirteen. Each one carries a duration for the slot finder, required skills, a note that drops onto the job, and a DefaultServices list that pre-fills the billable lines.
Standard House Clean (120 min), Deep Clean (240), Move-In / Move-Out (300), Post-Construction Clean (360), Office Daily/Weekly (90), Window Cleaning (120), Airbnb / Vacation Rental Turnover (90), Carpet / Upholstery Bolt-On (90), New Client Deep Clean and Plan Start (300), Hourly Clean Time and Materials (180), Post-Event Cleanup (240), Floor Strip and Wax (360), Tile and Grout Restoration (180).
Nine of them open with a checklist attached. Standard House Clean, Office, Turnover, Hourly Clean and Post-Event Cleanup pull the Standard Visit list. Deep Clean and New Client Deep Clean pull the Deep Clean list. Move-In / Move-Out and Post-Construction pull the Move-In/Out list. Window Cleaning, the Carpet bolt-on, Floor Strip and Wax and Tile and Grout Restoration ship with none, so write your own if that work needs a sign-off.
Watch the pre-filled quantities on the per-unit templates. Post-Construction and Office both pre-fill 2,000 sq ft, Window Cleaning pre-fills 25 panes, Tile and Grout 150 sq ft, Floor Strip and Wax 2,000 sq ft. Those are placeholders for a measurement, not a price. Fix the quantity on the job before you invoice.

- Surcharge (4): Last-Minute / Same-Day, Pet Hair, After-Hours / Weekend Premium, Lockout / No Access Fee.
Prices are a 2025 US national average, and cleaning swings harder on metro than most trades. A $145 standard clean is honest in the Midwest and underpriced in San Francisco. Each service also arrives with a Member price, a Commercial price, and a Cost, so the price book shows margin. The cost figures assume roughly 50 to 65 percent of price goes to supplies and labor, which is right for a crew on payroll and wrong if you run subcontract crews.
Checklists
Three, 50 items between them: Standard Visit (19), Deep Clean (15), Move-In/Out (16). They are not all checkboxes. Numbers capture cleaners on site, time on site, disinfectant dwell time, ATP swab readings and rooms completed. Selects capture disinfectant dilution, grout condition, HVAC filter condition and whether the entry was secured. Photo items cover kitchen and bathrooms after, oven and fridge interiors, and every room on a move-out.
Check them against your own procedure before the crew sees them. The ATP swab lines assume you own a meter; delete them if you do not. The move-out photo items are the ones to keep, because that is the evidence when a tenant's deposit is in dispute. See Checklists.
Parts
Twenty-three, all with a CL- part number: Chemicals (7), Job Supplies (8), Floor Care (3), Carpet Care (2). Neutral floor cleaner, quat disinfectant, butyl degreaser, glass concentrate, scale remover, oven aerosol and stainless polish on the chemical side. Microfiber cloths and flat mop pads, melamine pads, HEPA vacuum bags, 33 and 10 gallon can liners, 42 gallon contractor debris bags and shoe covers on the supply side. Extraction detergent and spot remover for carpet, tile and grout cleaner plus stripper and finish for floors.
Cost and price are a national average, on hand is zero, and there is no reorder point, because nothing here can know what is on your truck. Counting stock is the first pass. Set reorder points after that, or the low-stock alerts never fire. Where the customer supplies their own product (Supplies Provided By = Customer), those visits will not consume any of this, so a route split between both models will look strange in usage until you separate them. See Parts and inventory.
The pack also wires a bill of materials: 59 links across 17 services, so the Parts tab on a service shows what that job burns. Standard cleans carry five lines, Deep Clean and Move-Out carry eight.
Seasonal pricing proposals
Five, all shipped switched off. The pricing engine ignores an inactive rule, so nothing moves until you turn one on.
| Rule | Service | Window | Multiplier |
|---|---|---|---|
| Spring Cleaning Rush | Deep Clean (One-Time) | Mar 1 to May 15 | 1.15 |
| Peak Moving Season | Move-In / Move-Out Clean | May 15 to Aug 31 | 1.15 |
| Peak Rental Season | Vacation Rental Turnover | May 20 to Sep 10 | 1.12 |
| Holiday Hosting | Inside Oven Cleaning | Nov 1 to Dec 23 | 1.20 |
These are the seasons a general residential shop runs. Yours may not be one. A college-town shop has a two-week August lease turn, not a summer-long one. A ski-town turnover business peaks in January and is dead in July, so Peak Rental Season is backwards there. Read the window before you switch it on, and edit the dates to your market. See Seasonal pricing.
The recurring model
Cleaning is the canonical recurring-work business. Most customers are on a weekly, biweekly, or monthly schedule.
- A Recurring Job per customer at the right cadence.
- A default tech assigned (customers like the same person each visit).
- A Recurring Invoice for monthly billing, or invoice per visit.
- A Service Agreement over both, with renewal tracking.
The New Client Deep Clean and Plan Start template is built for the front of this. It pre-fills a deep clean, the Home Cleaning Membership, and an oven clean on one job, so the first visit sells the plan instead of ending as a one-off.
Routes
Cleaning is the trade where the Routes view (Sidebar -> Routes) earns its keep. Build the day's route, hand off to Maps for navigation. See Map and routes.
Pricing notes
- One-off deep cleans are often a customer's first job before they sign up for recurring.
- The Member price tier is on every service, and Home Cleaning Membership is the thing that puts a customer on it. Set the customer to Member once they buy the plan.
- Hourly Cleaning Labor is the fallback line when a flat-rate job runs past scope. Bill the overrun rather than eating it.
- Lockout / No Access Fee exists so the drive and the lost slot are a line item, not a conversation.
Re-applying and mixing packs
Apply more than one pack from Settings -> Vertical Packs; the pack only adds what's missing and never overwrites an edit. Window Cleaning and Carpet Cleaning both ship their own packs, so a shop that runs those as real departments should look at window cleaning and carpet cleaning rather than living on the add-on lines here.
