Handyman
What the Handyman pack adds: punch lists, fixture swaps, and rental turnovers.
The Handyman pack tunes Manuall for multi-item repair visits: punch lists, fixture swaps, assemblies, rental turnovers and the maintenance plans that turn one-off calls into a route. Apply it at signup or from Settings -> Vertical Packs.
What the pack adds
Custom fields
Nine, in three groups.
- Customer (3): Property Type, Home Age (years), Property Manager / Landlord.
- Job (5): Task Category, Materials Supplied By, Punch List Items (count), Needs Licensed Trade Referral, Return Visit Needed.
- Equipment (1): Fixture Type.
Materials Supplied By is the one that settles arguments months later. Customer, Shop (billed) or Mixed, answered at booking, decides who eats the second trip when the customer's own faucet turns out to be wrong. Add your own in Custom fields.
Job templates
Fourteen. Each carries a duration for the slot finder, required skills, a note that drops onto the job, and a DefaultServices list that pre-fills the billable lines.
Half-Day Punch List (240 min), Full-Day Punch List (480), TV Mount + Wall Anchoring (90), Drywall Patch + Texture Match (120), Door Repair / Adjust (120), Fixture Swap: Faucet / Fan / Disposal (90), Assembly: Furniture / Play Set / Grill (90), Exterior Repair: Trim / Caulk / Screens (180), Rental Turnover Punch List (300), Seasonal Home Maintenance Visit (120), After-Hours Emergency Repair (180), Move-In Setup: Blinds, Fixtures, Mounting (300), Room Repaint + Wall Repair (360), Aging-in-Place Safety Install (180).
All fourteen open with a checklist attached. The two punch lists and the seasonal visit pull the Work Log. Rental Turnover and After-Hours pull Arrival + Scope Confirm. The other nine pull Departure Walkthrough.
Three pre-fills are worth fixing before they bite. Rental Turnover is a 300-minute slot that bills a 4-hour Half-Day Rate, so either shorten the slot or bill the extra hour. Fixture Swap covers faucet, fan and disposal but pre-fills Faucet Replacement, so swap the line on the other two. Move-In Setup pre-fills 5 blinds and 2 light fixtures, which is a shape to count against, not a count.
Services
Twenty-six, every one badged "Set your price" until you save it. By subcategory:
- Labor (6): Hourly Rate, Service Call (First Hour + Trip), Half-Day Rate (4 Hours), Full-Day Rate (8 Hours), After-Hours Rate (Evenings, Weekends, Holidays), Debris Haul-Away (per load).
- Install (9): TV Mount (Up to 65"), Ceiling Fan Swap (Existing Wiring), Faucet Replacement, Garbage Disposal Replacement (Handyman), Toilet Replacement, Smart Device Install (Doorbell / Thermostat / Lock), Grab Bar Install, Light Fixture Replacement, Window Blind Install.
- Repair (5): Drywall Patch (Up to 2 Sq Ft), Interior Door Install (Slab), Door Hardware / Lockset Swap, Caulk Refresh (Tub or Kitchen), Interior Room Repaint (Walls Only), priced per room.
- Exterior (3): Gutter Re-Secure / Minor Repair, Window and Door Screen Repair, Exterior Trim Rot Repair, priced per linear ft.
- Maintenance (2): Home Maintenance Plan (Annual), Seasonal Home Maintenance Visit.
- Assembly (1): Furniture Assembly (per hour).
Prices are a 2025 US national average against a $60 to $125 hourly market band, and the fixed-price items assume customer-supplied fixtures on working shutoffs and existing boxes. Each carries a Member price, a Commercial price and a Cost, so the price book shows margin. Costs sit at roughly 40 to 55 percent of price, which is right for a tech on payroll and wrong if you sub the work out.
Checklists
Three, 47 items between them: Arrival + Scope Confirm (16), Punch List Work Log (18), Departure Walkthrough (13). Not all checkboxes. Numbers capture year built, quoted amount, moisture reading at a patch, voltage confirmed off at a fixture, mounted weight against bracket rating, anchor torque and warranty days. Selects capture lead-safe RRP status, whether the scope clears the state unlicensed-work cap, anchoring type at each mount, and whether the ceiling box was fan-rated.
Check them against your own procedure. The RRP lines assume you hold the certification; if you refer that work out instead, keep the item and use the "work declined, referred out" answer rather than deleting it. See Checklists.
Parts
Twenty, all carrying an HM- part number, in eight categories: Weatherstrip & Screens (4), Drywall & Patching (3), Fasteners & Anchors (3), Sealants & Caulk (3), Plumbing Fixtures (3), Electrical (2), Door Hardware (1), Trim & Millwork (1).
The consumables a repair truck actually burns: metal-backed drywall patches, 20-minute setting compound and orange peel texture spray. Snap-toggle and self-drilling anchors, 5/16 structural lag screws. Kitchen and bath silicone, paintable acrylic, tripolymer gutter sealant. A waxless toilet seal kit plus toilet and faucet supply connectors. Push-in wire connectors and a 16 V doorbell transformer. Satin nickel hinges. Door sweep, V-seal weatherstrip, charcoal screening and 0.140 spline. And 1x4 cellular PVC trim.
Cost and price are a national average, on hand is zero, and there is no reorder point, because nothing here can know what is on your truck. Counting stock is the first pass; set reorder points after that or the low-stock alerts never fire. Screening, spline and PVC trim are stocked by the foot, so count them as feet rather than rolls or sticks. See Parts and inventory.
The pack also wires a bill of materials: 20 links across 15 services, so the Parts tab on a service shows what that job burns. Drywall Patch carries three lines; Toilet Replacement, Grab Bar Install and Screen Repair carry two each; the rest carry one.
Seasonal pricing proposals
Four, all shipped switched off. The pricing engine ignores an inactive rule, so nothing moves until you turn one on.
| Rule | Service | Window | Multiplier |
|---|---|---|---|
| Spring Honey-Do Surge | Service Call (First Hour + Trip) | Apr 1 to Jun 15 | 1.12 |
| Fall Leaf Season | Gutter Re-Secure / Minor Repair | Sep 15 to Nov 30 | 1.15 |
| Dry Weather Exterior Work | Exterior Trim Rot Repair | May 1 to Sep 15 | 1.10 |
| Winter Slow Season | Interior Room Repaint (Walls Only) | Jan 2 to Feb 28 | 0.88 |
These assume a four-season climate and a shop that runs both interior and exterior work. Phoenix has no leaf season and its good exterior window is winter, so the dry-weather rule is backwards there. The Winter Slow Season discount only pays if January is genuinely empty; if your interior work already fills those weeks you are marking down work you would have sold anyway. Read the window before switching one on, and edit the dates to your market. See Seasonal pricing.
Typical workflow
- The half-day rate is the anchor; single-item calls carry the service-call minimum so short visits still pay.
- Walk the whole list with the customer before starting and agree what happens today vs a return visit. Scope drift is this trade's margin killer.
- The "Needs Licensed Trade Referral" field keeps the shop on the right side of state licensing caps: flag electrical, plumbing, HVAC, and structural work instead of attempting it.
- Rental turnovers are the recurring base: property managers book them in batches, and the final photo set goes through the portal.
- The annual maintenance plan and the seasonal visit are the same customer twice a year on a recurring job, plus the found-items list that fills next quarter. Set the customer to Member once they buy the plan so the tier prices apply.
Know your licensing cap
Most states cap unlicensed handyman work by job dollar value, and some by task type.
Check your state's threshold before quoting larger scopes; the pack's referral flag and the Arrival checklist's cap question exist so the ceiling is a workflow, not a surprise.
Re-applying and mixing packs
Handyman shops that lean into one trade (a lot of drywall, a lot of doors) can layer another pack on top later. Apply more than one from Settings -> Vertical Packs; the pack only adds what's missing and never overwrites an edit. If a line here is becoming a real department, look at painting, gutters or flooring rather than living on the single service line.
